I lived at three different apartments in Campus Plaza (CP), so I was able to get a feel for the general condition and living experience at the place. Overall, while the location is great and the community is the most friendly I've been in for off-campus housing, the apartments are slums and the owners do nothing to upkeep the place, breaching contract constantly. Pros: -Location: You're as close to campus as you can get, and if you're in the engineering department, you'll be about a 5 minute walk from any of your buildings. There's no need to get a campus parking permit, just the one to park at CP (not very expensive, but they rarely enforce parking there, so it's often full with people who don't live there). -Community: By far the most fun community I've seen at an OCH location. Each floor is a ward, and people are very friendly. For the most part it's a much more down-to-earth crowd, without too many of the wannabe partiers (it's BYU so let's be honest). People are very friendly, and I made a lot of good friends at CP. -Dennis: I have to point out the one ray of light in CP's management, which is Dennis. He's the maintenance guy, and he is always extremely friendly and does what he can to help fix anything (heat stops, sinks clog, etc.). Cons: -Condition: the apartments were built forever ago and the last time they likely saw a renovation was 50 years ago. (damaged wood panel and cinder block walls, for which you have to sign a notice of there being lead paint, and appliances that are on their last leg.) If you decide to move in, be extremely thorough in documenting (writing and pictures) all of the damages and dirtiness that you see. They will try and get you to clean years-old dirt at the end of the semester. We were told that mopping wasn't good enough, but that it was expected that we get down with a sponge to thoroughly clean the floor. This same floor was missing a chunk of linoleum, and had clearly been dirty for years (picture included). -Management: After a year of arguing with CP management and BYU OCH (which is often equally unhelpful, more later), they finally said they would repair the floor at the end of the year (which was after I moved). They did, but the job was terrible. The tenants who lived there after me showed that water was somehow getting under the floor and growing mold, so in-between each tile there was this green/black mold building up. CP said they would get around to repairing it, but it was still in that condition months later… Another example: one of the girls apartments had leaks in the ceiling; in the furnace room, next to light fixtures in the living room and kitchen, and right over one of their beds. After they tried to work with CP management, I helped draft a letter to OCH. OCH never responded to the email. CP told the girls there was nothing they could do but supply them with 5-gallon buckets (around 10 leaks, some of them filling a bucket twice a day), and install a trough over the girls bed to route water to the end, where a bucket would be. This response to repairs is typical of management (specifically Brennan, the owner). Compensation: ½ months rent returned (for 3 months of leaking). The apartments have been paid off decades ago, and are a cash cow now (at ~$1,300/month/apartment * 72 apartments * 6 months, they are making over half a million dollars in half a year. Not including spring/summer revenue or their other locations (also slums). Almost none of that money makes it back into the apartments. When we had a fridge break, we were supplied with a replacement 4' mini fridge (which I looked up, and costs ~$130, a third of my monthly rent). While the community is great, I have to give the apartments themselves 1 star. You have to upkeep the contract, but they break it all the time. Approved housing has created a monopoly with no incentive for upgrading, so you pay too much for bad housing, and far too much for a decent place. I rented from fall 2016 through summer 2018. ...

The price and location is UNBEATABLE. Never had a problem with management or office. They're older apartments, but well kept versus some newer apartments I've been in. There is Plenty of parking including overflow across the street. The only complaint I really have and the reason I have for moving is that the ward is great and Inclusive, but the whole place is pretty low-key. There isn't a whole lot happening there, but if you're a person who likes a more chill place, this will be perfect. I rented from fall 2015 through winter 2016. ...

Even though Campus Plaza has a lot of introverted computer geeks it also some really great down to earth people. The management is ok, the office is almost never open but the maintenance guy is a really nice old man. The apartments themselves are a little ghetto though, you get what you pay for. You share a room with 2 other people which was tough. My roommates were quite messy. One nice thing is that we had two fridges although that was balanced with only one bathroom. Overall I liked living there but wouldn't move back in. I rented here from Winter 2013 through Winter 2015. ...

Campus Plaza is really an awesome place with super chill people. There is a wide variety of people with different backgrounds which is really cool and the place is super social. Management is really great! They are really good at fixing things and they don't charge you. It may seem like there is a lot of people in one apartment but the rooms are actually pretty spacious and you have 2 refrigerators, dishwasher, and enough shelf space. I lived here and there was mixed reviews going in. The apartments themselves are very cheap. Not very nice. The social life is not very great. It attracts a certain type of people that are not that cool. I didn't know the rep that it has and wanted to worn others. A lot of people here are weird. If you are looking to meet fun and attractive people move somewhere else. But if you are looking for a cheap apartment right next to campus you can't beat it. Also the sinks get clogged on the daily and the apartments are just old in general. Three to a room. Are you serious? ...

