I actually rented Fall 2013 through Winter 2014 Worst experience I have had with housing in provo. The management is terrible. There are very strict monthly cleaning checks. Rent is cheap until you get the utilities bill, which was always between $40-$50, plus exorbitant late fees and cleaning check penalties. They frequently shut off the water for maintenance as often as once a week. The apartments are all old and cramped, with beat up furniture and warped mattresses. The whole place turns into a mess anytime there's any weather with the icy metal stairs and wet moldy carpets. It's in a terrible location too--I had friends get bike parts stolen and my roommate got his iPad and wallet stolen. The ward wasn't bad, but it wasn't excellent either. The pointless "chastity wall" kind of puts a damper on the social life. I rented from fall 10 through winter 11. ...

I currently live here and it has been the WORSE experience. 1. The manager is an total asshole. He lives here in the complex and is the most inconsiderate bastard i have ever met. This is single housing but he allowed SIX married couples to move into the complex. 2. I live on the second floor so there are married couples below and above me. I can hear them having sex! Who the hell wants to hear people having sex?! 3. The couple below me has a baby that they let cry for hours upon hours. And management will not do anything about it. 4. Wifi sucks. At least once a month it goes out for a whole weekend. 5. Heater never works, i have to turn on my oven to heat the apartment. 6. Not enough parking whatsoever. I have had to park blocks away at night and walk to my apartment alone. 7. The married couple are crazy and will scream at you if you're in the pool after 11 pm. 8. They don't take care of the hot tub so majority of the time it is green and it reeks. 9. The stairs here are dangerous. During the winter ice will freeze on the entire set of stairs leaving it impossible to use because the management does not do anything to fix it. 10. Completely unprofessional manager. He opens his mouth and talks to his friends about other residents contracts by name. It's a very small complex and everyone knows each other. Why he thinks he can get away with that is beyond me. I've lived here for the summer. It's a really old building, but I've been pretty satisfied. Sometimes the air conditioning doesn't work, and the water temperature has fluctuated quite a bit. I'm fine with it though, because the price for summer is really cheap. ...

I actually rented from June '12 to January '13 (wasn't an option). There's a lot to say about Roman Gardens. While there are many things that should have been easy to fix, there were also a few redeeming qualities about it. First, the negative. 1) The atmosphere of Roman Gardens is sometimes a bit scary. There were some nights when the lights in the complex were out, so walking to my door scared me nearly to death. Also, the windows and doors have sometimes broken so they don't shut and/ or lock. Made me wish I had renter's insurance pretty badly. 2) Management. While they aren't the worst out there, they're not the best. They often failed us for cleaning checks with no explanation, only to reappear two days later and fail us for not fixing what they didn't describe. Super frustrating, and any attempts at understanding were met with grouchy employees and snide remarks. Again, this is kind of understandable considering my room mates would harass management for charging them even when they had no right to debate it, seeing as they didn't even do their cleaning checks. 3) Cleanliness. On my tour through the complex back when I was looking at buying, I was taken through a nicely painted apartment with new carpet, appliances, etc. Moving into my room was a shock. The place needs a new paint job, the appliances are very old, and the entire apartment is humid. Yes, humid. I seldom take my socks off because the carpet feels moist to the touch, and it is clear that severe water damage has not been properly resolved. Overall, it needs a good renovation. 4) Policies. This complex has strange policies that have frustrated me for a while now. Just one example is that, even though about 75% of the lightbulbs were missing from our apartment when I moved in, the latest cleaning check required me to replace every bulb in the apartment, or pay $5/ piece. Ridiculous. As a fun note, BYU housing was alerted of these situations and more in October / November. They were given 3 weeks to fix a lot of these problems, so management and maintenance had their work cut out. We have still seen little to no improvement. Just a fun note about their current reputation... Now for the positive: 1) Parking was very nice. There is nearly always a spot in the main lot until 10pm or so, and when it's full, the Centennial II parking lot ALWAYS has open spots. 2) Social life. When I first moved into the ward (241st), they said that they were the "best ward in the church." I chuckled, but quickly learned that they weren't kidding. The caliber of the teachers, leaders, etc. was astounding for a singles' ward, and this bled into the social atmosphere of the apartments. It wasn't uncommon to get knocks on the door with invites of frisbee, Temple Square trips, etc. Fantastic people. 3) The price. While the place is kind of ghetto, it's definitely not the worst out there. And for $239/mo + utilities, it's a steal. Albeit I am in a 6-person apartment, the large living room makes up for it. So overall, if you're looking for a VERY humble place to live that serves as a cheap solution to living near BYU campus, go for it. If you're expecting friendly service, a posh lifestyle, and a nice living area, keep looking. It just wouldn't be worth it to you. I rented from summer 10 through winter 11. ...

