Two first floor rooms in a single-family ranch style house are available for rental in JANUARY 2023 to a maximum of TWO persons. ONE person, the LESSEE, must be a QUIET, CLEAN, NONSMOKER, as must the SECOND PERSON, WHO MUST BE RELATED TO THE FIRST PERSON.

One room is the bedroom with a king size bed, a private bathroom and two closets; the second room has built-in shelving, a table, chairs and a bookcase and can be a study or lounge. Both rooms are newly painted and ready to move in in early January. Some furnishings are available, or the renter can provide some of his own furnishings. Kitchen facilities and washer/dryer are available in separate parts of the house. High-speed, wireless internet access facilities, and a computer printer are available for use. Entrance is shared with the owner of the house. More details on living arrangements will be provided upon request.

The house is on a large lot in an ideal location in an older neighborhood within easy walking distance to the Vienna Metro Station (with connections to the GMU shuttle and the CUE bus route directly to the Fairfax GMU campus) and to the Pan AM Shopping Center with a Starbucks, a Safeway, a CVS, a bank, and a variety of restaurants. A car is not required, but private driveway parking is available.

The monthly rent of $1050 for one person and $1250 for a related couple includes reasonable use of utilities. One month's rent deposit is required plus a $525/$625 security deposit. The house is totally non-smoking and non-partying. It's intended to be a quiet house good for studying and sleeping. An occasional guest is allowed but NO groups of visitors, guns, drugs, or partying are allowed.

The term of the lease can be for one semester or one year depending on the renter's academic or employment situation. Prior to rental, a rental application, employment, rental, and/or academic references, proof of income and/or financial ability to pay the rent, and acceptable credit history are required.
