The social life and the ward here are awesome! Its one of the best around BYU. Its nice living here because campus is so close and it only takes 10 minutes to walk there. Parking late at night can be a bit of a nightmare but where in Provo is it not? When I first moved in you had to log into the internet every so often and it was inconvenient since it would cut out during homework or watching Netflix. They solved the internet problem because now they have Google Fiber and you can upgrade it if you want. They have also upgraded to a maintenance request system where you can go online and submit any repairs you need done. Repairs get handled quickly and if not they usually let you know why. The apartments are old but that is something you know from the start when you go and look at it. The washer and dryer are in the unit which is a bonus. In the summer they have the hot tub and pool so you can go out and relax. Management here is good. They arent always in the office during their posted hours due to showings but you can always submit questions online. All in all it was a great place to live and I would recommend it to anyone. I lived here for 2 years and really am a fan of the people and the ward. The ward is by far the best I've been to in Provo, and the main reason I stayed here so long. I will be thorough for those who actually care to read. The apartments are falling apart, but the management knows that there are enough suckers willing to live here that someone will take the place of anyone who leaves. The parking lot is terrible. If you don't come home at the right time of day, you can end up having to park 3 blocks away. If you manage to find a spot in the actual parking lot, Uncle Steve (the owner) painted the lines himself without actually planning/measuring them out or using any kind of thought at all. I counted 10 new dings on my car in two semesters from people opening their doors into mine or hitting me while trying to parallel park. They also do a terrible job plowing the parking lot, if they do it at all. They put a sealant on one of the parking lots that is extremely slippery, so be careful walking in the parking lots in any condition other than a dry summer day because you just might break a bone. It is bad enough that my car will lose traction on the big section of it right in front of some of the spots. Kids from Provo High like to come by during lunch or after school and go through cars that are unlocked, so you can't leave anything in your car. My car was also keyed while in the parking lot here. Our bathroom leaked on the people below us for 2 years, and the management kept saying that it was because of our floor being sloped or something like that and recaulking it once every few months until finally everyone was done with the BS. It's been two months and they still haven't finished our bathroom. Also, if you live in the apartments, be warned that two apartments share a water heater, so good luck getting a hot shower between 7 and 9 am since there are 10 people using that water heater. The heater works pretty well during the winter, but ours doesn't really do super well in the bedrooms. It'll be about 60-65 in the bedrooms regardless of the temperature in the rest of the apartment even though the heating is supposedly central. There is no AC, but there is a swamp cooler during the summer months. Prepare to bring your own fans. The swamp cooler really doesn't help that much. People will always complain, and the management will always say that they're doing something wrong. In reality, they're crappy swamp coolers and you'll have to bring some fans of your own or be prepared to sweat. We have had moth problems for the two years that I have been here, and some people (but not us) have had issues with mice and other fun critters. The bedrooms are also tiny. Don't expect to have room to store all of your things in there. Or all of your clothes. Or all of your books. Or think. Or breathe, for that matter. Even though I've alluded to it several times, I must emphasize again how appallingly bad the management is. Jules, the manager when I moved in, had the simple policy of "out of sight, out of mind" and always had her proverbial eyes closed. Stephanie, the manager at the time of writing, is actually great. Everyone else from Uncle Steve to Legend Real Estate is terrible to work with. We had a large fluorescent light bulb in a bedroom go out in May 2015, and it was replaced by maintenance in February 2016. I will also reiterate that it took two years of complaints about the bathroom for them to finally acknowledge that there was a problem with it (it was obvious that they knew the whole time), and that two months after they started work on it, they still haven't finished. They covered everything in our apartment in dust and left old materials and trash all over our front room, kitchen, and front porch. When they finally get around to doing something, they will dally around and do whatever costs half of the cheapest possible option and never really do it well at all. Most of the time, things just don't really get fixed at all, even when it puts them in violation of BYU Housing rules. They will let as much slide as possible until somebody tells BYU, and then drag their heels to fix it once BYU gets on to them about the issue. My summary for the TL;DR crowd: The people and location here are great. The ward is amazing and I have had a great experience here. However, the apartments are terrible and the management is worse, with some exceptions. You can have a great time here, just like I did, but be aware of what you're getting yourself into. The manager is awesome, but the owners are as far as I can tell money grubbing, high and mighty people. One time the toilet itself was broken and leaking dirty water tainted with feces and urine. We had to live like that for a MONTH! After too many promises of fixing it "soon" I finally threatened to contact BYU off campus housing. Even after they were afraid of being punished for unsanitary living conditions it still took them an additional 2 weeks (1 month total) to fix everything. Thinking back, I should have still gone to off campus housing and demanded compensation for all of us residents. Maybe then the owners would learn a lesson. Fall '12 - Summer '14 ...