The place is definitely turning around. As the other comments say, old management was BAD. Thankfully, the management has been completely changed in the past year and the new management is doing everything they can to turn it around. Maintenence requests get taken care of immediately with no trouble, things are getting cleaned up, and the management is very good to work with. They also lowered the rent to way low prices. The ward is great and very social, a good mix of typically 19-24 year olds. Definitely walk through the apartment you will be getting before signing because some are a lot better or worse than others. Its old, but for the price it is definitely worth it. Worst place I have ever lived at BYU. Loved the ward and the people but the management are obnoxious. They promised one price when I signed and then charged me $50 extra every month. Every month I wrote them and asked for a record of what I was being charged for and they never responded. One time I was late getting my rent in and the very next day there was a sign on the door telling me to pay. (They couldn't respond to my four requests, but the second I owe money they sure wanted to communicate.) AVOID this place. There are much better places to rent from at BYU. I have friends in centennial and arcadia which have had similar complaints regarding the management (it's all the same company). ...

Helped a friend move in here and I was shocked at how dirty this place is. It looks like nobody manages the place. There were the remnants of a bonfire in the middle of the complex (with all the buildings surrounding it). It was obvious that there was no cleaning check performed in my friend's apartment because the place was filthy. I felt really bad my friend had to move into this place. The people that live here seem fine enough, but the quality of these apartments is really sad. I'm surprised that BYU would allow a place like this to remain approved. It reminded me of the slums I've been through--not a place to help students focus on their spiritual and intellectual growth. ...

The complex was sold to someone over the summer in '09, and the new managers are useless. Really in the past 7 months they have been here they haven't fixed anything we reported, and when you go to the office for anything (questions, paying rent, maintenance requests, etc) you get this look from them that says "what do you expect me to do about it, I am just here to get paid for playing on my computer all day". Really rude people. However, you only have to deal with them once a month, or if you pay rent online you can ignore them just as easily as they will ignore you. The ward is fantastic, no other word for it. No cat-fights or silly arguments, it really does feel like a family. I would suggest this place to anyone, and I have loved living here. People complained about this place before, but now there is new management that is even worse! My room also has a big hole in the door and ceiling. Management drained the hot tub because one time the maximum limit was exceeded. They interrogate me if I report a problem. Same issue as other people with paper thin walls/floors and appliances so old that it scares me. I did get a new dishwasher though, but it doesn't work. Same as someone above said, they showed us a nice one, then gave us an apartment with fist-sized holes in the wall, holes where old shelves had been ripped down, windows with no latches, no screens, and one didn't even shut properly. They didn't provide the amount of desk space or chairs required, and our dishwasher didn't work. Our microwave is 22 years old and the oven is probably 25 and only cooks half of the pan for some reason. Carpet is old and nasty, couches are uncomfortable and nasty, and the closets are too shallow to even fit a hangar in (seriously). Management didn't fix ANY of the problems above, even after I sent a letter to them and BYU housing. This place is a joke. Do NOT live here. The ONLY plus is the bishopric. ...

Great social fun! I would recommend, and have recommended this place to many people. Awesome ward and bishopric. I read a comment that talked about promising a year round pool and wireless internet. They never made such claims as this bitter person is stating. They must think the world hates them or something, I hear its a fad to be like that now a days. The management is better than most, not perfect by any means, neither are the maintenance workers but they get things done. So what if they think you're whining grow up if you can't handle it, "the squeaky wheel gets the job done". Overall experience, I would live there again. The only thing I didn't like, and this is common throughout student housing, is the trouble in trying to stay in the complex. If you do not sign up immediately when its time, say good-bye to your spot as its sold out from underneath you. A simple phone call from the office would fix this problem. The office person, "Hey, just wondering if you were staying. We have some people asking about moving into your apt." Tenant thinks for a moment, "Well, umm, yea, I'd like to stay." Management replies politely, "Ok, when you get a chance this week come down and we'll renew your contract." The office person then turns to the apt seekers and says, "I'm sorry it looks like that apt is full. What about this one...". This is the worst place I have ever lived, and I cannot emphasize that enough. Management is unresponsive and rude, and so is maintenance -- maintenance will call you a whiner and complainer if you ask for anything to be fixed or checked (and trust me, you will have concerns because it's an old complex and things are wearing out). When moving in, we were promised wireless internet, a nice new recreation room, and a year round heated pool. We never got wireless, the recreation room took over a year to be re-done, and the pool is barely heated, and definitely not year round. The only time that management will be nice to you is when you are paying rent, and only if you pay without making any comments. Some say that the social environment is nice, and it's okay, but the apartments are designed in such a way that whatever happens next door or in the courtyard can be heard loudly from within your own apartment.
