I lived in the Elms from May 1986 until my MTC entrance a year later. Great ward! Didn't seem to have many problems. Had a 1970's appeal, and, of course, the pool was great. Grocery shopping was convenient as well as other places to eat. I enjoyed it, anyway! ...

Don't. Rent. Here. PLEASE READ THIS BEFORE SIGNING. I guarantee you and your friends can finds somewhere better for cheaper. Plus they force you to sign a year round contract. If you object, they like to encourage you by saying it will be easy to sell the spring/summer part of the contract because these apartments are so popular, but that is a bull-faced lie. About 3/4 of the guys in my ward wanted to move out in the summer for internships or job opportunities outside of Provo/Utah. 1 or 2 guys got lucky enough to sell their contracts (by paying the guys who eventually bought them.) A bunch of guys moved but weren't able to sell and they had to just pay the remainder of the year's rent as sunken costs, and the rest of us just had to suck it up and live here for the summer. Also, they kick you out a week before finals for the summer term, so even if you resign to staying in Provo and you want to take classes, you are screwed for finals week unless you want to give up even more money just to stay just a few days longer. And to make things worse, the wifi went out during one of the finals weeks, and they took 48 hours to get it fixed. Also, the walkway/stairs leading up to our doors is very disgusting and never clean. And if you fail cleaning checks, they will charge you to send a professional to clean your apartment, but they will never actually send a professional to clean your apartment. Very crappy ownership that takes advantage of students ever since Liberty took over. Renting here is a bad financial decision. I rented from fall 2016 through fall 2017. ...

The Elms no longer exist. They are now known as Liberty (on Eighth?). They have been newly renovated so look completely different since I was there, (much nicer) and are now under new management. Price has gone up quite a bit, but that's to be expected when they renovate everything. I rented from fall 2012 through winter 2013. ...

The Elms is an okay place to live. The location is fantastic. Management never did much until a roommate reported them to off-campus housing...since then, they've been very attentive to our work orders. The apartments definitely aren't the nicest, but they also aren't horrible. The B building is definitely nicer than some of the other buildings. Parking can be pretty rough. If you get back to the Elms after 8 most nights, you'll have to park on the street because it fills up so fast. The wards are good. They recently changed the ward boundaries so I've been in 2 wards here. One was super social, but the other wasn't as much. Both bishoprics were amazing though. Elms life is really what you make of it. I rented from winter 2015 through fall 2015. ...

The apartment is fine. But the management sends random emails in all caps yelling about little things we can or can't do. Very unprofessional. The pool was only open for one weekend the whole time I've lived here. Sometimes you have to wait a while for the shower to warm up. There are hidden charges that they add to your account that they don't address when you sign a contract. Also, with utilites included the total rent for the month is $330. WAAAAAAYYY too much for how old and run down this place is. We had to call them to repair things every month. The Internet jacks don't work in the bedrooms. I rented from Fall 2014 - Winter 2015 ...

Trust me. I have lived here for a year and management changed a couple of months ago. DO NOT LIVE HERE. They ammended our contract for flat rate utilities that cost more than rent. The contract was a white wash. Essentially, if you didn't sign it, they would kick you out. Just today I walk to my apartment and there are white folded papers all over the doors. All announcing late fees for rent; even though they never told us rent was due. I and at least the other 16 apartments i went by full of 6 guys each got charged 6 days worth of late rent fees. Overall, the Elms is not a terrible place to live. However, it's certainly not top of the line. Really, I think it's luck of the draw whether or not you get a good apartment. Our neighbors love it, but we're not big fans. For starters, our apartment has cockroaches since we moved in. At the beginning, we would see about 10 a day, each. The management blamed it on us, but the infestation was clearly there before we were. We were fumigated six times throughout the course of fall semester, during which we had to move EVERYTHING out of the kitchen and bathrooms into our bedrooms. We would have one day notice to do this, and couldn't be in our apartment 3-4 hours afterwards. The management made little effort to tell the exterminators how bad the problem was (he came in and sprayed with a can...) After the first fumigation, when we came home, there were HUNDREDS of dead bug bodies we had to sweep up. On the counter, table, floor, couches, walls, everywhere. Because of this, we have to do a deep clean every time ager fumigation. Today, we still see some in the dishwasher, even after it's been run. Also, our sink and dishwasher like to regurgitate dirty water with pieces of food. It smells and looks nasty and gets all over the floor. Despite having a garbage disposal, we weren't allowed to use it. We had to have one of our toilets replaced, but it sat unusable for several days before. Our sink and shower drains are consistently clogged, even though we've requested for them to be taken care of. Also, occasionally there is no hot water. The internet is a sad, sad joke. Only one side of the room is hooked up for ethernet. The washers and dryers are also pieces of junk. After running the dryer through three cycles, my clothes will still not be dry. They sometimes lock the laundry room early and open it late. The location is awesome. Right next to Brick Oven and close to campus. We've really liked our ward, lots of activities. The parking isn't horrible, but the only guest parking is on the street (good luck with that.) The price isn't horrible, but still high for what you get. Our utilities spiked, even though the apartment's temperature stayed the same. We're talking $10 increase. We got new management at the start of winter semester, which has helped. It got to the point that the people in the office would recognize us because of how many problems our apartment had. Long story short, don't live here. We lived here Fall 2013-Winter 2014. ...

I loved my times at the Elms. The management is friendly and always helpful. The Elms responds to work orders in a timely manner. The social life is incredibel. The location is terrific I rented from fall 10 through winter 11.

