Okay so the apartments are old but they do their best to keep them fresh. Things can seem a little broken down and old compared to all the modern flashy apartments people are used to but everything works and are serviceable. Your not going to find high
end amenities like granite or stainless steel. For example my kitchen drawer is sort of rough at bottom and the paint is scratched up but it works and I can hide the ugly interior with a pretty shelf liner. The AC unit works well and they used to offer you a new free ac filter every month but covid has put a hold on that. If you ever have any issue maintenance is very quick and through. It is a quiet area and lots of people walk, there is a bus stop is across the road from the complex and depending which apartment you have it can be anywhere from a 5- 10 min walk. The area behind the laundry mat can be a bit sketchy but there is no reason for you to go back there and in all honesty I have never felt unsafe or seen cops called to that area. I've walked this area at night, single female, and I have felt perfectly safe but I also lived in Miami previously so your mileage may vary but usually you can see people walking and enjoying the neighborhood along the road outside the complex. There is a bus route that goes to UF from here.
I think the people who will have issues with this apartment have never lived in an older house, things are not going to be shiny, new, or always be in the best shape cosmetically but they will be useable and get the job done. My apartment still has carpet in the majority with some of the newer laminate flooring from the entry through the kitchen. Each apartment may be different but my carpet was practically new so it wasn't exchanged out.

Towne Parc is a great place to live - the staff are really friendly and helpful, the maintenance team is super responsive, and the residents have all made good neighbors over the past 2 years. You get a mix of college students and families living here,
so it's quieter than some of the primarily college-student-oriented apartment complexes in Gainesville. There's a bus stop at the entrance to the complex with several bus routes that provide easy access to the UF campus and Butler Plaza.
