Avalon Heights is a great off campus apartment as the distance from here to USF is a 2 minute walk. The complex has many amenities such as a pool, gym , study rooms , a pool room and a basketball court. The rooms are very spacious and each one has a
balcony. Everyone in this complex is very friendly and there are always activities going on. I would definitely recommend living here.

Avalon was a good first apartment to live off campus because it was walking distance for USF. It was also one of the cheaper options in the area at the time. A lot of parties get thrown here so if that's not your thing then maybe find somewhere else to
live.

If you have official complaints to make about Avalon Heights please call the property managers. I lived there previously and had major issues as well. If we all get together and make sure our voices are heard I'm sure they won't be able to put other
people through these issues.

The others were right when they said you never get your security deposit back. I lived there for 2 years. Carpet was filthy but I thought it was normal as all the other carpets in the apartment looked the same until they replaced every other room's
carpet and I saw what color it was really supposed to be. Disgusting!! But when I moved out they charged me for cleaning my room's carpet when it's naturally filthy!! The office staff always gives you the run around..they were nice when I lived there but terrible when I moved out. Make sure you are present when they inspect your room at move-out time because that is where they screw you the most. The towel bar in my bathroom broke, keep in mind that it's cheaper to fix it yourself...they charged me $25 just to replace the bar; when you can go to Home Depot and buy the bar and 2 holders for $5-$10 and do it yourself. Also it probably wouldn't hurt to take pictures and keep them before (when you move in) and after (when you move out) just as proof because they said they had to repaint my bedroom walls even though there was nothing wrong with it...I never even put up pictures or anything!!! Trust me, I'm a clean person and am very content with plain white walls and I would have noticed if my walls were dirty. As an additional note, During the entire 2 years I lived there Avalon Maintenance only changed our air filter 2 times and that is because I complained about the dust. The dust is ridiculous!!! I moved out because the rent was getting too expensive-I wouldn't have minded paying it if I would have seen some type of improvement in their services but there was none; the lack of maintenance was causing me to have health problems; it just wasn't worth it. Trust me...the location is great esp. for someone who doesn't have a car (i.e. Me) and doesn't want to live on-campus but I'd seriously recommend you look at the other options around the USF area. I'm at Monticello now and I'd pay the amount their charging at Avalon for Monticello because it's much cleaner, maintenance is better-so far, and they're still cheaper!!! Avalon sucks!! Go somewhere else to spend your money...I'm begging you!!! For your health and sanity, go somewhere else!!!

YOU WILL NEVER GET YOUR SECURITY DEPOSIT BACK!!! O AND THEY OVERCHARGE YOU FOR POWER! HORRIBLE PLACE ONLY LIKED IT BECAUSE IT WAS CLOSE TO SCHOOL
