Parking is 30 bucks a month. That blows. They tow at at eleven no mercy, that also blows yeah? Internet is like unto a tortoise. Seriously so slow. I use my 3g phone as opposed to the internet here because it's significantly faster. Have a maintenance problem? Sucks to be you, not getting fixed. Bugs for days, yo. Cleaning checks are borderline psychotic, and hope you like your girls young. They lie about rent - there are at least 30 dollars of hidden fees a month before parking. Lots of the ratings on here complain about things that have changed- i.e. management and maintenance. I have never had any problems with either. They also have RAs now who put on activities, keep the lounge open later, and lock the pool at 11 which is nice because I can now go to sleep at a decent hour without having to listen to freshmen screaming and playing in the pool all night. They tell you about all the fees and rules up front, so as long as you follow them and aren't late with your payments, then you won't have any problems. I rented from spring 10 through winter 11. ...

I love the Riv. Sure, there are problems, but most of them are problems that you're going to find wherever you go. Parking sucks, but parking sucks all over Provo in general. The rooms are huge, the wards are great, and management is very reasonable. Sure if you're late with payments and leave your crap in the apartment after the move out date, then you're not going to have a good experience but you'll find that most landlords don't want to deal with any of that and will charge you just like the Riv does. Simply Put: The Internet SUCKS (slow, and it went out for over an entire week), they charge you for tons of crazy stuff, It is a social place, however good luck swimming or going to the hot tub. They are both always so full. Plus people are loud and in the pool till after 2am many nights. The Apartments need serious attention. Ask to tour an ACTUAL model before moving in. VERY different from the model one... Floor squeaks, Apartments smell funny, and other things that show the place is just old and not kept up with. My experience: I got towed on the move-in day even though they said it was alright to park, Also charged $70 for a disposal fee of things that were in my apartment since I moved in. They said, and I quote "its not like there are name-tags on the stuff so we dont know who to charge, so we just had to charge everyone. So $280 to get rid of everything? Alright. I would SERIOUSLY consider other options if you are looking at the RIv. Seriously. Unless you enjoy the feeling of being frustrated, and in that case, this is the right place for you! There is decent social life. The location is good, and the pool and hot tob are nice. That is it. The apartments are ghetto and stained and generally smell weird, lots of people have ants. There are so many hidden fees it will make you dizzy. The management is terrible, just a bunch of monsters. I got charged a hidden $30 fee on top of a normal $30 dollar late fee, $60 for one day late on rent. Dont live here, they will extort you as much as they can. Landlord woman is the devil. The place is falling apart. Everyone is a freshmen straight out of high school. Many hidden fees (communications fee, monthly parking fee, internet fee, etc). Friends don't let friends "Live the Riv." They were bought by the folks who own Belmont last year so they're jacking up their prices. A six person apartment will cost $315 (utilities and communication are flat rate) a month. If you have a car it will be an additional $30 a month. They nickle and dime you with a lot of hidden fees. The repairs take forever. My apartment was without heat for a week in the winter even after multiple complaints. They did fix it the first time they tried, it just took them a week to get to it. If you want similar quality for a lot cheaper just go across the street to Glenwood which will end up costing you $290 a month after utilities and it's only another two minutes further from campus. WE HAD MICE IN OUR APARTMENT. I would think that that defines it all, but seriously, I need to take my revenge on this place and just say everything I want to say. We were six girls.In my first week there, only one of the two bathrooms worked. Later, one of the two sinks stopped working, the dish washer flooded our kitchen, we had a leak in the living room in both the floor and the ceiling (which we had from Fall '10 to Spring '11, and management never fixed it), multiple troubles with our door lock (which sometimes would work, if it was on a good mood), TERRIBLE INTERNET, we had to pay for telephone and cable and never used it! CLEANING CHECK ARE A NIGHTMARE (they are terribly hard and you get a high fee for failing them)...If I had to write down all the bad things, I would probably end up with a big fat book. MANAGEMENT IS HORRIBLE. When we had the mouse in our apartment and told them about it, they told us they would get someone to go on there by the next Friday --I reported the mouse in a Wednesday, come on!! And well, we couldn't wait that long (six girls alone against one tiny mouse, we all know how that goes), so we got a cat. When we found the mouse, it was inside my roommate's pillowcase, yep, inside...so we throw the cat at it. Fortunately, the cat killed the mouse, because the maintenance guys showed up on Saturday and just gave us some mouse traps --really useful. Bright side is...social life, I guess. That is if you like going social and all that kind of stuff. Personally, I am not in to the social life of BYU so it was kind of sickening for me. But if you enjoy it, you are in the right place. Just another crappy run-down provo apt. The great location and ward only make the terrible complex justifiable for under $300 but there are lots of fees that aren't advertised. Great sophomore housing choice (everyone is still down for meeting people/less engagees/lots of young recently returned missionaries), but be prepared to pay. If you don't have a car it's more justifiable, if you do it's not worth it, especially considering your car-less roommates who will mooch rides. Very social, but if you come into the ward with a boyfriend or are working and going to school, the social aspect won't justify living under tyrant management. Awesome bishopric in 79th ward (I think that's it's new name). Very cold in the winter (I lived in the heart of the building at its warmest too). Overall, not so worth it but a great transition (if you have to learn lessons for yourself) into the second half of your life in student housing in Provo. I rented from fall 10 through winter 11. ...

