So there are some pros and cons with living here. First, you need to know that management has changed a few times and this was once designed for single housing and then changed to couples housing. This means to you that recent reviews are important and things change sporadically both good and bad. BTW, I have lived here for almost three years. Important info at bottom... Pros: -The maintenance is rapid when sent through the proper channels. -The place is relatively clean and the neighbors are respectable. -Allows pets (with additional fees, of course). Good dog community. -Only two blocks from South BYU campus and the BYU duck pond. -The LDS wards are numerous and active (for those interested in that info). -Internet is decent, but will lapse on occasion (I put this as a "pro" since I have seen worse) -Heating during the winter is wonderful. -Area is safe, except for bikes (bring locks for certain) -Does have a working coin operated washroom that is averagely priced. -Currently, allows a community garden in the plaza area. -Parking for one vehicle. Cons: -Management generally makes decision that favors them and not the clients (renters). Unilateral decisions too. -The grass in the front is in bad shape (recent improvement though). -The apartment has terrible circulation and has a wall AC unit that cools maybe one room out of three (buy lots of fans). -The ovens have open flames which provide a hazard for burns especially for children and uses gas utilities that you pay for. -Small amount of cabinet space in kitchen, but larger pantry. -Older appliances, but they work. -Some windows are poorly insulated. Other windows can be a safety hazard for children that can fall out from them. -Lots of rules that can charge fees to you (I have been vigilant), so read the contract carefully. -The common room is dark and dingy. Useful still, but not welcoming. -The parking lot has many pot holes that fill with water and ice over during the winter. Due mainly to poor drainage. -No designated visitor parking. Contract issues to know before signing: -You will not get your deposit fully back. You WILL be charged a mandatory $120 cleaning fee. They dont mention that amount in the contract. -You sign year long contracts. However, you will need to move out 7 days BEFORE your contract is up or they will charge you additional time. So you get almost a year long contract minus 7 days that you can actually live there. So, yes they charge you to have an empty apartment. -The contract you sign contains many sections that are not legally binding and are considered suggestions. They are not presented like that unfortunately. THIS IS TEXTBOOK UNETHICAL. Example shown below from my contract: "This agreement will automatically renew on a month-to-month basis unless written notice of termination is given by tneant at least thirty days before the initial term ends. There is a 6% increase in rent with month-to-month contracts whichs is waived to 3% rent increase by signing a year renewal contract. Tenant's written notice must be in the form of a signed INTENT TO MOVE FORM available upon request in the office or by email." This was voided when they did about a 15 % increase this year (over $100 increase). So dont believe what they write necessarily. -Notice must be made before entry in apartment, but this can be done without 24 hrs advanced notice. They only need to send a text right before opening your door. -You are liable by contract for the upkeep of the grounds even though you are not allowed to modify it. So, take PHOTOS and send both photos of repairs needed inside your apartment or outside to not be liable. This is definitely a mistake, but can be used against you. PS. To the apartment complex if reading, please fix the cons. Also, change your contract to be literal and accurate. Stay Ethical! I rented from spring 2017 through fall 2019. ...

I love this place! I think it must have gotten better since they switched it to married housing, because it is great. There is a parking spot for every apartment and more parking on the street. We can't hear our neighbors that often. There's always room for us to do laundry when we need to. Everyone is very nice. We absolutely Love the ward! Everyone is so welcoming. We wish we didn't have to leave! It's very clean and a lot of things have been newly remodeled. (I actually rented from Fall 2013 through Winter 2014 but it wouldn't give me that option.) I've lived here for two years and my time at Alpine Court was not always enjoyable. I would NOT recommend living here for more than one school year, maybe less. Each apartment is a little bit different, some have smaller rooms, some have better utilities, some have great AC and other pretty crappy (even though managers say it's new). It makes living a little unfair. If you move in, make sure you pick out one of the better ones. I don't recommend living here during Spring/Summer because the walls in AC are not built to keep the apartment cool so it can get up to high 80s-90s. Rooms for two feels like only one can fit. Management and owner have been changing. They would talk about how amazing the apartment is, but read reviews! The good parts about AC is: Sometimes they do apartment activities and movies (but very rarely). The local ward is great! Very friendly and welcoming people. They may be the only thing that keeps you from moving somewhere else (as it was for me). Parking is nice but sometimes you need to park in the street. Location is close to BYU but you probably need to walk up those 12 flights of stairs to get to campus. ...

The living room was nice but the entire apt was very small. It's nice that utilities are at a flat rate so it doesn't fluctuate, but adding that $40 to the rent made it $315 for F/W, which is rather expensive for the quality. We barely had enough room for all the essentials we brough (me and my 3 roommates). When you requested for repairs, the repair guy came by ASAP and was very nice, but it was EXTREMELY hard for anyone here to contact the landlady since she was rarely in her office. Overall, I like the location and really like the ward, but it's so small, it's hard to contact the landlady, and only $20-$30 cheaper than a condo would be. ...

WAY overpriced for the quality. I mean, sure it's undergrad housing, but you could live in a condo for the price you pay here. And where would you ever pay $40 a month for utilities if it wasn't a flat rate? The bedrooms and bathroom are tiny, there are hardly any washers or driers, and the management is never around to help out. The only good part about it is the ward, which is changing soon anyway. This place is tiny and they charge way too much for it. I stayed for two years though because the ward is amazing and the Bishop especially. I wish I could stay in the ward and live somewhere else but this is the only complex for girls in the ward.

This place sucks!!! The management were jerks and were always sending rude emails to tenants looking to nickel and dime you. They never fixed things that broke. The closets were dinky and cramped and it broke a couple months in and after many maintenance requests they never fixed it. There was never any parking. The management lied to me to get me to sign a contract saying they had another parking lot around back but they don't. They have prob under 20 spots for over 100 girls. Other tenants were nice and the bishopric was nice but we all hated the management. I advise you to live just about anywhere but here. I rented from fall '08 through winter '09. ...

It's been renovated and still going under renovations. Have patience and treat the management with respect and they'll do the same to you! 4 blocks south of campus, you just have to fight the Stairs of Death by the Duck Pond to get up to campus. Laundry room right by basement office - conveniently located just very few machines. 4 people an apartment, 2 to a room. 1 bathroom, living room separate from kitchen, small storage area/closet/pantry option, white shelving unit for storage/pantry.
