Positives 1. The hired landscape crew is great, they do professional work. 2. The location is nice, with the Kingstowne retail area a 10 minute walk away. Negatives 1. Property manager. The property manager does not treat tenants with dignity and respect. Tenants are never surveyed about property manager behavior, and it is impossible to find out who her “boss” is. An example of her tone is found in the parking letters, but it is worse than that. See better business review at https://www.bbb.org/us/md/baltimore/profile/real-estate-agent/cushman-wakefield-0011-90245651/customer-reviews and see multiple Fairfax County Mediations -- these stay on the website for one year, and at the time of this writing 7 appeared at https://dccs.powerappsportals.us/consumer-complaints/ (scroll down or search the list for “Henley at Kingstowne”) so who knows how many additional disputants did not know about this mediation resource. Scrolling the list, only one apartment complex in Fairfax county had more complaints listed at Fairfax County Mediations. When giving a required written notice to this property manager, if you ask for a receipt as is a best practice (“When it comes to real estate, your safest bet is to have written notices printed, signed, and dated by both parties. While emails are a great alternative, you need to ensure the receiver confirms they’ve read and understood all of the details of the notice.https://www.payrent.com/articles/everything-landlords-and-tenants-should-know-about-written-notices/”) , she may well say no, so the only alternative way to ensure notice is legal is to mail it with tracking. I actually only met her in passing once as I was leaving, but her email interactions were disrespectful and toxic. 2. Parking. Frequent hyperbolic and threatening notices regarding parking (see photos), and the availability of free parking spaces is tight. If you go on a week vacation or are in the military and are gone for a week or two, you might find out your car was towed (even with a valid parking sticker), as the notices about parking give very little notice in fact. The requirement of giving notice of leaving a car in the same place for a week or more is rarely disseminated, and most are unaware of this arguably unfair policy until they are towed. See photos of some of the animals that play in the area. A positive for those who love nature and have good medical coverage, I suppose. 4. Trash. Trash in parking lot is not uncommon (See photo). Tenants frequently put trash bags directly on the ground and not in the container, and animals often break open these bags (see photo). 5. Patios. Selective enforcement of patio rules regarding barbecue safety and general unkempt appearance (see photos). 6. Old dirty plumbing. The plumbing dates back to 1989, resulting in a typical TDS ppm in the morning of over 300, a level “poor, not good for drinking” (see photos). Running the water for several minutes can reduce this level to 184 TDS ppm so important to do that, especially for those with compromised health. 7. Motorcycle traffic on footpath. Not that excited about the occasional motorcycle using the path by the forest (see photo). The animals--with rabies or not--are probably not that keen on this motorcycle traffic either. 8. Move Out Fees. Although VALegalAid.org says move out fees should NOT include “reasonable wear and tear,” the standard move out letter reserves the right to charge for blind replacements, shower or sink faucet replacements, and additional painting or priming. 9. Humidity.
