As a new Providence at Kirby tenant, this has absolutely been a nightmare and unfortunately we have already experienced the truisms stated in kingfield's review. With the first attempt to enter the garage upon movein, the gate was broken (the management
staff doesn't get concerned about). The complex has no maintenance person who lives onsite (good luck if you have a need after hours, or even during regular business hours). Cell phone reception is virtually non-existent (of course, no one tells you this prior to move-in). The normal perception of an emergency is not considered an emergency to the property management staff. Especially given the lack of responsiveness of the management staff, Kirby at Providence is tremendously overpriced. When you have a problem, which seems to be chronic in this complex, and need anything from the management, expect little to no responsiveness unless you insist that they do what they are legally obligated to do as property managers. Simply put, you can count on things not getting resolved timely or satisfactorily--or when and if they are done, it will be with as little effort with plenty of attitude on the part of the management as possible, and with the tenant having to expend a tremendously large amount of time and energy. This management office is the worst we have ever encountered and they do not hesitate to be untruthful with the tenants, which is ethically and legally unacceptable. Anyone who lives at this complex would be wise to document and report everything. Tenants have an obligation to report this to the appropriate agencies. Take action and help clean this place up. The situation at Providence at Kirby is inexcusable and this place needs a complete overhaul of the property management staff. --very frustrated tenant!
