Top Floor Fully Remodeled Studio - This is a beautiful studio which was fully renovated about 10 years ago located at the eastern end of Cow Hollow. It is 3 blocks to the prime commercial parts of Polk and Union Streets, and 4 blocks south of Fort Mason. It is two blocks south of Chestnut and Van Ness where the Marina express bus makes its last stop on the way to downtown.

This unit is located on the top floor of a 35 unit building on the east side of the building. It faces a nearby building. It is medium size (not large, but well designed for functionality) and does not have a view or street overlook. It gets a lot of reflected light from the brand new light colored neighbor building. It’s a great apartment.

The unit is insulated, has new windows, all new plumbing, wiring, fixtures, kitchen, granite counters, trim, floor, appliances, etc. This is not the typical SF β€œremodel” which usually means a few new appliances, paint job, new counter top, etc. It really is new even though the building was built in 1906.

Utilities not included. Tenants pay own utilities including sub-metered water usage, but systems are new and highly efficient (insulated pipes, etc.).

I added a 22 car parking garage at grade level in 2007-08. As a result of this
improvement, the building has been fully seismically upgraded. The foundation now has 16 steel moment frames with concrete grade beams. The garage is very bright with all lighting on motion sensors. Parking is available for $325/mo.

I also have an absolutely stunning roof deck with a panoramic view of the bay and Golden Gate Bridge. We also just replaced the furniture for it. There is a new laundry with 4 washers and 4 dryers. It has a bill changer and Laundry Locker. It is well lighted and the machines were brand new in 2017.

The building has a new intercom system and each unit has video to the front door. All the common areas have been re-done with a beautiful new paint scheme, lighting and new carpeting. The front entry is new, with gorgeous new doors. There is good lighting everywhere in the building, for security and beauty.

The building has Webpass so if you want to disconnect from Cable you have access to extremely high speed internet through this company.

I do not take pets and the building is non smoking. No exceptions.

In the couple of years I lived here, my roommate and I suffered through a rat infestation which took numerous time consuming visits to solve over the span of multiple months. In that time, we had rat droppings on the stove, beds and counters. You could even see them running through the apartment at night when the lights were off... Additionally, there were aspects of the apartment such as broken window locks facing the first floor alley that the landlord neglected to fix and even ignored multiple maintenance requests on. On one instance, a vagrant attempted to break in through one of the open windows but thankfully we were around to scare him off. These two issues alone made us feel unsafe and uncared for in this building. The location was just about the only good part of living here. ...
