Large, spacious apartments, great location. Management was awesome! Yes, they are strict with cleaning inspections, but I was thankful for it! We passed our cleaning inspection and final inspection. I can't think of a better place! The apartments are all new and the owner and manger are great to work with. Flowers everywhere. It is so close to campus, you don't even need a car. I rented from winter 2017 through spring 2018.

Please stay away from this place. The manager is a creep and his tactics at manipulating the residents are unsettling. He is a thief and will never give you back your full deposit - regardless of how well you take care of the place. I cannot understand how the university continues to allow their students to rent from this terrible individual. He lacks honesty and integrity and is far from trustworthy. He is very effective (and unnerving) at monitoring the numerous cameras around the complex – especially at the hot tub. You have been warned – STAY AWAY from this place and in particular the manager of The Cottages. I rented from spring 2017 through spring 2018. ...

Not sure why BYU still allows this individual to rent to their students. The owner will make your life miserable. If you must rent here, go in knowing that he will call/text you often for minor infractions. You don't have to sign the lease through the summer months, so don't give him the extra rent when you aren't there. Have all communication in writing. If anything goes wrong (it will, he will find some reason to take your deposit) don't post a negative response or he will keep calling you threatening legal action if you don't take it down. The apartments are nice, the location is awesome, but any BYU ward is as good as another or will change tomorrow and a card on your birthday isn't worth losing your deposit or getting texts all day because you used more power this month. There are cameras everywhere and the landlord watches them religiously. I would not recommend living here if you want to save your money and feel safe and like you have privacy in your own home. I rented from winter 2018 through winter 2018.

The Cottages is an amazing place to live!! The jacuzzi and courtyard area are so fun to hangout in in the Spring and Summer. It is close to BYU campus, less than a 2 minute walk! Inside the apartments are so nice too!! They are well kept, furnished and when something goes wrong maintenance will come fix it ASAP. I love living here! I think it is one of the best complexes at BYU! The ward is really social and down to earth! All of the girls in the complex are very friendly and nice! Great place, very close to campus - BYU is one block away! I came without a car and resturants and Smith's are close by. Management is much better than other places I lived. They have onsite management which is nice when I forgot my key. Everything is new and well kept. Have been living for a year and will live here next year as well. Don't live here. It seems really nice at first. It does have really nice amenities and it's nice to have a washer and dryer. HOWEVER, management is terrible. They overcharge for everything, it's impossible to sell you contract. He cheats people out of money, like charging every single girl a mandatory carpet cleaning fee for signing a contract even though it's only cleaned once a year. You will barely get any deposit back. Trying to sell is a nightmare for you and whoever you sell it to. Terry is not understanding in the least. Parking is $35 a month which you pretty much have to buy because there are absolutely no street spots. You will regret living here and the owner will make your life unhappy. This place is very well taken care of. It is very close to campus! The tenants are also super sweet! However, beware of the owner of the place! Ty is the manager and is wonderful! He is very kind and easy going. However Terry is the owner and is like a manager. He has lied about things I did not do, and charged me for damages that I did not make. He also way overcharged me. He is not professional. He has cameras everywhere. It felt like I was in a prison. He is like a cop who is always watching. He accuses you of things you have not done. To him you are a child, and are always guilty never innocent. I know this is a harsh review, but I have never met such a mean man. Everything is made cheaply and if anything breaks you absolutely have to pay for it. Terry is a horrible person to have to deal with and the management is nice but not the greatest. Hot tub gets drained in winter when it's most applicable and is only in use during the blazing hot summer. They charge you for free wifi. The parking costs $30 per month and it's terribly designed and super tight to fit in. Rooms are small and the ward is also not the greatest. There's very minimal privacy. Walls are thin and you can hear every step of the neighbor. I rented from winter 2015 through spring 2016. ...
