SCREENING PROCESS:

There is no fee to submit an application on www.gordon-properties.com/vacancies.
2. Gordon Properties, Inc. will process complete applications in the order they are received. Incomplete application(s) will be canceled upon receipt.
3. Gordon Properties, Inc. will verify the household income is at least 3 times the monthly rent and run a background check from AppFolio, Inc. The background check includes a soft pull of your credit and will include your Vantage 3 credit score, any collections accounts and any criminal charges.
4. If your application meets our Screening Policy, we will schedule a property showing. An application screening charge of $50.00 per applicant is due at the property showing to continue processing the application(s) after the showing. The Application Screening Charge is non-refundable. If you choose not to continue the application, there is no fee.
5. If the application screening charge is paid at the property showing, Gordon Properties, Inc. will continue processing the application(s) by checking your rental references.

PROPERTY DESCRIPTION:
This Clackamas fourplex with within easy walking distance of Trimet's #79 bus line and easy driving distance of Hwy 212 and I-205.
Unit #1 is a single level unit featuring living room, dining area with sliding glass door to the patio, kitchen with laundry closet, 2 bedrooms and 1 bath. The kitchen and bath are newly updated and there is new carpet throughout.
Appliances included are range, refrigerator, dishwasher and washer/dryer hook-ups. The unit has electric heat and one off-street parking space.
Water, sewer and basic garbage & recycling are included in the rent. Tenant is responsible for all other utilities.

TERMS:
•Minimum gross household income must be at least 3 times the monthly rent
•One year rental agreement.
•NON-SMOKING PROPERTY. Smoking and vaping is prohibited everywhere on the property.
•Marijuana and marijuana products are prohibited everywhere on the property.
•No pets allowed.
•Security Deposit = minimum 1.75 times monthly rent (*may be increased depending on screening results).
•Per Oregon landlord tenant law, all landlords in the state of Oregon must allow Section 8 voucher holders to apply for a unit and be screened in accordance to the landlord’s Screening Policy.
•We allow service/ assistance/ companion animal(s) at all of our properties with recent proper documentation from applicant’s current local physician, psychiatrist, social worker, or other mental health professional.
