I've been living here for a little over a year and it has been really good to me since the location is perfect and the rent is reasonable for downtown Madison. I live at a small apartment building by downtown that is managed by Orosz properties. It's an older building that has been updated inside with modern finishes. I love how much character my apartment has. I get lots of compliments on it from friends and family who visit. My only critique is that the parking lot is small, so my guests have to park on the street. ...

The Embassy is well furnished and I moved into a clean apartment! The location is great, it is next to UW Madison, many coffee shops, and a mini Target. The Embassy is an amazing option for students looking for safe and high quality housing in Madison. During the two years that I lived there, the management and maintenance were always extremely helpful and responsive at all times. The added security in the building and the very short distance to State Street also made for a much more comfortable stay. My daughter just moved into the Embassy Apartments and the staff was so patient and accommodating. Paige was so professional and friendly and showed us multiple apartments and options to meet her specific needs. The staff genuinely wanted our move in experience to be seamless. Mellissa is absolutely amazing! She was so polite and sweet from the beginning to end in the tour process. She let us explore the building while we waited. She was more than happy to answer any questions we had. And it felt like she genuinely cared about taking care of guests and making sure they find exactly what they are looking for. The apartment and location are top-notch but what truly sets this place apart is the incredibly helpful staff, especially the front desk team. I just toured the embassy this past week and signed the lease the same day. Paige gave me the tour and she was really nice. The apartment was big, clean and had good views of the city. I can see why this place fills up so fast.

Royal Arms is such a beautiful apartment complex. We have found the green space in the middle to be a perfect picnic spot on nice days. My girlfriend and I moved into Bedford Crossing 2 years ago and absolutely LOVE this place. As someone with a cat, I love how cat friendly Orosz is. All the little details of our apartment are AMAZING. We are frequent use the garden patio and have been enjoying using the fire pit with friends. Everyone is super friendly. I’ve been here for 4 months now and have 0 complaints. I work at EPIC and needed a place set up before I moved here. I worked with Mellissa for months and the time she put in to make sure I was comfortable and confident in my decision to rent here, was unmatched. Anything that I need fixed or have questions about, the maintenance teams is on it within the same day. The rent is reasonably priced for the area. Plus, I have everything I could possibly need and actually feel safe and taken care of. ...

Place itself is nice, but the management is really really terrible. So, only decide to come here if you don't care about dealing with management. Any time you have to deal with them, it's very bad. 3 times I had to deal with them over last year and each time it was terrible to say the least. Also, lot of hidden costs in the new lease. They charge $50 per month for heating, regardless of you need it or not, even in summer months. I haven't found a single other place that charges for heating in summer months. They will not allow you to leave early if you need to or want to move out as well. ...

Very bad management staff and owner. Increased rent 40-50% for everyone once they took over. Did not care about existing tenants. No response to maintenance requests. Either you get no communication or rude communication if you try to call. Better pay more somewhere else than get stuck here and deal with them. They are not even letting me leave early and I have to pay rent in two places as a result if I move to a place available now. ...