QUALITY: It is an old place and there are lots of little things wrong with it. and Quite a few big things, for example, I lived in Apt25 and one rainy night close to midnight someone hears water dripping in the floor vent. We walk out to the slightly below ground level patio and water is nearly at our door! We spend the next 2 hours bailing water while the maintenance figures out how to turn off the sprinklers. Meanwhile on the other side of the apartment the carpet is getting wet by the wall because water is seeping in. We did all the bailing and there is definitely a mold issue and the office gave us a pizza gift card which is nice, but when you add it up we had at least 5 guys bailing for 2 hours. The gift card was equivalent to each of us getting $2.50 an hour! FOR BAILING WATER! If we refused and they had to hire someone I guarantee you they would have had to pay more than $15/hour per guy. Despite the long story I expected crap like that from this place. PRICE: The apartments are decent sized, with cheap furniture, but after living in Campus Plaza (cheapest and smallest place) I thought it was somewhat reasonable for what you got. That is if you didn't have to pay for parking, utilities, or "communication fees." (Btw, you can pay EVEN more and get great internet, but if you pay the base fee the internet is fast enough to let you watch a youtube video every 10 minutes.Communication Fee 10-15 I think. Parking is 20. and Utilities in the summer were cheaper. I remember paying 30+ some winter months. LOCATION: Fine. SOCIAL LIFE: I met my wife there so I thought it was good. On this topic I will just say, you make it what it is. If you want to be social then be social. LANDLORD: This is by far the worst part of Riv. They are absolutely kind when you are doing the normal things, but if you come in and ask for an exception (say when your father suddenly dies and you leave for a few weeks and you ask for them to pardon your cleaning check because you are in another state grieving for a loved one)they will not listen to it. PARKING: I never had to look far for a parking spot so that is good. Bad it is $20 A MONTH! for that privilege. And they are serious about the 11pm parking curfew and overnight towing. Also, don't let anyone park there during BYU sporting events. Instant towage. Overall, my Bishopric, and my friends made this place have good memories. Paying $20 a month for parking SUCKS! And it is 11pm for friends to have to move their cars if they don't want to be booted or towed. The internet is slow. It is a nice location and the apartments have more space, but the carpet is old and unless you are lucky you will get older appliances. I sort of liked living at the riv, the girl's in my ward were really stuck up so it was hard to make friends. The ward I was in was poorly set up so there weren't ever any activities going on. My roommates and I would always get in trouble on clean checks because there was mold growing on the ceiling in the bathrooms... mold is the complex's problem, not the rentee's. The apartments are old and gross, like the carpets and couches. The rooms are big which is about the only plus about the riv. The hot tub sucks, it always had garbage in it and was hardly ever hot. I was one of those people who thought that maybe the reviews I saw were too harsh...I was wrong. We have mold under all our sinks and we've told management many times and they haven't done anything about it. They tell us to "clean it with bleach." If you know anything about mold, you know that you have to remove it in order to get rid of it. You can't just clean mold. The rent is horrible for the quality. We have to pay for cable and telephone and we don't even use either of those. The internet is HORRIBLE and definitely unreliable. There are a couple nice people in the office, but mostly they act like they don't care at all. The office is only open while everyone is in school so if you need to pick up a package you are kind of out of luck. The Maintenance is very nice and efficient, but don't try and do anything through the office. You will get nowhere. I didn't have a car, but parking is an extra $20 a MONTH! and they don't tell you this, but on top of their rental price they charge you a $15 communication fee. AWWWFULLL!! Seriously, live anywhere else but here. Go across the street and get into Glenwood. I've lived in both places and Glenwood looks like the royal treatment compared to here. It's $20 a MONTH for parking at the Riviera where as anywhere else you go it's only like $20 for a year if that. And they do parking reinforcement at 11pm. So say goodbye to having visitors till 12. It's just insane all the crap that I could tell about this place. I could write a book on it. No fans in any of the apartments so it's muggy and dark. I will tell anyone ever considering it not to live here. Go across the street and get the same price, but better living. ...

I lived there during summer '08. The ward was fun, and the bishop and counselors are awesome! The office staff was rude and wouldn't fix anything. They completely rip you off with the cleaning checks. I got NONE of my security deposit back and I only lived there for 2 months. How does that work?! I'm still ticked. on top of that, the place is old. However, they do have really nice flowers and plants. It is a big apartment, but I wouldn't live there again. They stole $200!!!! We had a lot of maintenance problems over the year. The ceiling fell in in our bathroom and kitchen, we reported it and pretty much ignored what we said. When they did show up they said "Oh we didn't realize it was really as bad as you said". GAH! oh and parking is 15 bucks a month. Glenwood has a parking fee too but its per semester so its definitely cheaper there. BUT we have much bigger rooms. Take your pick! I rented from summer '07 through winter '08. ...