No joke, our hot water went out over 15 times in one semester. You'd jump in the shower on Sunday morning during the winter and it would be 20 degrees outside and you'd have no hot water. It was a joke. We complained and complained and they wouldn't fix it. We passed a petition and they got very upset and defensive. After a semester's worth of frustration they offered to compensate the tenants about $5. The cleaning checks are a scam to bring in money and they management is incredibly unresponsive. It's close to campus and it's fairly cheap, but stay away. They don't maintain anything and treat the tenants very poorly. The wards are typically fantastic, but you can also find high quality wards elsewhere. The girl in the office is the daughter of the owner and she is very rude. Just don't move here. There are too many other similar apartments without the awful management. I rented from Fall 2012 through Winter 2013 ...

be prepared to go without hot water at least once a month for up to 24 hours (usually always on a Sunday morning). This has happened very frequently this year. Don't plan on using Internet during evening hours -- deathly slow or non-existent. Apts not very secure with poor locks that can be easily broken into (convenient for roommates who lose keys yet also disconcerting for other possibilities). Parking is horrible. Great location but there are a lot of other options in the same area with better amenities and hot water on demand. :) The owners need to spruce this place up or raze it and build something new on the lot to keep up with the competition. ...

Great location, but there are a lot of other better apts in the same area. Keep looking elsewhere and skip the Elms. This place is no bargain. Rent is 290 for a shared room with utilities averaging $40 a month (for what, we have no idea, because the internet never works and the hot water goes out regularly, maintenance requests take forever and the "desks" and dressers in the small rooms are ancient, carpet is super old and a horrible parking situation). They advertise two desks in each room but that is a lie. You get one desk and one "countertop" without drawers hooked onto the wall as the 2nd desk. You can pay the same amount for a much newer place and better amenities. Ward is decent, though there are 2 girls per boy in the wards. Would not make the mistake of living here again, however. Not impressed with this place and the lack of upkeep/updating. Owners not using the truckloads of money they make on each apartment to do any upgrades or maintenance. ...

The apartments are nice enough after renovation. The carpets are still horrible though. Management is nice and are usually good at responding quickly. The location is really great, especially for southwest of campus, expect about a 15 minute walk anywhere else--about 20 to the HFAC. I absolutely adore the people who live here, and our ward is fantastic. Parking is decent, just sign up for the waiting list if you don't get it at first, and usually you'll be able to get a sticker. Be warned: This is mostly a sophomore complex...which can get annoying, because some of them haven't grown up. It also means that a lot of people are willing to do activities. Our ward has really bonded this year. Also, their internet used to be pretty decent, but in December they changed it to a horrible network for all of the Elms. I have never been so frustrated with the internet. If you have a project due and will get down to the wire, do it somewhere else or you may not turn it in on time. My roommates went to another complex to sign up for classes because they were so worried about it not working. Just remember you're paying for it in your utilities bill and it doesn't work. I really rented until Winter 2012, but it won't let me pick that option. I rented from fall 10 through winter 11. ...

I lived here in the summer and I was a great place to live . Then I moved for school and then moved back into the elms for winter semester and the parking isn't very good because they change parking stickers and have empty places but won't give you a spot. So they tell you to parallel park but sometimes there are no spots. The Landlords are great people. The rent winter semester is pricy I pay $315 right now and in the summer I pay $230. ...

While I don't absolutely hate the Elms, I wouldn't suggest it as a place to live to most people. Our 2nd shower had no water pressure at all and was completely unusable. We called it in to get fixed early September of '10, but it still had yet to be fixed by the time I moved out in April of '11. In my apartment, we joked that the swamp cooler was our "third shower" because it would leak whenever it was on (and I'm not just talking about a little dripping, it was a torrential downpour). It's kinda ghetto and stuff is always breaking. Also, it's super easy to break in to the apartments if you don't always lock the deadbolt. Management is very nice and easy to work with. It's very difficult to get parking (especially if you're a guy). They give the parking passes to the girls first so they don't have to park far away and walk home late at night when it's unsafe. I didn't really like the ward, it was super cliquey. Overall, not a TERRIBLE place to live, but I just don't think the pro's outweigh the cons. I rented from fall 10 through winter 11. ...

Horrible internet. We get an average of 2000 ping with frequent disconnects- had to get our own isp. According to the landlord, any internet speed above 56kbps (dialup) is high-speed internet. Only one fridge and bi-monthly cleaning checks. Our sink recently clogged and, instead of calling a plumber, they came and used a toilet plunger on it until the sink vomited up brown water that filled our apartment with the smell of eggs. The apartments are pretty worn down. Ours smells a little bit because they lied about renovating. They definitely overcharge - we pay 300$ each for a shared room that is 3/4 the size of Helaman Halls dormitory rooms. My brother and I share a room and are paying 600$ a month for a room that can accommodate two beds, two desks, and a small wardrobe that floats as an island in the middle of the room because there is literally no room for it. As others have said, parking is brutal. Social life is decent. The landlord and management are absolutely miserable. The only thing going for it is the location - which suckers people in. Oh, and false advertising. There is no hot tub. The internet is not high speed (I think they've changed that add now). It ranges from 200-500kbps (500kbps on a good day) - so if you like gaming online or skyping, that's out of the question. the internet goes out all the time (weekly or biweekly basis for hours or days). The hot water went out 2x during Fall semester for several days at a time. Live somewhere else for sure. I wish the Elms Management could read all of our reviews. Until the BYU housing change price was superb, then it went up. The rooms are tiny, and I mean small. But if anything goes wrong, don't plan on getting it fixed unless you know a lawyer, can report it to the health department, or is enough that you can get out of your contract (the ceiling caves in) because it wont get done.
