6456 Irwin Court, Oakland: 1 bedroom in a 2 bed 1 bath house shared with a UC Berkeley graduate student (me). Washer, dryer, dishwasher, and floor furnace heating. Located at the end of a neighborly cul-de-sac in North Oakland. $1400 per month for longer term rentals, but I would consider $1200 for a summer sublet. No furry pets, other kinds considered on a case-by-case basis. Must be able to pass a credit check and provide the first month's rent + a security deposit of $2,800 which is 2x the monthly rent, (or $2,400 if for a summer sublet). No tobacco smokers.

House: Fully furnished 11'7" x 11'3" bedroom with a 50"x28" closet, two West facing windows, and a direct door to the bathroom. You can add/replace furniture except for the wooden desk which has to remain. If you would like to repaint in a different color, I will cover the cost of the paint. In addition to the bedroom, there is a shared living room with a couch, TV, and board game table. There is space in the shared living room for small items such as a few plants, decorations, keys, and shoes, but most items must be stored in the bedroom. There is a combined kitchen and dining room with a dishwasher, large microwave/broiler/air fryer, gas stove, full size fridge and freezer, pressure cooker, and most other cooking implements. There is a covered area with a washer and dryer just outside the back door. There is a backyard with a garden that is shared with one other tenant from another house. There are two chickens in a coop in the backyard that lay 10 eggs per week during warm months. There is a small front yard outside of the bedroom windows that is currently overgrown with weeds but could be used for gardening. There is usually street parking, but occasionally it is necessary to park on one of the nearby streets such as Raymond. There is a level 2 electric vehicle charger on the side of the house and a secure bike rack on the front porch where you can store one bike.

Utilities: Trash, recycling and water are included in the rent. PGE (includes heating via a floor furnace) and Comcast 500 Mbps internet are shared equally with me via Splitwise/Venmo. Comcast is always $65/month and PGE averaged $255.08 for 2022. Part of that high cost was due to PGE's gas shortage, which I am hoping does not happen again, and use of the electric vehicle charger by the previous roommate. If the electric vehicle charger is used, the person using it will track and pay for the electricity that they use so that that cost is not shared.

Location: 0.5 miles from Whole Foods, 0.6 miles from Safeway, 0.9 miles from Trader Joes, 0.9 miles from Ashby BART, and 1.4 miles from UCB campus. There are many restaurants within walking distance.
Safety: There are security cameras and an alarm system. I have not suffered package theft in the several years since I installed the cameras, and only once in the many years before. The location at the end of a cul-de-sac makes the house safer than the surrounding areas.

Me: I'm in my early thirties and I'm in my first year of a PhD in entomology at UC Berkeley. I don't have a set schedule, but my time is split roughly 75%/25% between work from home and lab/class. I don't drink or use substances. In addition to entomology, my hobbies are board games and DIY/crafting. I have a laser cutter, 3D printer, and a large collection of tools that I am willing to share. I like to host board game nights every other month or so.

Move-in: Immediately upon completion of interview, credit check, and payment. Applicants with earlier move-in dates will be given priority.
