I have lived all over the country and been a part of many move-out procedures, I have to share that the Dwell Naperville property sales and management team (led by Bethany Dolder) is hands down one of the worst I have ever dealt with. Unresponsive management and unethical processes to get money out of residents after they have moved out where they leverage collections to bully people into paying for services and utilities they shouldn't owe. They stuck me with nearly $500 in painting charges and $50 dollars in utility fees; none of which I owe based on conversations and communications with their management. That is before you even consider that I lived with a wet carpet for 4 months (presenting mold and health concerns) that was not even resolved as I moved out. Overall I was not remotely satisfied with maintenance or management (or the larger team’s lack of communication) while I was a resident. Bethany (head manager) is often not accessible being offsite for whatever reason (absentee management). There is trash constantly floating around the property because they force residents to empty into full trash and recycling bins (then threaten fees not disposing of trash properly), dog poop bins are regularly overflowing so it ends up sitting on the ground being a risk for pest infestations, they outright ignore resident wishes to avoid having their property sprayed with pesticides putting their pets at risk (I had my dog bed and toys on the patio sprayed multiple times), old broken down cars with flat tires are allowed to sit around the property making the whole place look run down. It’s very clear management never takes the time to actually walk the property they "manage." ...