This place is closer to campus than the on-campus people. And the price is good. The bedrooms have one bunk bed and a regular bed, but it doesn't feel crowded to me.

I've lived in a lot of places in provo, but Campus Plaza outshines them all by leaps and bounds. Spot on management (they do constant free repairs and routine maintenance without you ever asking). They're very flexible and understanding, and hire a lot of people to have constant care and support for the building. Three wards in one complex, and the guy in the office pretty much knows everyone by name. Much closer to campus than a lot of "on-campus" housing. I'd recommend this as the best possible place to stay at BYU until you die, get married, or graduate. I rented from fall 10 through winter 11. ...

Not very cool with this place. Location, can't get any better. People are nice, but can be very clickish. Management was a joke, and they don't warn you about rent, at ALL. It was not THAT bad...except for the LAME fact that there are THREE girls to one SMALL room. Try being on a top bunk of a rickety iron bunk bed for a year? Stinks. It was a really fun and social place to live! The apartments are tiny and there is only one bathroom, but location and a low price make it all worth it! The only problem I ever had was that they considered the dishwasher 'running' to be fixed and we had a dishwasher that wouldn't clean dishes all semester. I loved how close to campus I was! It made college life easier! I had a shared 4 person apartment which was nice (also had 2 refrigerators). Parking was sometimes a pain. I paid for a pass, yet when I'd get home from work at night I couldn't park anywhere b/c people's significant others would park there taking up spots (This was because they only tow at owner's consent so it is abused by people). Yeah it's nice people (friends, gf, bf) can park w/o getting towed, but it's a pain when you are PAYING TO PARK THERE. Just saying. Maintenance was good, management was a pain. I lived there for 3 years with a perfect record (they told me so) yet the wouldn't let me renew (I didn't break any contract rules) just because. (And they didn't have to tell me why b/c Utah laws protect them!!). Anywho, worth living there for a short time (maybe not the 6 person apts...I'd stick with 4), but move out when you finish school!!! I rented from fall '08 through winter 11. ...

The Landlord - the actual owner is an absolute jerk. However, the personnel who run his property at Campus Plaza are EXCELLENT. The older gentleman in charge of maintenance is the kindest, most generous and helpful soul that I ever met. The staff manning the office are professional and no-nonsense. Some say the parking isn't great, but its really not bad. One downside: there are no grocery stores nearby except the South-End Market... which doesn't have everything you need. Quality is not bad. I'm staying in one of the houses across the street and it's a pretty old house. Rent is cheap, though, and location is great! I never worry about finding a parking spot at the school because it's so close to just walk. Right on the other side of the fence is campus. However, living in one of the houses you tend to be cut off from the rest of the complex and therefore you feel a little left out on the social aspect. The place seems pretty social though. There are always people out talking together, playing games, dancing, whatever. It's a pretty good place. I rented from spring 10 through summer 10. ...

Not too bad on the inside, although it looks pretty old on the outside. Not a lot of parking, but you can also park across the street. We had a few issues with our apartment, but the maintenance guy is this kind older guy, and we always got things fixed within a day or 2. People here are basically down to earth and not super vain like they can be in the ritzy complexes. I got a 4-person apartment, and although a 6 person apartment isn't too bad, I'm kind of a quiet person, so it worked out better for me. Utilities were only about $10-12 per person. Ah, Campus Plaza. :-) Some good things, some bad things. Want the good first? Here we go: --The people living there are typically laid-back and easy going. Since it's a cheaper place close to campus, you won't get many of the "I'm too cool for anyone" types. (Of course, the number of strange people living there increases as well. Just so you know. No offense!) If you want to find people to chill with, you'll find them. --The management is pretty cool. The office isn't open very much, but if you tell them you have a problem, they will be nice about fixing it. (Especially is you have the plumbing problems my apartment had. Literally, the toilet just stopped working at least once every month. Maybe I should have listed that in the "bad things" section.) --The location is great for BYU students. --The apartments are pretty ghetto, but that just makes life hilarious. You'll have lots of fun stories to tell. --Rent is cheap, which is always good. Bad things: --There is never enough parking. Ever. You have to pay for a parking pass at the beginning of the year, and that doesn't guarantee you a spot, so be prepared for that. --The apartments are pretty small. I lived in one of the 6 people apartments, and that was an adventure. 2 bedrooms, 1 bathroom, and 6 girls. That is SO not a good thing. Ha ha. And the only place to hang out in the apartment is the living room or kitchen, so there really isn't enough space to invite people over. I lived here for two and a half years in a 6 person apartment, it was great especially as a freshman and mostly as a sophomore because it tends to be a younger crowd. As advertised, this is basically as close to campus as you get and the rent is super cheap. With so many people so close together, there can be a lot of drama that is just inherent to having so many people, however, if you don't mind a lot of people and an older apartment, it works out great.
