I've lived here for almost a year now and I'm itching to leave. Maintenance is really fast and friendly, which I appreciate given the sheer volume of maintenance requests I need to put in. The bathrooms are so moldy to the point that I'm sure there are spores in the air because all my plants died from mold. The kitchen is nice but TINY with very little storage space, especially for 6 girls. Bedrooms are a nice size, but again, very little storage space. The social scene here is dead, and at this point, I'm not even sure COVID is to blame. The wards are also not the best either, with very un-attentive bishoprics and ward members. Overall, I'm not impressed, and I can't wait to leave. ...

While this is comparable to a lot of Utah housing, the level of honesty of the people running the place is in my opinion questionable. When my boys moved out, we spent the entire day cleaning. My boys are perfectionists, and I was there to double-check. Imagine our surprise when they failed the cleaning check (for the first time of the entire year). We wasted an entire day because of Riviera's threats, and I bet NO ONE passes. It's a big pay-off to keep all these kids's money. I have written them an email and will up date if they decide to be honest, but in the meantime, no thanks. My boys will go elsewhere next year, and so will my other children when they graduate from high school. I will not recommend this place. I rented from fall 2017 through winter 2018. ...

Ok here's the deal. The actual apartments are really nice but WAY overpriced. They just finished renovating them when I moved in so they are all nice. The bedrooms are pretty spacious which I enjoy. Also the bathrooms are really nice. The kitchen is decent, it is hard to clean the countertops they in the kitchen and bathrooms so it never really feels all that clean. In addition, the appliances are not new so my stove doesn't always work very well and I have had many issues with the furnace not working. If you are going to BYU, the location is good. You just have to walk through Helaman Halls to get to campus (about a 15 min walk to the library depending on how fast you walk). It is right next to the football stadium which is super convenient and close to the Marriott Center which is also very nice. But the bad part is the price. I rented fall/winter 4 person with no parking pass and it is $444. They advertise these apartments as very cheap but that is a total lie. And when I came and toured the apartments, they told me I would only be paying $399 which was pricey but doable. But they didn't tell you about the $30 utilities and $15 communications fee (wifi and cable). They don't provide you with a TV or router so it is super dumb that you are forced to pay that fee every month. Also, the wifi is not all that great which really stinks because I have to pay so much for it. Also, laundry is very expensive. It is $1.25 for wash and $1.00 for dry and sometimes the washers and dryers don't work and they will not refund you for wasting your money. They do party things every once in a while to try to get the residents to like them but they are super dumb and a waste of my money. Also, the people in the front office are super dumb and just like to party and hang out but not actually help you. Also, the pool is closed most of the year which is super dumb. If you are here for fall/winter it is open the first couple weeks and last couple weeks you are living here even if it is still hot outside. Oh, and cleaning checks are dumb. They fail people so much. My advice is to be there when they check (which pretty much means all Saturday because they give you a 9 hour span of time they might stop by in) so you can fix small things that you could have been failed on. Anyway, I would not recommend the Riv unless you are super wealthy and don't care about extreme amounts of fees. I rented from fall 2017 through winter 2018. ...

The management is obsessed with money. They never tell you what you're paying for or what you have to pay for until it is too late. Apartments themselves are brand new and in decent condition, but I don't think it is worth the price. The majority of students here (from my experience) have no problem with breaking the honor code/church standards. There are huge problems with members of the opposite sex in bedrooms, breaking curfew, people coming in drunk, drugs, and sex. The management doesn't do anything about it, and his suggestion is for the people obeying the rules to move out, rather than kicking out the people who are breaking the contract. If you do see issues like this go straight to BYU's housing office because the manager won't do it. I didn't have a car, but whenever I would be dropped off by family or something, someone had to stay by the car to prevent being towed/booted. They aren't exactly merciful if the car is parked there for only under a minute. It is an okay walk to campus, and it is right by the stadium which was nice. Overall my experience at the Riviera was terrible. I wouldn't tell anyone to live here. I don't think they should have BYU Honor standing anymore. If you end up living here, be prepared for abusive/manipulative behavior(from residents and management) and people who think it's okay to break serious church standards. (Yes I did meet some awesome people there and I am grateful for them and their example.) Utilities are outrageous. For example they charge you for cable that doesn't even work and you most likely will never use. Make sure you know exactly what you'll be paying before you sign your contract. I've had so many issues with the office that were not handled well, starting from the Riviera not honoring my roommate request, to lost packages, to falsely charging me for failed cleaning checks and refusing to reverse the charge. The apartments aren't that nice and I live in the newly remodeled ones. We have a bug problem and the plumbing is awful. They don't have enough parking for people so you might have to park half a mile away. And they have no visitor parking. The laundry mat is awful becuase it has poor quality machines and when something breaks it isn't fixed quickly. Not to mention it's very pricey. The walk to campus isn't bad though. Definitely would not recommend anyone move here. Find somewhere nicer, cheaper, and with less management issues. I rented from fall 2016 through winter 2017. ...

