Spacious, attached, granny unit in wonderful Bennett Valley location

5 minutes to BV Golf course, 10 minutes to Rohnert Park and 15 minutes to Glen Ellen -- a central location to all 3.

This property is private and gatedβ€”- Do not go on the property without an appointment.

This single level, duplex style, granny unit has a large living room with huge windows overlooking a pasture setting, a nice kitchen, a half bath for guests, and an ensuite bath with step in shower in the bedroom. There is no bathtub.

There is a semi private deck area and a one car detached carport for parking.

While there is the deck area, there is no fenced yard for this unit- so no dogs will be permitted.

No more than 2 small cars will be permitted due to parking configurations. Tenant will not have access to the entire property -- just the large deck outside the granny unit and a shared garden area.

The granny unit has its own entrance but is attached to the main home (which is tenant occupied) and there is also a third unit on the property plus homes on the adjoining property - so while it is a peaceful setting, it is not totally private as there are others living nearby.

The property is accessed up a shared, private, gated, driveway. There are other homes on the adjoining parcel.

One cat may be permitted, but this is a country setting with wildlife that roams (so outdoor pets are at risk) and there are dogs on the property alreadyβ€” so no dogs. This unit does not have a fenced yard -- just the deck area.

The granny unit does not have laundry hookups or machines due to septic limitations.

Utilities are shared and averaged about $150 per month for water, sewer, gas and electric. Tenant pays directly for their own garbage service, cable, internet, and phone. Prior tenants used Comcast for internet and TV.

Credit:
Adult occupants -- credit scores must be 625 or higher with no delinquencies, arrears, or collections.
Applications with one or more individual credit scores below 625 will be declined.
Applications with no credit history, or negative credit history or no score will be declined.
Applicants on housing vouchers may ask in writing for an alternative method to prove credit history.


Residential History:
3 years of verifiable, positive, financially responsible, residential history, from a non relative.
No evictions on record.

Income:
Gross household Income of $5700 per month and it must be legal and verifiable. voucher holders must make 3x their share of the rent.

Due to fire hazards and shared property -- this property is very firmly NO SMOKING of any kind.

Due to septic system restrictions, this home is limited to 2 occupants.
