This apartment lease will include a one-time, nonrefundable administration fee of $300 per adult on the lease. Minors living at the apartment with their parents or guardians are exempt. If you are applying with a cosigner or cosigners, their administrative fee will be $100 instead of $300.
When you apply, an application fee of $195 per person will be owed for every adult (βadultβ meaning βa person who is 18 years of age or older, or a minor living without a guardianβ) that is applying to live in the apartment. This application fee is comprised of a $150 down-payment that removes the apartment from the market while your application is being processed, and a $45, nonrefundable credit check fee. If you are not approved for the apartment, the $150 down-payment will be refunded to you; if you are approved, it will be applied towards the administrative fee, with the remainder due when you sign your lease. However, if you decide to cancel your application, you will forfeit the $150 down-payment.
The apartment you are applying for will only be removed from the market once the $195 application fee is received from every adult and unaccompanied minor who is applying. Until that happens, the apartment will continue to be listed and other parties will be welcome to apply for it.
There is an occupancy limit of 2 adults for this apartment (18 years of age or older). The total number of people occupying the apartment is enforceable based on Chicago City Code. The occupancy limit does not apply toward minors living with their parents or guardians, but does apply toward minors who are not.
There is no security deposit associated with this apartment.
Seminary Properties allows for most kinds of standard domestic pet (e.g. cats, birds, fish), but dogs of any size, breed, or temperament are not permitted. A pet fee of $150 per pet will be owed when your lease begins, and whenever you choose to renew your lease β i.e. roughly once a year.
