This is one of the worst complexes in Rexburg. Here's why: 1) The contract screws you over. There's so many little amendadums to the lease that are hidden. You already apply to the place having to pay $50 bucks for two people. So when you get approved, you feel kind of roped in already. They don't tell you there's about $90 of the security deposit that is nonrefundable for "professional carpet cleaning costs." When we moved in the carpet had several previous stains. Next, it says in the contract that any bugs in the apartment are the responsibility of the resident and that management holds no responsibility to pay for removal. Sounds sketchy huh? We moved in and it was clear that no thorough clean check had taken place. A few days into living there, we noticed there was ants. I asked my husband if he could move the oven so I could see if that's where they were coming from and sure enough there not only were ants, but ticks and wolf spiders and thousands of crumbs and grime behind the oven. Disgusting. We spent so much money within the span of this last year trying to get rid of all the bugs. If this were a professional complex, they'd spray at least once a year. It's clear they don't even care because it's in the lease. My husband is allergic to wolf spiders and has been bitten twice in this apartment. Talking to other residents, they also had bug problems to no avail. 2) the laundry room is disgusting. The old manager would clean the washers and dryers once a month and it's clear it hasn't been done in a while because some of them smell like piss. It also says in the lease that UC isn't responsible for any damage done to your clothes. Which clearly means it's been a problem for a long time that their dryers rip your delicates. There are currently SIX broken dryers and two broken washers. The roof leaked in there all summer and the ceiling still has exposed tiles where you can see the nasty water damage. Also despite the policy that you're not supposed to remove people's clothes before the cycle is through, it happens all the time. The dryers also take three cycles even with small loads to dry your stuff. Oh and that's the "working ones." 3) You pay $15 EACH month for non assigned non covered parking. When the complex is really full, you have to park all the way in the back. 4) As mentioned before, the apartment we moved into was filthy. I wrote something on nearly every blank of the damage report when we moved in. However, we didn't even notice half the problems until about a week in. There were scuffs all over the walls, doors and baseboards. Chipped paint on the walls, stained counters and floors. Tears in the carpet, permanently stained oven, a chip in the front window, no screen in the kitchen window and sun bleached blinds. The shower was filthy, there were old Tupperware and rotting food on the top shelf of a cupboard. The dishwasher is poorly installed and is hanging out of the wall. Not to mention 9 months later they still never fixed anything on the damage report. 5) No AC but there's an extra monthly fee if you want to install it yourself. 6) Too many ESA animals. One of our neighbors never keeps their dog on a leash (even though you're required to) and we had to complain to the manager about their dog jumping on us repeatedly (and my husband is allergic). Their dog barks all day long because they are never home so it sits neglected all day. The people that own dogs are so inconsiderate and never clean up after their dog. There's a designated place for dogs to be and they still let their dog poop everywhere. 7) A lot of the people in the Ward are into DnD which I guess if that's your thing cool. Not my favorite ward. So many deadbeat husbands with patchy facial hair and nerdy big girls. 8) The new manager is poor at communicating. For some reason she's always rude to me via text and email but really kind to my husband. I have only ever responded with kindness. She also changes the offices hours frequently and it's frustrating. 9) It's honestly a terrible price for what you get. It's 435 square feet. And I heard they raising the rent to $850 for this studio sized place. That's how much we're paying for our new 2 bed 1 bath 850+ square feet with assigned parking and a washer and dryer in the apartment. ...

It was a great apartment. High quality and fairly new. Maintenance and management take great care to follow the contract and damage reports. I cleaned for them before moving and much of the bitterness people have toward the apartment is strictly from them not doing their job. If you follow the contract and are responsible people you have no need to worry. My wife and I had a great experience and highly recommend University Courtyard. We rented from April of 2011 to April of 2012. ...

We loved living in the 2 bdrm apt and that we could just walk right across the street to school. but the manager was irresponsible and unfair. We were on our honeymoon and they painted our front door, which ours happened to face the road, and removed the door knob in order to paint everything. We had just had my mother-in-law drop off our wedding gifts. And when my sister in law went over to drop something off she saw no one standing there, no door knob, door wide open. We were NOT happy with this. They were irresponsible and did not communicate with us as tenants to make sure it was alright. They're luck none of our presents were stolen, from what we know of. So they agreed to give us $50 off our next rent and turned around and charged us for things we didn't do. ...

The managers are incompetent, maintenance and snow shoveling are often neglected. The managers also whine a lot about petty issues. The apartments are very small and for almost the same price you can get twice the size across town. The only advantage is that campus is across the street. The ward is great. I rented from summer '07 through winter '08. ...

If you liked living in student housing and liked the singles ward you will like this place. I was ready to leave after two semesters. It is small, but nice and close to campus. I rented from fall '05 through winter '06.

Married housing. New apartments, poorly maintained and small. Management is a hassle sometimes. Great location, great ward. Slightly overpriced. Not too highly recommended.