If you want to experience living in the ghetto, this is the place for you! The bathrooms had mold in the showers and on the ceilings, the carpets & furniture are absolutely filthy, and the drawers and cabinets in the bathrooms and kitchen are falling apart. I feel that I was purposefully deceived since I was shown a much cleaner apartment that was in better condition when I did a walk-through to decide if I wanted to live at the Riviera. I signed a contract and paid money and then got assigned to a falling apart, ghetto apartment. Not what I thought I had signed up for! It takes WEEKS for management to respond to any maintenance issues. Cleaning checks are another way for them to make money since they want to charge you for their sub-standard apartments that are in such rough shape and impossible for a student to clean with household cleaning supplies. You need a professional to fix mold issues and to clean carpets and furniture. Excessive charges for utilities. DO NOT RENT HERE! Save yourself some stress and grief and rent some place else. I don't know why I went for the Riv in the first place. It has a 1.9 star rating on google. That should have been my first warning. The quality of my apartment is atrocious. We have old stained dark green carpets, matted couches that haven't been cleaned (trust me, they need cleaned. One of my ex-roommates confessed he had sex on them...). Sinks are leaky, drawers are falling apart, scum everywhere, heavily stained showers, very little furniture and filthy laminate flooring are all reasons why the quality is TERRIBLE. The toilets are coming apart and often get stuck in flush so that they won't turn off. The shower's water is in and out between really hot and really cold, even when noone else is in the apartment. I don't know why that started because it wasn't like that when I first came here. The office/clubhouse, pool and hot tub are all pretty nice though. The grounds are managed somewhat seldom from what I've observed. For some reason I convinced myself that I could make enough money to afford the 2 bedroom, 4 person apartment ($305/month). The price is dirt cheap over spring and summer (like $140 a month or something), but once fall hits, it will wipe out an entire paycheck for a part time student easily. The base price for me is $350/month shared housing. This does not include parking or laundry. Location is ok. I bike everywhere and can get to campus pretty quickly, roughly 5 minutes at a moderate pace. Walking is more like 10-15 minutes (I got to south campus). Social life is kind of pathetic. No offense to the residents is intended here, but sometimes the people/other students you meet there are just downright strange. Many of the people seem to have mental issues, lack personal hygiene, or are very socially awkward. Again, this is just what I've experienced being here, no offense is intended. It really is just... a strange place. The management, I think, is picking things up a little bit, hence the two stars. Still they seem to try to strangle the money out of every student. As they update apartments (long overdue since many of these apartments are 40-50 plus years old and still haven't been fixed) they increase the price of living there! I think these apartments are overdue for a free upgrade. We've been living in slums for $350 and you raise the price!? The management seems nice, but they are very strict when it comes to their money. They inspect the apartments monthly and always claim afterwards that they would have failed many people for things, and will next time as if to attempt the facade of showing the tenants mercy or something. Cleaning checks are unreasonable as they require you to handle all flat cleaning and most maintenance (i.e. lightbulbs). Failing a check results in fines (go figure) multiple times. If they recheck and you still fail the check they will bring in premium cleaning crews at your expense. They attempt to have activities every once in a while (like movie nights in the clubhouse) which is fun. It seems like most people don't go though. Either they are, like I said, very anti-social, or extremely busy? Anyways, don't expect prompt service or leniency when it comes to the management. I don't own a car as of yet, but most of the people I've spoken to hate parking here. Car parks are poorly drained, often covered in snow (winter) or deep puddles (I hate walking out of my apartment D: ) There is no assigned parking, so if someone takes your normal spot (which they almost always will, apparently) you have to find a spot on the other side of the riv, if you are lucky. If not you have to find parking at local restaurants or whatever you can work out. They used to boot cars after midnight if the car doesn't have a riv parking pass. My friend came to visit from southern Utah. He