This place is terrible. The managers are never around, which could be a good thing if you want to throw a party, but when you need to talk to them, they are impossible to contact. The place is dirty and the walls are so thin I could hear my neighbors
talking. The place is super small for its price. Overall I would tell people to stay far away from this place.

Landlord is extremely rude and doesn't want to deal with any problems you have. The place is really terribly maintained and just really dirty. Living conditions are bad. Only good thing is it's cheap for the distance to campus. I am so glad to be moving
out soon.

Where to begin?
Noisy: Parties start from Thurs night. 12am is only the BEGINNING. Parties (in the building or buildings nearby) go on till 3 or 4am. It doesn't stop unless someone in the neighborhood calls the police.
And not only Thurs nite.
Friday, Sat and Sun nights as well. Yes, 4 nights per week.
Somehow people in the building also don't need to sleep. People would start to walk around, jump, scream in the building at night. And people would gather to smoke (cigarettes sometimes, but mostly something else) in the patio after 12am. (Usually goes on till 2 to 3am.)
Landlord: starts to show your apartment in January. It's a form of harassment to get you renew your lease early. Pretty much from Jan to August (8 months out of a year lease), the landlord will bring people to see your place EVERY WEEKEND.
Dirty: I'm still surprised I haven't seen a rat (so far) given the trash bins are left open.
Quality: Don't expect any maintenance. Also the building has no AC and the insulation is POOR. If it's 80 degree outside, the unit will hit 90s. If it's a hot day outside, the unit is a baking oven. And of course, given its poor insulation, heat gets trapped in summer. There were days where the theorometer read 95 at midnight.
For proximity, you get a dirty, noisy apartment with a landlord who harasses you 8 out of 12 months.

This place is only about a 5-10 min walk to campus. If you are a north campus major, you can cut through the medical building parking lot to get to the shuttle.
The ground floor halls look great with nice quality floor tiles, the upper floor looks
kind of run down and old. The apartments are just efficiencies( no living room), just 2 bedrooms, kitchen and bathroom. Actually the larger bedroom is basically the living room. They just closed up the entrance from the kitchen to the living to make it another bedroom.
The apartment I rented was alright, but expensive. But it's so close to campus, so obviously it's gonna cost more. The hardwood floors were old and pretty scratched up. There is no AC unit, but having a cheap box fan from CVS was more than adequate. The rooms were pretty spacious with plenty of closet space. Parking isn't usually included in the rent, so my roommate had to pay an extra $150 a month. The positive thing is that the spaces are non-tandem. One thing that bothered me was how high our gas bill was at times. It would be like $40, and me and roommate did not cook that much. The gas company checked our stove and heating furnace with no problems. I believe the problem was a leaking shower. Water is paid by the manager, but each apartment has their own heating furnace for room heat and water heating. Therefore since hot water would be dripping if the knob was not turned tightly, then the furnace would constantly be on to make hot water.
Probably my biggest complaint is the laundry room. There is no hot water at all for the washing machines, and there's a furnace in the room as well. Also I'm not sure if this was an error, but the washing machines price did not reflect how many quarters it required. I think it display $1.25, but it needed 6 quarters because there were 6 slots open for the coins.
The manager Sean was nice and honest person. He returns calls pretty quick. He took care of some plumbing problems within a day when we called him. The deposit money was returned in a reasonable time with fair deductions for repairs to the apartment. Also his sister is usually on the premises during the day as well. One thing I noticed about them is they really take care of you when packages arrive from USPS, UPS, fedex etc and you are not home. They delivery guys always leave package in the front of your door wide in the open if it doesn't require a signature. When I get back to my apt, my packages were usually sitting inside my apartment just in front of the door, not outside. My roommate and I were pretty sure we locked the doors, so the managers must have put the packages inside for us. I don't they walk in, they just open the door and slide the package in.

The only good thing about this place is the location. It is really close to campus, only a 5 min walk to the medical center. The place it self is not in really good shape and needs a lot of fixing. The landlord is hard to get a hold of and often not very
sociable. For the condition of the place and the lack of a dishwasher, AC, and microwave this place is over priced. Weekends and Thursday nights can be very noisy as it is near a fraternity.
