LOVED living there. The wards were fantastic. The apartments are huge and there is a great pool, workout room and club house. The only reason I left was cuz I am getting married I rented from fall 2015 through spring 2018.

We bought a Condo there for my son to rent out while he was at school. Worst decision ever. The Home Owners Association was horrible to work with, there were so many hidden fees and things that needed to be fixed that we never made any money and the boys that we had under contract were self absorbed spoiled little brats that had their parents calling us constantly from problems with noise, wanting new carpet when they ruined it, not liking another roomate and wanting us to get rid of him, the list goes on and on. This is the worst place ever to live unless you like to drink and party all night. It is super loud and nobody follows BYU standards. There were always guys sleeping over in the girls condos. We got robbed 3 times when we lived there. Once from the car and 2 times stuff got stolen from our apt. The ward was stuck up and way old. It was an okay price but not worth it. I am SO much happier living closer to campus and with a good group of girls. I rented from fall 2016 through spring 2017. ...

I have lived at Belmont twice. Once back in 2011, and then for just a week this past April. I am specifically writing this review to warn other students to be careful when renting from Belmont. There are some really nice apartments in Belmont, and there are some really, really awful ones as well. It totally depends on your management/landlord. The system is skewed in favor of landlords, so try to do as much research as you can before renting. Also NEVER rent sight unseen. You will regret it. And NEVER rent from a landlord named Fadwa Lawrence. She is a liar and will not only never return your money, she will charge you additional payments for apartment "fixes" that she should be paying for. First off, I stayed from Fall 2014- Fall 2015 but the option to pick from only goes as recent as 2011. This place is alright with quality. Although the girls who lived in my apartment before I did were kicked out because one girl was addicted to drugs and another had a small dog that wasn't potty trained and ruined the carpet. I wonder how they got away with all this breaking the BYU Honor code junk for so long. The carpet got shampooed before I moved in which I appreciated. Maintenance is okay. Some things they will come over to fix in good time and other stuff they just ignore. Our AC has been having trouble but they come over to check it out and fix it. Our couch is broken from the previous tenants but FCS is taking their sweet time repairing/replacing it. I also asked 8 months ago for my bedroom window to be cleaned on the outside because the stain or filth is so bad I can't see through it. Yeah, it's still the same. Pricing is a bit unfair because people within my stairwell will have the exact size room that I have but for less rent. I don't get why you need to pay money to use the pool here. But it's not worth it because it seems to attract air heads that only want to sunbath in their skimpy swimwear yet they don't go in the pool. ???? Cleaning checks are fine I've had no problems there. My roommate however was threatened once to be flunked for a spotless bathroom because the RA was being anal. Luckily there wasn't a fine so it worked out okay. I do like the location because it is away from the shady part of Provo. I use to live in the Branbury and I flat out did NOT feel safe. Belmont here has a bunch of stray cats rather than stray people. I'll take the cats any day! It's real close to 7-Peaks and has a beautiful view of the mountains. My main issue with this place and why I'm leaving are the peeps. Belmont has the reputation for snooty people for a reason. Grant it, there are some serious down-to-earth girls that I have become good friends with but they don't stay long (3 or 4 months). I'm going to follow wherever they are moving off to because I don't like this crowd. People here make me feel like I'm in a "Keeping up with the Kardashians" show; bleached hair, leather tanned skin with false eyelashes and selfish personalities that is all me-me-me. If you are into that kind of stuff then great, you deserve this place! I was the visiting teaching coordinator in my ward for several months and it was absolutely frustrating. Companions wouldn't talk to each other or the girls wouldn't give time to visit or be visit taught... they seemed to have PLENTY of time though for the pool, gym, and parties. Figures. My neighbors upstairs are ridiculously loud when the rest of us are trying to sleep. Yes I have complained to the landlord but they have been dragging their feet about the issue for 6 months now even though I keep poking them on how I don't appreciate losing my sleep. Yes I have talked to the neighbors and they either ignore me entirely or say "sorry" without making eye contact and shut the door in my face. What am I to do? I've given up and will just call dispatch next time they pull and all-night party on a school night. Parking is a hit or miss. It's great that you don't have to pay extra to get a stall. However, each unit/apartment has 3 tenants but only 2 stalls. It was fine and all my first several months because one roommate didn't have a car. Then she sold her contract for the summer and within 3 weeks a new person finally bought it and she has a car. None of us knew she had a car till a week before she moved in. You better keep your fingers crossed that your third roommate doesn't have a vehicle or guess what? You'll have to raffle for an extra stall 1-BLINKING year in advance only to be on a waiting list and pay over $200 for it. Yet you are still stuck with the immediate problem on where to put your car for the night. Even though I was living there 8 months prior I lost the parking stall because I have the smallest room and therefore don't get priority. So get creative on where to put your car each and every night. Visitor parking is not worth the risk. If you are there for 30 min tops your friend's car WILL be towed away. It has taken the managment 2 years to return my calls and in office visits regarding refunding me my deposit. I had two professional cleaners fingerprint clean the home working with me when left, and they still charged mme a cleaning fee. Also, my last month my roommate and I left repeatephone calls to FCS about broken toilet, of which they never repaired while we lived there. I found the living situation inhumane and worse than living in a slum of a 3rd world country. The heat in dead winter was also unreliable. Days would pass in the depths of winter with no working heater before we would get a call back to have someone fix it. They would make some minor adjustment, leave the toilet broken, just to have the heat go out agagain a few days later. If you rent from fcs managment, keep careful record of all of your documents and prepare to have a lawyer on standby. I rented from fall 11 through fall 11. ...

