I think Branbury would be a nice place to live if you are lucky enough to never have a reason to talk to the staff or need anything.....Tons of random fees that don't make sense. I tried to sell my apartment and offered my parking sticker for free but they said I couldn't do that and I would have to pay $60 for that. Plus $75 to sell it in the first place. I don't know why they advertise marriage guarantee. The only guarantee you will get is to be spending a lot of time trying to go through all the hoops and still end up paying rent for somewhere you don't live. The staff is pretty rude and it feels like they don't really know what they are doing or have actual policies. I would never recommend this place!! I rented from summer 10 through winter 11. ...

Literally the only thing I enjoyed about this apartment was the people. Great ward. Great roommates. Parking was ridiculous. They charge $60 for you to park in a spot that only a smart car could fit in. Literally. I have so many dings in my car from the next car hitting my car/ opening doors into my car because the parking spots are just so ridiculously small. There were huge holes in the walls and the couches. My sink was broken for a month before they fixed it. Management doesn't work with you AT ALL and they will raise the price of rent/utilities on you with out warning and you have to pay. Laundry is expensive. Hot showers are non-existant. Half of the appliances don't work. But they do have free tanning. I rented from summer 11 through fall 11. ...

This place is a joke. Hidden fees up your butt, rape you on parking, utilities, rent, basically anyway you can think of. They spend all their money trying to recruit people and deceive them into coming and then treat you like crap once you get here.

The parking is horrible. The office and RA's are very slow to getting back to you, they loose things, they hide things from you. I do not approve of the way they handle things.

The display apartments have different layouts than the actual ones so it's pretty deceiving. The hot tub jets haven't work the whole time I have lived here, the "spa" is NEVER open and when it is the tanning bed has been broken every time I have gone. The tanning bed in the clubhouse works but you can never get in because it is one tanning bed shared between everyone that lives in all the buildings in the complex (hundreds of people) the cleaning checks depend on your RA but ours were a joke. They always tried to fail us and charge more fees. Their fliers list false amenities. For example, one thing listed under amenities on the fliers they give out is a shoveled walkway to campus, however the only real way to get to campus walking is via the Provo trail that they have no affiliation with and there are areas where you have to go along a huge road without a sidewalk or anything. It also lists 'bus to UVU/BYU' as an amenity but by that, they mean you have to walk four blocks to a bus stop that you need a bus pass for that the Branbury does not provide and BYU charges $60 monthly for. My apartment has no lighting, we went a month in the middle of winter with no heat because maintenance couldnt figure out how to light the pilot, the furniture is ripped, the carpets are nasty, there are spiders and ants all the time even though we never leave the windows or doors open, and yet the rent is over three hundred dollars a month. It is also rediculous that they charge that to each individual in the apartment, they make more than $1000 off every apartment every month. The utilities are a flat rate which is nice, but it is fifty dollars per person. Four people in an apartment paying that much makes $200 just for utilities which is insane because in reality they would never be more than $50 for all four. The main door lock on our apartment even broke once and hey didn't fix it for three days so we couldn't lock the door and had to leave ourselves and our possessions unprotected during that time. The office even stopped allowing delivery services to bring ackages so if someone sends you something you have to go all the way to the post office and if you don't have a way to get there, you don't get your package. The whole thing is just a poorly managed, run down mess that maintenance can't keep up with the repairs for. ...

I initially thought Branbury would be a great place to live, I was wrong. They have so many hidden fees and they make everything seem so great however there is literally a catch with EVERYTHING. I too looked at a model and thought it was great however my apartment is horrible. The couches are ripped and stained, the drawers in the kitchen don't work. I went almost two months with out a microwave. My water has not turned on several times, there is not lighting in my apartment and the carpet is literally the most disgusting carpet I have ever seen and they will not replace it. The staff is so rude and inconsiderate about everything and make you feel so unimportant. There marriage guarantee is a joke, you still have to pay the month following your wedding in full and you don't get your deposit back. Overall I have no enjoyed my experience at all. The only good thing I have to say is I love my Ward and the free tanning every other day. I rented from fall 10 through summer 11. ...

