Do NOT live here. I've just finished my 12 month lease and I am beyond overjoyed that it's finally over. For a ridiculously overpriced and small apartment, you will be dealing with roach infestations, police vehicles always in the parking lot, clueless leasing assistants in the office, and harassment from security. Inspections are very often and you are given a days notice or less, sometimes even none (which is probably illegal). Random employees from the leasing office will walk into your apartment during these inspections without knocking and talk down to you in a rude and condescending way, asking a lot of unnecessary questions and telling you that you're not allowed to do certain things that you didn't even do. Afterwards, they will leave you with a paper that bills you plenty of random and unwarranted fees, of course. The most repulsive part of living here has been the cockroaches. My roommates and I have found them coming from the air vents, the hallways, and even crawling in and out of random cracks and crevices throughout our apartment. Although we cleaned regularly and took out our trash, every single night we would find at least one gigantic roach. There is no pest control or cleaning services. There has been huge dead roaches and palmetto bugs littering the hallways and staircases for months. As if it couldn't get any worse, I found 3 baby roaches crawling out of our dishwasher as well as my bathroom, which means that they have definitely laid eggs somewhere in the building and it is now a full infestation. Thank God I'm moving now. Another wonderful amenity you will be granted with is harassment from their security staff. Instead of patrolling and maintaining a "safe" environment, these officers will stare you down in the parking lot and approach you for no reason. I have watched security yell at a girl just for talking on her phone outside, and I've also seen them pound on a car door demanding the person inside to get out -- because apparently you're not allowed to sit in your own vehicle here. A security officer has also followed my roommates from their car to our apartment, and yelled at for "talking too loud" and that they "can't do that." We have never been disruptive or excessively noisy while we've been here, no complaints from neighbors or the office itself, yet some nights security will pound on our door and just stand there for a long time. I gave this place a chance since it was brand new and recently built. However, it is clear that management is incompetent and incapable of maintaining any parts of it. There are so many other issues I haven't even mentioned, including random upcharges on monthly fees, key fob never works, and how most amenities aren't even accessible (don't plan to actually study in the study room, because someone working in the office will randomly turn off all the lights at 5pm even though the study room closes at 10pm. Trust me, it will happen every single time). They also randomly instilled a $2,500+ smoking fee. When I first moved in, we signed a lease that had a balcony fee, yet when we walked in there was no balcony. The leasing agents acted like it was a whole hassle to fix THEIR mistake just because we didn't want to pay for something we didn't have. Also, I realized halfway into my lease that my door will not lock or close all the way because it was not built into the wall correctly. But don't expect anyone at Vale East to answer your emails either. If you're okay with spending $1,000+ a month to deal with insects, harassment, disgusting hallways, and the most rude and disrespectful office staff I've ever met, you'll love this place. ...

They try to make it all special when your moving in. The staff/maintenance never answer the phone. I’ve been locked out and it’s taken them hours to get ahold of maintenance. This place is a joke, save your money.