Belmont is dirt. I like the apartment itself, and that is about it. The girls are hot but super shallow and full of themselves and they won't even look at you unless you have money bursting out your butt and a $100,000 car. Most the guys are tools/douche bags, but I met some cool ones (very few). The hot tub attracts every muscle head and bimbo within a hundred mile radius, and the guy/girl ratio is usually like 12 dudes to 1 chick. It is a terrible atmosphere and I stopped going to the hot tub after some chick got drunk and threw up in it and passed out. Bottom line--the apartments are very nice, but the social atmosphere is terrible and most everyone is stuck up and full of it. I rented from fall 10 through summer 11. ...

Never never never never never again. I had no idea about Belmont's reputation when I moved in, but it made itself clear to me loud-and-proud on the first Sunday where I realized that my ward was a fashion/tasteless comedy show in disguise. Everyone who lives here takes one look at me and my car and gives me this, "Go back to Campus Plaza" face. The parking is awful; even though there are enough stalls to go around for all the residents and their visitors, my friends have collectively spent $350 in ridiculous towing fines. My landlord is a total joke, too, although that varies from place to place. The amount of space and the updated looks get a thumbs up, but it comes at a high cost socially, intellectually, and emotionally. I'm hightailing it out of here so I can actually feel like I'm in a college town again instead of Hairschool La La Land. Good riddance! I rented from fall 10 through winter 11. ...

Everything everyone has said is pretty accurate. Parking is atrocious (they aren't joking about towing), but honestly you pay 25-50$ more than most places for a private room and the apartments are (generally) very well maintained and clean. Even with all the colorful things said about the people that reside at Belmont (which again, is mostly true, though there are a handful of really great people) there aren't a whole lot of other places I would have lived. If you like rich, attractive people (who doesn't?) then live here. The parking is a nusance but the apartments are nice. The spa can get pretty gross with its build up of hair, lotions, skin flakes, and baby batter from all the promiscuity that takes place during the wee hours of the morning, but the pool is fun in the summer. Each ward has so many fake ditsy girls along with douche bag boys that it can have its own reality show that would make The Hills look like Sesame Street. There are some fun attractive people but a lot of the girls wouldn't know "low maitenance" if it slapped them on the butt and called them honey in a New York City nigh club. Sundays are some of the most entertaining with their fashion shows for the girls and stand up comedy hour for the boys (some people also call it church)followed by the dessert parties found all over starting at 9:00. If you love money, clothing, drama, and are down with ncmo's followed by the occasional provo push, then live at The Belmont. But if you are looking for more depth, search elsewhere. ...

the only thing about this place, is its pretty snobby. if you like rich girls/guys who think they are the.... then live here, on the other hand its really big, and there are a few cool people who live there, so its really a toss up. also, belmont is often stereotyped so whenever you say you live at belmont, you get a certain look, i've also found that people come and play pranks pretty often here. Church is basically a fashion show, and sometimes its so noisy its impossible to really get something out of it. i paid a pretty cheap rent, but rent is really high during normal semesters with normal landlords so basically i wouldn't live there again.
