I am writing this review to hopefully help some parents and future Tallahassee residents in making the very important decision of where to live. NXNW should not be one of your options. In fact, most of the good reviews on here are from giveaways on their instagram that ask residents and future residents to write good reviews to win free rent and/or other prizes. Today, at 10 AM on May 28, 2024 they attempted to tow my car because the spot I was in “inconvenienced them”. The spot with no signage or designation as a no parking spot. The parking spaces with no signage has been stated in numerous emails as resident parking as long as you have a permit. Which I do. The parking was in front of the leasing office and did not have a “future resident” sign like the three designated spots do. I will include photos of the rules and spots. Unfortunately this is just the tip of the iceberg. NXNW is constantly changing rules and regulations to further take money from residents and has “inconvenienced” residents more tones than I can count. During Midterm season, students were uprooted of their housing to make innovations for future residents of the apartments. This included forcing students to entirely move out every piece of furniture and property out of the room they pay upwards of $800 for the complex to change the flooring. During this time, residents were expected to vacant their apartments for upwards of 10 hours. While their furniture was placed outside, including mattresses being placed on the ground outside. This happened daily for two weeks along with the problems that came alongside such as water being turned off for entire nights for some residents and being chalked up to a “mistake” by the “vendors” rather than a problem that needed to be fixed. The office received plenty of emails complaining about the unfairness and the inconveniences this had caused and did nothing to accommodate. During these two weeks, residents were expected to pay the same amount of rent and utilities despite not being allowed to live in their apartments throughout the day. The apartments were left with every light on, every door and window open with the AC on every day and the utility bill was 50% higher that month than it had been our entire time living there After asking for compensation, the office simply on the grounds it was something they could not do and then proceeded to do a “giveaway” the following month that gave residents a month free of rent to post good reviews on their instagram, facebook, and google. Since renovations, there have been countless problems with the laundry machines, the water, the fire alarms, and plenty other amenities that are included in our leasing contracts. Our washer and dryer have stopped working for days on end and when we asked to use the one they keep in the office for problems like this, they were also broken. I hope that people looking for a place to stay are able to find somewhere that is a way better fit for them than what I and many of my neighbors had to experience here at NXNW. Just across Tennessee St, there are way better options for way better prices. Another note, there have been numerous break-ins in the parking lots. Even inside the gates because they are constantly broken. Someone crashed their car into the fence last month and there are so many gun shots at night. I have had to lock myself in my car and drive off when parking at my apartment because of random men walking up and screaming and banging on my window in broad daylight. ...

some things I wish I knew before signing with NXNW: 1. Only way of contacting corporate is through a NXNW manager (who will tell you they have to ask corporate for anything). This is a problem because ultimately there’s only one person you can communicate with about your problems, which you WILL have at some point while living at this complex. (I urge you to try calling Cardinal Group before you sign a lease with their terrible management, you will only get as far as their prerecorded system thus showing you the communication problem I’ve encountered) 2. They entice college students with groceries…You have to write a good rating to be entered into their giveaways! Hence why it’s a 4.1 star on google reviews and 1 star on yelp LOL. First check out their Instagram and go over the rules to enter. Carefully read the reviews and you can easily recognize the deception taking place. 3. Someone in NXNW management had the bright idea to transfer a resident from A FLEA INVESTED UNIT INTO OUR UNIT (WITH PETS) WITH NO PRIOR NOTICE. Not to mention they EXPLICITLY TOLD OUR NEW ROOMMATE NOT TO TELL US ANYTHING ABOUT THE FLEAS. (unethical in my opinion to intentionally bring fleas into an apartment with animals, even more immoral to not inform the owners of the pets prior to maybe flea treat to avoid the problem? common sense is a rarity here if I’m being honest) 4. My roommates, our cats and I would end up homeless for 5 hours on a random Tuesday in the middle of the semester (I had a mandatory class that day but instead had to prepare e.g. bagging up all bedding, moving furniture away from walls, finding space for everything on our counters) to spray pesticides and flea treat our whole apartment. Btw we didn’t receive notice till 6:15 the night before! And at that point we didn’t know anything about the fleas, hence why our new roommate unfortunately had to inform us of the flea situation. 5. After being put through this inconvenient series of events (multiple pesticides sprays) fleas were still present! Let me also add that we had to take matters into our own hands and buy our own products to battle the infestation (we inquired about being reimbursed and many other concerns pertaining to our situation and months later still have no “answer from corporate”). Lastly, it was brought to our attention that one of the leasing agents (who still works there and shouldn’t have know our business in the first place, faulty of the managers who breached our confidentiality) was gossiping about our situation to our new roommate as well. So, I hope my experience can tell you everything you need to know before choosing to live at this community. I included some pics I took at move-in to showcase a more realistic version of what to expect because it didn’t look anything like the beautiful rooms they stage on their Instagram ...

I currently live at NXNW and I can best describe it as an okay apartment complex that is a little bit overpriced in my opinion. While NXNW’s location is nice (a 5 minute drive to campus), it is occupied by college students and so can get a bit loud sometimes. Additionally, for the price, I don’t think that the dorms are nice enough (although they certainly aren’t bad). The amenities are quite nice, however. ...

I have had a great overall experience at NXNW, the apartment is very nice overall. The rooms are very big, even if you do not pay for the more expensive room, and the bathrooms are bigger than expected. The kitchen and living room have amazing views out of the wall of windows. The amenities are truly wonderful, from the huge pool to the valet trash service. I have recommended this apartment to all my friends and can only speak positively about my experience. The only drawback is the parking situation, they just reduced the amount of unreserved parking spaces for more reserved parking spaces, making it more difficult to actually find parking. ...
