I had a number of complaints: The 24-hour maintenance guarantee is hogwash. Sometimes maintenance did come within 24 hours. However, many times after I called, 24 hours passed and I had to call them a second time to get them to come over. Granted the community is gated, and there is a guard at the gate. However, maintenance opens the gates during the day. Also, the guard is not reliable at all. I had friends come over, and they told me that he did not even stop them to ask questions--anybody could come in! At times, the electronic gate, through which residents swipe a card, was broken. During those times, the guard was sometimes absent, and the manual gate (operated by him) was deliberately left open! That's first-class security right there... If you want a one-bedroom, keep in mind that, for some reason, they do not allow more than two people to live inside, even if you have children or family. This is just silly. The community spends a good deal of money on cutting the grass, too much in fact. In my opinion, the grass was cut more often than it needed to be, which created a lot of noise for residents. Also, whenever they did cut the grass, they usually did not clean up the mess until at least the day after. You have to use quarters to do your laundry. You can exchange dollars for them free of charge at the Residence Office. However, since this product is below market price (free), they were usually out. At Graduate Gardens, residents can put money on cards to do their laundry--much more convenient. Finally, my biggest complaint had to do with moving out. I had a year-lease but still wanted to leave early. Everybody told me a different story. The residence ladies said that I just had to pay a one-month penalty if I could not find a replacement. The manager told me that, after I had left and paid the penalty, I would get my money back if the community found somebody. Southern Management told me that I owed them all the money through the expiration of my lease (which is preposterous after somebody moves out but go figure). In short, when it came to moving out, they gave me nothing in writing, and lied to me about the move-out terms, which I do not appreciate at all. ...

I am on the fence with Campus Gardens. They are newly renovated and the grounds are well kept, but the over all experience was pretty lack luster. Comparatively speaking, they probably are the best you are going to get with in means of living in PG County, but they still have quite a few issues. I never really saw any bugs, which was a shocker to me seeing that there were no routine sprayings as I had become accustomed to in most places. I had multiple issues with plumbing when I first moved in, despite my 3 months of complaints, the issue was finally resolved after my bathroom had been flooded twice. The washers and dryers on site always had issues, not to mention overpriced considering there are several laundromats close by that you could easily go to for half the price and had more efficient appliances. I don't know if my apartment was just in a bad spot or if every building had this problem, but maintenance had a workshop right behind my apartment. I work second shift and on some mornings it was like waking up in the middle of a factory with all the clanging and banging around. Other than that, it was usually a mildly peaceful place. Most of the residents go to U of M, so a lot of tenants stick to themselves and are all pretty friendly. I never had issues with anything in my car, but my boyfriend had his stereo stolen out of his work vehicle on one occasion. The biggest issue I have...at least once a month the water gets turned off for a day. If I was lucky, I got the one day in advance notice stuffed in my mailbox, but for the most part I usually found out after the fact when I was ready to hop in the shower before work. Needless to say, I was never happy about this. The front office staff is friendly, but not efficient when it comes to communicating with inner office staff nor their residents. Southern Management purchased these apartments, and completely renovated them. People who are familiar with this neighborhood may have see the sub-standard housing that was here years ago. No longer! When I moved in, I had all new appliances, new hardwood floors, newly tiled hallways, and fresh paint throughout my apartment and the buildings. There are bike racks, laundry rooms, and even tot lots throughout the open and well lit complex. Parking is plentiful and permit only, and 24-hour security at a gated entrance is a definite plus. The maintenance staff are super polite, professional, and responsive. I am very happy living here. I rented from summer '08 through fall '08. ...

My husband and I have really enjoyed Campus Gardens. We moved here from across the country and picked an apartment without ever seeing it, and we consider ourselves really lucky to be here. The management is very friendly, there's plenty of parking, and we've never had any trouble with noise. The apartments are all completely renovated and we even have wood floors. It's clean, and they even have special UMD grad student packages that include all utilities. I'd highly recommend it. ...

The renovated kitchens are great, they have real tile in the bathrooms and entryways our 2 bedroom was ~1145/month, they are gas heated and have electric central air. electric bills~35$/month winter, 90-120 in summer gas in summer~17$ in winter~75$. They also now have Fios hookups (came in after we had already set up with comcast) Leasing office personelle seemed pretty clueless when we started renting, however the people in the main office (who you pay your rent to) are extremly nice, helpful and friendly. Besides that i guess it depends on your neighbors as to how noisy it is, the walls are not very thick. There are a lot of Spanish speaking families in the community, but in my experience they are nothing but nice. We didn't have any problems with bugs or mice but we are also very clean.
