I had a mixed experience living at University Village. I lived there for 3 years of my undergrad experience primarily due to the low price of rent. The apartment itself was spacious and a good size for college students. However, I experienced constant maintenance issues, mostly the apartment's air conditioning unit, which were not addressed in a timely fashion and took over a year to be fully fixed. It is an ideal place for a student on a budget, as long as they are comfortable not having the most up to date accommodations, and very little amenities in comparison with many of the other housing options in the area. ...

I have not had the desired stay at u-village, there have been several issues that have made me decide not to resign there, most notably are the maintenance requests that I have placed with no response.

Terrible management. They take weeks, sometimes months, to get any maintenance done. The place was disgusting when moving in, and we had to clean it ourselves. Then when moving out, they charged us $150 total for 3 bags of "trash", which was really just a left behind ironing board and door mat OUTSIDE the apartment. DO NOT LIVE HERE. The manager Ben Martin is a total slimeball and knows that he's screwing over college students. DO NOT LIVE HERE! I dealt with their crap for 2 school years and am sick of it. I rented from fall '09 through summer 11. ...

Where to begin about Pavilion... These people will not let you move in early even if you're willing to pay extra/clean the apartment yourself. That means you have less than 48hrs to move in before the semester begins... After standing in a 5hr line for your keys. Comically, the apartment was dirty when we moved in. Guess three weeks wasn't enough time for them to vacuum. Also, you only get 24hrs after you move in to fully evaluate the entire apartment and report any damages; if not, you're responsible for the damages. Too bad you're busy organizing your things for the new semester. When we moved in, my roommate's bed was broken. She slept on that broken bed for a month because the managers were "ordering a new bed..." The excuse eventually turned into refusal; they would not order her another bed, they said, because it was too late in the semester. Eventually her mother called, and they weren't very helpful until she contacted headquarters. There is LITTLE to NO pest control. We have found 6+ roaches in the past three months, although they claim they have "the best" pest control solution. Visitor Parking = 8 spots for two buildings. Your friends will get towed at 3pm--no joke. The carpet is stained everywhere. Every bedroom has a mysterious red stain. We suspect the carpet was off-white in the beginning but now it is brown. Our freezer has a dent and makes a clicking/growling noise at random points in the day. They refuse to fix it. They also refuse to replace the even, which burns everything because it can't regulate heat. So much for "cops patrolling." There are wild parties outside the bedroom windows on school nights. Drunken idiots yell at 3am... On Wednesdays. WATER GETS SHUT OFF EVERY OTHER DAY, some days with a 20minute notice... Or NO NOTICE AT ALL. I've had to brush my teeth with water from the water pitcher because management forgot to tell us that we wouldn't have water. One day we didn't have water for 12+hrs. When we called, they said, "deal with it." My roommate and I had mold in our bathroom/on our window frames, but when we called to report it, we were told there was no possible way it was mold... Without even looking at it. They claimed it was "mildew" and "carbon emissions" on the windows. We ended up cleaning it ourselves. There's a giant hole in the back of our bathroom cabinets where the pipes run through. Who knows what's living in there... There are four washing machines and four dryers for the entire building. This wouldn't be too bad if they actually worked. Often, two washers and two dryers are broken; they take turns breaking down. Managements refuses to give you your money back if your clothes are not properly washed or dried, and when residents left notes on the machines, maintenance rudely replied to "call the manufacturer." Oh, and the furniture is tacky. The building's only redeeming quality is its location. It is freakishly close to campus and CVS, Publix, Chipotle, Dollar Tree, Yogurt Mountain, etc. With that exception in mind, I would suggest you run the other way and find somewhere else to live!
