This is far and away the worst property manager in Coumbia. There is a total lack of basic legal enforcement in the complex, the management is unethical, incompetent and rude. They ream you with hidden fees. Trust me, if you can rent anywhere else besides this place do so. DO NOT let your children rent at The Cottages of Columbia!!!!! Were the property is very inviting the MANAGEMENT is clueless. My Daughter and I have travel here yesterday after being told we could move in.....we are STILL waiting !!!! After several different stories buy so-called manager not one could fix this issue. My daughter rented from the Cottages in Columbia last year and is moving out this weekend. This has been one of the workst experiences I have ever had renting at a college for one of my daughters. The management company is the worst and they are constantly looking for ways to charge extra to their residents - they say utilities are included and then each month we were charged almost an extra $100 per girl for utlity overages. Additionally, they have crazy rules regarding moving in (extra hidden charges) and moving out (extra hidden charged). The management is totally hands off and leaves young college students answering the phones who know nothing. All in all, a bad experience and we are glad to be moving my daughter and her roommates into another complex for their senior year. I rented from fall 10 through summer 11. ...

HORRIBLE. this place made it the worst year of college! HUGE overages in utilities.. once i had a bill of $154 OVER the $40 i already pay, and that was only my payment... my 3 other roommates had to pay the same amount. Sure the place LOOKS nice but once you really get down to it... it is built horribly, cracks all over the ceiling and the floor creaks a lot. TINY bedrooms. Horrible water and pressure.. my toilet and sink rusted REALLY easily. No screens on the windows to help out with reducing utilities. The buildings don't have any insulation, which is why utilities are so bad and our front and back doors let the heat in during the summer and wind in during the winter (we even had SNOW come in our living room when we were sitting there from it blowing through the closed door). And now management of this facility... They sent the overages letter to my parents house and my apartment.One time, on purpose, we both sent checks to them for the same month (so they would be getting double the money) and after they didnt say anything for 3 months, I finally had to bring it up to them and after a battle and a few weeks later, they finally granted us a refund. They nickle and dime you for everything. We didn't get our apartment "turned" when we moved in which means the redo the carpets and paint but they charged us the "turned" fee of $300+ dollars. Also, at move in, i signed a lease for a certain apartment at a certain price with my friends. went in a month later and they didnt have an apartment for us! they said they ran out! and this was april before we even moved in! i HATED HATED this place and would NEVER recommend to ANYONE to live at the Cottages of Columbia. Awful awful awful!!! There is nothing good about living here. Location: Terrible. One of the farthest from campus and surrounded by a trailer park and an abandoned insane asylum. Quality: The houses were built so quickly. They look cute, but don't let that fool you. Ours is falling apart everywhere and I can feel cold air coming in through the walls, which lead to our $450 utility bill this month. Price: High, but if that doesn't bother you, you can get A LOT more for your money many other places. Social life: so boring because of how far you are from campus. Landlord: Too young, don't have any idea what they're doing. Parking: Not too bad because I live by a lot of smaller houses, but if you live around a bunch of the larger ones, you will most likely have to park very far away. The Cottages of Columbia looked nice from the outside. that is the only positive thing about the place. The office employees are useless- they don't know answers to even the most basic questions (ex: i called to ask if they had sent out utility overages for the month yet and no one knew). They are awful. rude. The houses are poorly built. the gates have never worked longer than a week. fines are crazy for the dumbest things, some people don't even get fines- they pick and choose who they want to fine. Too expensive and too many issues with the poor quality of the buildings. Not worth paying the extra money if you're going to get poor quality in the apartments. 1.) What do you think was the best aspect of living at the Cottages? The Clubhouse. I think they should provide the paper with the free printing. You can't advertise free printing and then not provide the paper,that is just dumb. 2.) Is there any aspect of the living situation at the Cottages that you feel is in conspicuous need of improvement? Management, late fees I had a situation this year where I had paid my rent online and i must have entered a wrong card number so the payment didn't go through and i didn't know so instead of calling me and telling my rent had been paid they waited 2 months to leave a notice on my door saying i owed like $400 in late fees. Ridiculous. At every other apartment complex i have ever lived at if you didn't pay your rent the office would call or email you a week after it was due. The cottages does not call you. I late fee prices are ridiculous. They have to realize that the majority of their residents are college students. 3.) How would you rate the effectiveness of management at the Cottages? Scale 1-5 A 2. They seemed to have no control over their employees at the beginning of the year. Girls would be on facebook and take turns tanning while they were suppose to be working. I myself used to work at a college housing complex and our jobs was to call our residents and tell them when rent was late or to inform them on other problems, they do not have their employees doing that so i am curious what they actually have them doing if they do not have them being a resource for the residents. 4.) Would you recommend living at The Cottages of Columbia to your friends? Why or why not? No its too expensive for the quality. My bathtub almost fell through the ceiling first semester. We had a hole in our wall from construction that took 4 months after move in for them to fix. The floor boards were not put in properly. I also feel like the college staff was not knowledgeable on the floor plans when i signed my lease. My 3 roommates and i signed at 3 different times and were all told different things about our floor plans and the furniture we would receive. I rented from fall '07 through spring '08. ...

Seriously, this place sucks bad! They fool you to sign the lease, and then when you did, they forget about all the things they had promised. This is the only place I've seen that charges you a NONREFUNDABLE "redecoration fee" of $200 per room IN ADDITION TO your deposit!!!! I don't even know where did this money go! When I moved in, the whole place was so dirty and gross, that took me 3 days to clean everything and make it livable!!! Don't let the "complimentary breakfast" thing fool you... A crappy coffee and smelly moldy donuts are what they call breakfast. And I mean it by smelly and moldy! This place is the most expensive place in the whole town, and yet they charge you every day for random stuff that you don't have any idea about. The community... Just next to this place is one of the Columbia Regencies, which is the scariest place I have ever seen in my life. If you wanna experience excitement by hearing gun shots at midnight, you should definitely live here!! And you think this place is safe because they say it's "gated"?!!!! YOU"RE WRONG!!!! The gate is only for cars, which is wide open from 6am-10pm, plus it's super easy to drive in behind another car. Any walking person can get into community anytime, and when there's such an unsafe neighborhood just next to you, you're very optimistic if you think that's not gonna happen. Poor parents think their children are safe here! I am looking for someone to sublease my room so I can get out of this place ASAP, although they're making me pay a whole month's rent to sublease it to someone else. Still it's worth it! Be Cautious. If you are someone that can piss money away then by all means live here. They are very unethical in the way that they take money from you. Year one: Total utility overages per person in my house: $90 Year two: Total utility overages per person in my house: $400 It seems that they have found a way to make money off the utilities... They raised rent on me when they promised my rate would stay the same for living there a second year: Total increase = $180 dollars. Corporate came in an audited my account, and I was charged $150 dollars for 'late fees' months later, after the management never charged me. Very unethical. They squeezed about $500 out of me unethically. Their parent company has had rumors of bankruptcy and they have so many subsidiary companies that they are able to stay out of the legal windfall. I am suing them in small claims court, and reporting them to the better business bureau.