left at 12.30 only to find his car booted and a note saying he owed $75 and had to call someone to come remove it. The management has since done away with this policy and will now simply tow said car without any warning. Where they take them, I have no idea. How you get them back, I have no idea. All I know is that they will charge you for the entire towing charge. Needless to say, I'm done here. I'm moving to a private apartment towards southern campus where life makes sense and I'm closer to things that actually matter. The quality of the remodeled apartments is higher than other apartments I checked out, especially for the price. However, the management is awful. They close their eyes to honor code violations, and they'll let anything go just to keep the peace. I got so fed up that I left 2 months after I moved in (from April to June). It's now almost the middle of November, and I just received a call saying I owe over $150 that I have to pay by this weekend or things will be turned over to collections. However, I already settled that balance...3 times...months ago. Many of my friends have also had problems with the management losing their money, and charging them for things again and again. They lied to us about the checkout inspection time, and lied about the results of the inspection and then repeatedly lied about the refund would come. Security for apartments was lax. rented Winter 2015 The office staff, christian and some girl, are nice. It seems like they are training a new office girl and she has a lot to learn. Its obvious these apartments are old. The grounds are not well taken care of at times (trash, dirt, debris, leaves everywhere). The drawers in the kitchen and bathroom are falling apart. The plastic molded shower is worn past the surface material. The laminate floors are impossible to clean. Most of the other apartments' bedrooms had very old carpet in them. We were lucky to have ours replaced. NO MICROWAVE is provided, even in the newer renovated apartments - really?!. They wont replace one of our broken chairs. The couches look disgusting - I didn't sit on them until they hired a professional company to come clean them but they still look stained. These rundown apartments run for $299/mo. Their "renovated" ones run for $329/mo. Utilities are $39/mo. $12 for "free" google fiber. $5 of the utilities is just for cable hookups even if you don't have a TV! Google fiber is free 5Mbps but costs $70/mo for gigabit. Previous to fiber the Riv provided a good centurylink or comcast connection for the $12. Laundry is a $5 chip card and then $2.75 a load. parking is $20/mo and you need a new pass each semester or you'll get towed. YOU COULD EASILY PAY $400/mo if you want internet and have a car. It feels like they are doing a "flip this home for resell" on these apartments. To me they'll never be luxury apartments other than price. My contract says I need to pay rent by the sixth in full and that's when I paid. The Landlady (this is new management) said the sixth is when the late fee starts. She wouldn't let me out of it. If you pay rent by credit or debit card they will charge an additional 3% on top of everything. Be prepared to pay by check or money order to avoid that fee. The jacuzzi is a nice amenity but can be grimy and dirty. Lots of international students stay here and go to the ELC across the street. I'm not a huge fan of the wards here. I put in 5 maintenance requests the first week I moved in. Only one was taken care of because it was probably a security issue. They wouldn't replace a broken chair or fix a dripping sink (we're talking small steady stream because the handles are broken). . . The only way things get done is if you are persistent and do them in writing. I'd recommend living south of campus. The newer management has been doing a nice job renovating the entire complex (landscaping, replacing broken stair steps, new signs, fixed jacuzzi light and jets, and I'm sure will continue to do more). These apartments really needed it but not sure if the newer price will be worth the location for a normal student. It takes about 12 minutes at a normal walk to get to the JKB. If I walk fast I can get to the Benson or JSB in fifteen. These apartments feel pretty far from campus because the closer north end of campus isn't that important. Please do not be fooled by the 3s I gave to location and social life. The only reason they aren't 1s is because the Riviera management can't control them. Please please please please do not move here for any reason. Just. Don't. Management is absolutely terrible. Instead of helping you work through problems, they do everything they can to nickel-and-dime you. For example, the "Tie-the-Knot Release" that they advertise so heavily has so much fine print that the average person will find