Really close to campus. You can sign up for just F/W or S/S which is brilliant. I didn't have to be locked in to a year contract. The new online system is great. You can pay rent online & also submit maintenance requests. I think it sped up the getting things done part of maintenance and stuff. Everyone's complaining about the internet and it was pretty bad. Like can't load msn homepage bad. They have Google Fiber now though and it works totally fine. The onsite manager and her husband are really easy to work with and they seem to care about us. All in all they're pretty good apartments for being that close to campus. A little old, but all the ones close to campus are old. After all, we are in college right? (I live there now 2014 but it won't let me say so) I rented from fall 11 through fall 11. ...

It was nice to be close to campus. I didn't have a problem walking to school every day, and I didn't have to leave really early. It's also in a really convenient location, close to about anywhere in Provo you could want to go. Besides that, I found foxwood to be really frustrating. The internet was terrible. You have to log in every few hours, even if you're in the middle of using it. If you're watching a movie online or something, sometimes it will cut you out in the middle and you have to relogin again. Besides that, the internet crawls. Youtube videos sometimes take forever to load, and HD is out of the question. It sounds trivial, but it was incredibly annoying. The apartments have a washer and dryer, which is really really nice. There isn't really enough parking for everyone. Sometimes I had to park a street or two away. Don't park in front of University Villa or you'll get booted. The ward was social enough, but that really depends on you, right? The apartments are a little run down. There was paint peeling off the wall everywhere, low water pressure, only one bathroom for 5 of us, and tiny rooms (only one desk per room.) One of my roommates has only 2 feet or so between his mattress and the top bunk above him. Also, the mattresses are terrible, so bring a mattress pad or something. If you want cable, you'll have to drive down to the comcast place and rent a cable box. It's free, but if you don't return it, you'll be charged for it. Overall, I would not live here again, and I wouldn't recommend it to anyone. It's over priced and all of the little frustrations make it not worth it. I lived at Foxwood apartments summer 2012-winter 2013. Let me break it down. The location is really good and you can get to campus pretty quickly which is really nice. However that's about all it has going for it. You pay way way too much for what you get. Then they close and lock the gate on the path to school...so they basically took away the one thing the apartments had going for them. The internet is absolutely dreadful, I cannot stress that enough. Parking is also really bad if you ever get back late at all. Then the management has just done some weird stuff and had some rules that honestly make it seem like they want no one to be happy, and there also seems to be a lack of of communication between the management and the owners(which give one of the few parking spaces to their niece.) I've lived in a few places in Provo now and this is certainly my least favorite. Its not a bad place to live but the management, the internet, parking for what you pay does not add up. ...

I loved living at Foxwood. The apartments are on the older side and a little run down, but the people in the ward and the location more than make up for it. Management has improved over the last two years and is very easy to work with. Whenever we had a maintenance request, they responded quickly and efficiently. I don't like foxwood at all! We had ant problems in our apartment and it took them a whole semester to come and fumigate and they did it on a reading day so we couldn't be in our apartment all morning. The ants got into a ton of my food and several of my blankets got ruined by the washer and dryer after washing them because ants got into them. The stove smokes all the time and makes the apartment smell gross. Our shower head barely worked and it was several months before they replaced it and the hot water sucks. You either get a scalding hot shower or a freezing cold one. Our sinks have some mold growing in them and they are cracked and gross and are really hard to turn on. There are holes in some of the walls and its overall just really trashy and run down. Parking sucks. I didn't like the ward at all. Our heater is super loud and half the time doesn't turn on. It will drop down to about 60 degrees and our heat still won't come on. It's expensive given how run down, old, and small (hardly any storage space) there is. You basically pay for the convenience of being just a couple blocks from campus and for having a washer and dryer in your kitchen/living room. I wouldn't recommend living here. Advantages: Close to campus - I walked to school almost every day. Diverse ward - houses, condos, apartments make for a diverse demographic. Management - well-meaning but incompetent, out of touch with student needs. Legend Real Estate is a family business. Nepotism has led to poor management. Jerilyn, the property manager was hired obviously because she is a daughter of the owners and not on account of her ability to manage. It is very frustrating working with her because her actions are