For being in a college town, Rutherford Townhomes is pretty affordable at least for my townhouse. Finding affordable off-campus housing in Blacksburg is hard because companies are continuously building "luxury apartments". I love my neighborhood because it is quiet during the week, and on the weekends it can get rowdier but it's not unbearable. It also is close to campus, and across from a grocery store.