They play games and scare tactics to get people to pay rent. If you are late one day no matter what the circumstance are say your out of state or whatever, they will start the process of eviction. They clam that its the corporate attorneys who are the ones pushing for the policy, however if they were to wright up the clame and send it to the attorneys it would take a mouth to process and get to the hands of the attorney then another month before they could legally kick the tendent out. The parking is way bad! My car is tiny but it does not fit the stalls. The management lost my contract twice, making me sign my contract three times. I am getting married in December and I asked about their so called "Marriage Guarantee". I asked them about it when I got engaged in September and they said that I had to be on my contract for at least 6 months before I can take advantage of the "Marriage Guarantee". I have been living there since april this year, so I thought I would be fine. I then contacted them again and that's when they told me that it would only work in February of the next year, which does not work for me since I am getting married in December. As a result, I asked them how I could sell my contact. They told me I would have to pay a 75 dollars fee so I could sell it! The laundry place is ok, but what anoys me is that you can only get your laundry done if you have bills. You can't do it with coins, so every time I go do my laundry, I have to go to maceys or something to get dollar bills. The place is way far from campus if you are planning to walk there everyday. Horrible! The only thing that kept me sane was my ward. The apts were absolutely filthy!! I had horrible white trash roommates who had their boyfriends sleep over! My friends who lived in the next building over had the same problem. Management will randomly throw in fee's for stuff and charge you way more than you signed for and SOMEHOW they get away with it!! I finally got out of my overly expensive contract with them and I'm never going back!!! I wouldn't even recommend this place to my worst enemy!! Branbury has a long history of not taking measures to keep women safe here. There have been many rapes on and around Branbury. Instead of trying to make the women safe here, they try to HIDE the fact that they happened. Also, management is TERRIBLE! They will kick you out and keep your deposit and last month's rent and throw in any other extra charges they can make up whenever they want. It has happened to more than one person that I personally know. Branbury has also charged utilities as high as about $70 EACH to the four living in the apartment. The management nickels and dimes you terribly. They sell you your contract under a pretense of paying a certain amount but then they charge you random fees and utilities are RIDICULOUSLY expensive. Ours were always AT LEAST $50 a month but my last two months I lived there they were $80 and $65 PER PERSON. Management is slow to fix things. Maintenance is pretty good about showing up though. They would normally come the same day or the day after a request was put in. Don't ever plan to pay with a credit card because they charge ridiculous fees just for you to use them. Amenities are good but I hardly used them because it takes a least a week to get in. Cleaning checks were a beast! You could follow all the directions on the sheet, have a spotless apartment, and still fail. One time they said our bathroom was "messy" even though there was nothing out on the counters and everything had been scrubbed down. Don't try and argue with the RA's about cleaning checks either because they really don't care about you despite what they may say. When you fail initially it's a $5 charge which isn't bad but still on top of their other fees it adds up to Never pay rent late there's a $35 late fee and then you're charged an additional $5 PER DAY that it is late. All they want is your money they don't care about you personally. Overall I would NEVER live here EVER again. I guess it's nice if you're not in school and have a ton of money, but if you don't then you're just going to get screwed over so don't ever risk it. Also, they charge you $12 a month for internet. Seriously this so sucks!!! Utilities would randomly be $50 when they said it'd be like $20. You take a tour of a cute little apartment but then you move into your little crap hole. My room is so cramped, its roomy enough for just me but they have too much furniture in there that is hard to fit. The walls and carpets have so many holes. The other girls' toilet isn't properly mounted to the floor so its wobbly and when you sit you fall off and are wondering how its not all just leaking on the floor. My ward was totally apostate. Maybe 20 people came to church every week and half the time most the bishopric was gone too and they didn't take their callings very seriously. I'd almost say the bishopric was inactive too. In my experience everyone kept to themselves and weren't friendly at all. The freezer doesn't actually work and when you talk to management about it all they do is tell you to move things around in there, as if that fixed it. Do yourself a favor and live somewhere else. Do not live here! Sure the ward was nice, but that's it. It is way overpriced for what you get. During the tour they said that utilities would be around $20 but they ended up being closer to $40. And I only got $13 back from my security deposit because of all of their random charges. Parking sucks too. You need to pay for a parking pass and I often had to use my passenger side door to get into my car because the spaces are so small. Average college place. It has nice incentives to move in like the fun activities, pool, hot tub, and other free stuff. The location was really nice close to stores and school. I rented from fall '07 through winter '08.

Worst place to live in. Not friendly management.I found out that once BYU didn't agree to approve the housing for this complex. Not recommended for BYU students I rented from winter '07 through fall '08.