it completely irrelevant. It requires a $75 fee and the forfeit of your deposit, and only goes into effect at the beginning of the month after you provide proof of marriage, assuming you remembered to submit written notice thirty days in advance. Parking is $20 per month, which is absolutely absurd. I've gotten an assigned, covered spot at other complexes for less. And even though I'm paying it, my car has been towed from the lot before and the Riviera, of course, won't cover any of it. So apparently my parking pass is useless. They charge "convenience fees" for paying online, even if it's a direct deposit from your bank account. Ridiculous. Also, laundry is nearly twice as expensive here than anywhere else, and they make you pay via a card that you must put money on. Of course, that means that you lose any extra money on your card when you move out. In short: I have not enjoyed living here, and would never recommend it to anyone. SHOULD BE CONDEMMED! Seriously this place is the ghettto. Every apartment has mold issues in all the bathrooms and the carpets make your feet black if you walk on them barefoot. When I was there there was a leak in an apartment and the floor collapsed into the bathroom of the apartment below. There was a gigantic hole for 2 weeks and the girls had to live in those conditions. Totally unsafe. I should have called the city and reported them (wish I had thought to do that!). I pay $30 a month for parking alone, and management rips you off in every way that they can. I would discourage any one from living here if they want to have a good experience in Provo. At my time in the Riviera, I learned to develop many attributes of Christ such as patience and long-suffering. I have also learned to better love my enemies. I served my mission in a third world country, and I never lived anywhere as bad as the Riv. Living at Riviera has been one of the top 5 worst decisions in my life. I was fooled by the internet into thinking the place was better than it is. Don't be deceived by any nice pictures you see. The administration is strict, unforgiving, and doesn't provide very good service. Our dishwasher didn't work very well and they refused to replace it. Everything is very old. The place should be renovated. It is very hard to plug anything in because the outlets are too loose. When you plug something in, it just falls out. The Riv didn't want to replace those either. I was always afraid of breaking our front door. If anyone would have tried to rob us, it would have been very easy to break in through the front door. The door knob fell off about once a month. We tried fixing it ourselves, but it never worked very well. I was too tall for the shower and my bed and I am only 5'10". The monthly cleaning checks are very strict. I imagine they have a quota of how many people they have to fail each month and then they use the money to go out to dinner. Wouldn't surprise me. The carpets are gross and the complex only has a couple vacuums that they lend out - they don't leave you one in your apartment. The carpets are pretty disgusting and should be replaced. The whole place feels kind of slimy and grimy. It can't be washed out. The heater is really loud and it doesn't seem to work that well; the bedrooms are kind of cold. They never wanted to fix the broken closet door where the heater was either. Something is wrong with the circuitry or the electrical wiring here too because the lights often flicker and go out. We replaced the bulbs, but it didn't solve the problem. The apartment didn't come with a TV. The Wifi is awful. I had to buy an ethernet cable, but it was still a little sketchy. Unfortunately, that limits the number of places you can use the internet in your apartment because there aren't very many ethernet plugs throughout the apartment. In the fall, the leaves fall everywhere and it's very hard to keep them out of your apartment especially if you're on the bottom floor. They don't do a very good job of keeping the outside clean. The only mildly appealing thing about this place is the location; it's only about a 15 minute walk to campus. There are many other places with just as good of a location. I would have walked 20 minutes longer to school everyday to not have to put up with the Riv. I wouldn't even recommend my worst enemies to live here. Overall, it's over-priced and not a very nice place to live. I will never allow my posterity to live here. I rented from fall 10 through spring 11. ...

I was not impressed with The Riviera. Rent is cheap, but it's because it's only rent, add parking, internet/phone and processing fees on top and my monthly payments were always over $330. The pool and hot tub were both shut down by the county for health code violations and the clubhouse was under construction which was very frustrating.
