I will be honest our stay at harmony square has been the worst experience I have ever had as a renter. Teresa treats tenants in the most unethical manner. The sad part is that she knows she will always have another person looking for a place to stay so she gets away with it. Read your contract carefully! Anything and everything that she has written that she can take money from you for she will! If you do decide to stay here take pictures of the walls and everything when you move in so that when you move out you have proof of the original condition. The facts: Before I get into our checkout experience let me just say that the only good thing about this place is that it is close to campus but if you do the math the price she charges (and then with all the back end fees) it would be cheaper and probably a better experience if you lived further off campus and just bought the semester long parking pass. Checkout: She told us upon check out that our apartment was one of the best cleaning jobs she's ever seen. We cleaned for 6 hours the previous day because we heard of her reputation. She proceeded to have my wife and I scrub the apartment even more for 2 hours before checking us out. She told us that sometimes she is there cleaning the apartment with the couples for 4 hours so "we did a very good job" comparably. She told us the bathtub was extraordinary but then proceed to have us clean it again (my wife, her mother, and I had already scrubbed the tub 1 time each). We were good tenants and definitely left the place better than we found it. Teresa still found ways to take money from us. What she does may be legal but it is certainly not ethical. As seen online (see link below) under Utah state law landlords are to specify what fees are non-refundable in the contract. Teresa specifies in the contract the nonrefundable fee for cleaning the “electrical coils” (the fridge coils) but not the cleaning of the A/C unit. She took out money from our deposit for both. Also under Utah state law, it specifies that landlords are not to take money out for damages beyond “reasonable wear and tear”. If the use of the fridge (which we cleaned before leaving) does not fit in that category I don't know what does. She still took out money to clean the coils on the back. Again her contract specifies that there is a minimum fee of $25 for repainting. We had no additional holes/marks on the walls when we moved out than when we moved in (we were there for less than 6 months). She charged us $25 for the “minimum” charge and then $50 for both “painting” and “nail hole repairs”. We tried to schedule a time before our move out date to checkout but Teresa said she was too busy and that she would need to check us out the day after the day we had planned. She then charged us rent for that day. We had already been charged $150 for breaking contract. I fail to see how she could legally can take this out of our deposit when it was because of her scheduling issues that we could not check out. We were not even living in the apartment that last day. In short. The staff is extremely unreasonable. I have several family members that are landlords (some even in the provo area) who have explained to me the unethical nature in which Teresa has dealt with my wife and I. People like this always have a rationalization for why they behave the way they do; however messed up it may be. And they get away with it because there is a large gap between what is legal and what is ethical. HORRIBLE landlord. She will find every excuse to take every penny from your security deposit. In general, BYU landlords seem to abuse naive college students who don't know much about renting, but she was the worst of them. At our final cleaning inspection, we cleaned for 4 days and left the place spotless. However, she had us on the ground cleaning the toilet with toothbrushes. Also she charged us for there being a tiny water droplet streak on the outside of our dishwasher. She is absolutely crazy. She wanted tenants to sign a paper stating that she can show the apartment to viewers starting 6 MONTHS before our contract ends. Also, you will need earplugs at all times while inside this apartment; you can hear your neighbors peeing, flushing, and washing their hands. Basically, walls are paper thin. Also, because of the way this complex is built, you will get horrible cell phone service. The only good thing about this place is that it is close to campus. But that does not make up for the all the headaches. I rented from fall 10 through fall 11. ...

Worst Landlords I have ever had. I seriously would not wish them upon anyone. They are rude, inefficient, they lie frequently, and are constantly saying "well, none of my other tenants mind." They would show up unannounced and ask for access to the apartment. Before you ask "did you deserve it?" The answer is now. We were quiet, kept to ourselves, were NEVER late with payments. There was no reason for their behavior. They are literally (and I do mean literally) the worst people I have ever met. Even if other aspects of living there were not bad, there behavior outweighed it. ...

Horrible! I hate the landlady :( hard to work with...will not pick up her phone and sucks money and time out of you any way she can! We spent 8 hours on cleaning checks and then our cleaning check took 5 hours while she made us clean everything again and made insulting comments the entire time!!! The location is unbeatable, I can't deny that. However, dealing with rather small rooms, walls so thin you'd think they weren't there (we've heard things...terrible things), and a land lady eager to suck every penny out of you she can (I think "fee" is her favorite word)...I'm willing to walk an extra mile to get away! Very small - clean - carpets good- Bedroom walls paper thin, hear a lot of unwanted noises @ night. $20 for first nail, then $5 dollars for every other used. Only accepts Money Orders, hassle. Rent is due on second or big late fee. Pay for parking monthly. Pay $150 to sell contract.( plan on it because you can only do 1 full year, leaving by summer will cost you). You might pay more than you think with Land Lady. Hard to get a hold of unless she wants a late fee... Again YOU HEAR EVERYTHING.... Overall feeling of disgust with management. Good quality for married housing--tile and carpet, ceiling fan, A/C, decent kitchen/bathroom cabinets. Not cheap, but considering you can't park closer to BYU than this, you'll more than make up the cost by saving time. I strongly recommend this complex, but realize going in that the landlord is a HUGE tightwad. Also, I'd try not to be in the west building as the A/C unit is in the living room, so apartments on that side end up having the afternoon sun bake on the bedroom where there is no A/C. Oh yeah, in case you were wondering, the apartment is a 1-bedroom. I rented from fall '07 through summer '08. ...

Excellent location, its practically on campus.. its is right across the street from the BYU tennis courts and just south of the Indoor Practice Facility. The apartments are kept in incredibly good shape but that also means there are a lot of rules of things you can't do... you have to pay per hole that you put in the wall (to hang pictures and such)... But overall its a great place. All apartments are one bedroom so its not the best place if you're wanting to have kids but people manage. I rented from spring '08 through fall '08. ...

Great 1 bedroom apartment, price is competitive with local, and as close as you are going to get for a married unit to campus I rented from spring '07 through spring '08.