seldom logical or consistent. Examples: Contracts - When I first signed on the management offered us a group rate of $12 off each month. This was a verbal contract and they honored it until Jerilyn decided one day not to honor it anymore without telling us. Next thing we saw we had incurred multiple late fees and they refused to honor the verbal contract anymore. They said they wouldn't honor any contract that wasn't in writing. We produced documentation that we had been receiving the discount in the past on our billing statement, but they still refused to honor it saying that it was only valid if it was in the actual contract. Frustrating' Yes. And I still had to pay the late fee on top of the back rent. Cleaning checks - The women responsible for conducting cleaning checks are friends of the family. They charge $30 an hour with a two-hour minimum if you fail your cleaning checks. There is no independent audit of their decisions nor is there any appeals process. In several cases I have seen male apartments "fail" cleaning checks after spending 3 hours scrubbing out a bathtub when female apartments passed that same day even after admitting they didn't do any cleaning. Economically speaking, the cleaning check ladies have the incentive to fail, even to cheat, which means that they will fail students with adequate apartments for the sake of getting gain. The most frustrating part was seeing my apartment fail after putting in hours to clean it up, then the cleaning ladies come in and wipe over the same counter and charge $30 for it even though it wasn't any cleaner than when I did it the first time. I missed my brother's graduation because I had to mop, bleach, scrub, re-mop, re-bleach, re-scrub the kitchen floor and I still didn't pass. One time we took pictures of the apartment after cleaning it, then we took closeup pictures of what they said was "unacceptable" even though the apartment was immaculate. Jerilyn the manager told us that she wanted us to not live there anymore. Other examples of nepotism leading to poor management: No reserved parking spots in the apartments except for the granddaughter of the owners who lives there as well. The one handicapped spot is now marked with a sign saying it is for "Management Only" but is actually for the granddaughter. Utilities are fixed and non-negotiable, we had to pay $200 a month in utilities even if none of us were living in the apartment during that month. Examples: Internet was not working in apartments or condos, when asked by students who the internet provider was, Jerilyn refused to disclose the internet service provider. We are paying for internet that doesn't work and management won't even tell us who is providing it for us. Also, internet always shutdown at 1:00 am. Internet also does not allow for students to log in at any BYU websites including Route Y and Blackboard. Very frustrating. They did throw a nice barbecue or breakfast in the center courtyard a couple times a year. Washer/Dryer nice. Like the pool and hot tub. We have had a broken sink for 8 months, tiles have fallen off of our shower and haven't been replaced for 7 months and we had to sign a disclosure at the beginning of the school year saying that we are aware there may or may not be lead paint somewhere in the layers of paint on the walls (it was built back in the 70's). The rooms are small and because there is no space, my bunk bed is on cinder blocks and I cannot sit up all the way. We do have a washer and dryer, but sharing one working sink and one fridge with 4 other girls is quite the challenge. The ward is decent, though the programs sometimes are seen sporting "shred, jam and settle" on the front with pictures of unrelated images of the gospel. It is only 2 blocks from campus but there is very little parking, you usually have to park on the street sometimes up to a block away. We are getting new management (hallelujah) soon too. Utilities are $40 a month and only $10 rent if you are the show apartment, and they do NOT give you ANY notice if they want to traipse through your place (when you are the show apt) (I really rented from Fall 08 to Winter 09, but that wasn't an option) I rented from fall '07 through winter '08. ...

I lived in the apartments (private room) for 2 years and in a house run by the same landlord for 3 more years. The deposit was completely consumed and I was made to "update" my deposit. I liked the landlords as people but thought the place was run in a rather crooked manner. Because of the length of time I'd lived there, supposedly my rent was lowered compared to the other people, but I found it was actually close to some who had been living there only a year. Also, deposits aren't supposed to be depleted and if they are, there needs to be a valid reason. When I lived in the house, all of the apartments were updated with washers/dryers, new furniture, and re-painted. When I asked when the house I lived in would be fixed up (it was dingy, the linoleum covered walls in the kitchen were completely peeling, the couch needed replacing), they told me they'd spent all the available extra money on the apartments. They were ok about fixing house problems. The best part about living there was the ward--it was fantastic. I really liked the location, too. I felt safe there and it was close to campus as well as Smith's, which was often very handy for groceries. I rented from fall '01 through winter '06. ...
