I really liked living at Lacosta. The ward is amazing and its very social. My apartment was very nice with leather couches and hardwood floors. It felt like the owner wanted to keep the apartments nice. They changed management last year and it was a big difference. The old management was slow. We had a problem with our dryer and it took them 3 weeks to get it fixed. They were really strict on cleaning checks to. It felt like they were just trying to make money. The new management lives in one of the condos and Caryanne is great to work with. They were always friendly and available for I needed something. I locked myself out one night and they weren't even mad when I knocked on their door at 11:30. If I didnt transfer to the U, I would have signed another contract. I lived in La Costa for two years and wish I still were. The apartments are so nice, spacious, and well-furnished for the price you are paying. This is the best ward I've attended at BYU, and the area lends itself to being very peaceful-yet-social. My friends could always find parking and never get booted or towed. The landscaping is beautiful, and it's nice to live in a residential area where it's possible to take a walk. I would highly recommend living here, especially now that Aspen Ridge is no longer managing the place. The spring/summer rent is a little pricey, but worth it. I have lived with lots of management companies and I like Aspen Ridge. They are strict on their cleaning but if you move in and find something that isn't clean, they will send cleaners right over, they did for me anyway. People do have to take responsibility for their actions, did you call Aspen Ridge to tell them it was dirty when you moved in? I like them. I rented from fall '07 through summer '08. ...

I've worked with Aspen Ridge Management in two apartments now. Generally, they were fine. We had a minor misstep with them after our first cleaning check in Fall '08--they really just wanted to prove a point and we weren't happy. We would've been fine except that they had inconsistent cleaning check grading processes. As far as the apartment itself, great! If people are playing upstairs it gets a little ridiculous (your apartment shakes etc), but pretty nice for the price you pay. The ward is one of the best I've been in! Fall '08 to Winter '09 ...

Amen, as to the lousy property managers here. They wouldn't return my deposit even though I SCRUBBED the place when I left. (It was filthy when I moved in, but had been "signed off" by one of their managers). I will never deal with Aspen Ridge again, no matter how much I want to live in one of their places. ...

The apartments are great, but not for the summer price. 255 is a ridiculous amount for summer, and they MAKE you sign a year contract, so you're required to pay for the summer. The management is one of the worst (if not THE WORST) I have ever dealt with. I have heard numerous things about them and I am surprised nobody has done anything about them. They should be fired. Make sure you document everything that happens, because you never know when things will bite you in the butt. Don't let management companies screw you over just because you know you'll eventually move out. DO SOMETHING ABOUT IT or they will forever have a monopoly. STAY AWAY FROM THESE APARTMENTS UNTIL THEY CHANGE THE MANAGEMENT COMPANY!!! Aspen Ridge Management is the worst management company I've ever dealt with, and they have a strong track record of screwing over all of the La Costa tenants. I (2 months later) still don't have anything from my deposit back after moving out, the never send people to clean if you fail a clean check but they'll sure charge you, they don't clean the carpets unless you complain, and they're liars. The apartments are nice, the ward is ok, but the management company has made the last couple of months ridiculously stressful for me, and they're the main reason I decided to leave.
