Beautiful guesthouse has everything and is located on a quiet, tree-lined residential street. This is a free-standing back house/guesthouse set away from the street with no shared walls. The neighborhood is virtually surrounded by great restaurants both in walking distance or a short drive away to areas including Westwood Village, Culver City and Santa Monica. There is plentiful street parking available with purchase of a relatively inexpensive parking permit. It offers easy freeway and public transportation access, with just 5 blocks to a metro station, only 2 miles UCLA, and a 15 minute drive to Santa Monica beaches and the Santa Monica pier.

If you like to cook, this guesthouse is for you. It has a great, fully equipped kitchen with a fridge (with ice maker), range with large oven, dishwasher, microwave, garbage disposal, and lots of cabinet space. (Dishes, flatware, and kitchen utensils can be provided upon request.)

Rent: $2400 plus security deposit of $3500, due upon signing lease. 9 or 12 month lease offered

We just installed new beautiful wood flooring and painted it from top to bottom. It is partially furnished including a queen size Murphy (wall) bed with a brand new mattress, a drop leaf kitchen table, and a table and chairs for enjoying the private back flagstone patio. It also has 2 skylights, a large bedroom closet, and a beautiful bathroom with Mexican tile and matching hand-painted Mexican sink and a storage/linen cabinet. It has it's own full-size washer and dryer out the back door so they don't take up precious floor or closet space. The guesthouse also has air conditioning.

This is a perfect living situation for a graduate student or working professional. Why rent a room in someone else's house or rent an apartment with shared walls with noisy/nosy neighbors when you can live in your own cozy cottage/guesthouse?

(Just so you know, the backyard is pretty messy right now. We are in the process of landscaping it which should be completed by the end of August or the beginning of September.)

The property is gated and protected by a security system.

Tenant pays for electricity, street parking permit, internet, and cable service if desired. Owner pays for water and gas.

Renter must obtain renter's insurance and provide proof of insurance before moving in

The main house has indoor/outdoor cats so probably best not to apply if you don't like cats.

Absolutely no smoking is allowed in the rental or anywhere on the property. No drugs and no drama.

The guesthouse is all ready for move in. Let me know if you'd like to see it. If you come by, I ask that you wear a mask because of the recent rise in Covid in the Los Angeles area.
