Lived here before covid when it was Grand Pointe. Lets just say I miss the old property management. E Place will get you as a more affordable living space, but then bill you monthly what other places in area will include within rent. Also fyi some utilities are split by the building so have fun paying for other people's usage. The common space amenities are either littered or out of order and have been let go since management change. The pond and general landscaping is minimally tended to (we've complained about tree branches hitting our window for 4 months and no change) . You can call mgmt or courtesy officer (I have for unrecognized individuals knocking on our door, neighbor noise complaints after midnight on weekdays, kids under 5 running around unsupervised all hours of the day, people leaving dog crap and trash in stairwells, people just stinking up the place with weed, etc.) but neither they nor the management will actually do anything. I will say that the renovated units are fairly nice, however the "marble" floors in bathrooms are just a vinyl peel n stick that bubbles. Insulation of windows & doors is a huge issue with sound and air. Maintenance is under trained and under staffed. Recently, one of their employees came into our unit mistaking it for a unit with heating issues (they can't read unit #'s or maintenance reports either apparently), his solution was to walk in, turn up our thermostat to 84, & walk out. Luckily we noticed on cameras and could change the thermostat down via the app or else it would have ran on 84 for 3 hours until we made it home. Good luck talking to management about the issues too, they either don't care or won't follow up. If the property management wasn't based out of California, maybe they'd actually hire people with experience to clean the place up. Last, the mail is extremely unsecure. Half the mailbox doors are missing and sometimes left unlocked over the weekend with everyone's mail left open. If you can get deliveries to your door and install a door cam, I'd recommend. Summary: Is it the worst place? Not at all. However, in hindsight I can see how picking between EP and the worst place in Lafayette is like choosing which peanuts to buy with a peanut allergy. My recommendation is save yourself the trouble and pay the extra $100 to live across the street or down the road. The quality of service and headaches you will deal with are reminiscent of campus living in a dorm hall, but a tad bit better. The worst part is how nice the place used to be and you would think with all the positive development in the area it would be better, but not the case at all. ...

Elora place apartments on the inside look great. Especially the renovated units. Used to be a great place to live about 5 years ago, but when new management took over, things went down hill quickly. There are certainly worse places to live in the area, but if you need something for a decent price or just need a place to live and this is the only place with availability, you can make it work. Just be prepared. Trash is a MAJOR issue at the complex. To make it worse they discontinued the valet trash service and decided to put in a few small roll away dumpsters BUT still charge residents the same fee for trash as if they were getting valet trash service. Itโ€™s about $26+ a month for trash! Also if you have a maintenance request, good luck getting it fixed. Maintenance staff are in and out of there like a revolving door. Took almost 5 weeks to get my dryer fixed and when they โ€œfixedโ€ it, they made the damage worse and ended up breaking again the very next time I went to use it. keep paper trails on ALL communication you have with office staff. They like to argue or play dumb, in their eyes it seemed the customer was never right.I know when I first moved in the company was having a hard time paying their bills on time and often just didnโ€™t pay them (a previous manager told me so right before she left and said thatโ€™s why they never fixed the hub central in my apartment because the apartment place didnโ€™t pay their bill to the hub central company. This made my apartment NOT a smart unit. Make sure if this happens, donโ€™t let office staff charge you for a smart unit when you donโ€™t have one). Lastly, be careful in the community. Certain areas (especially by the back pond) are prone to major flooding. Also just make sure you are being smart, there are wonderful people who live in the community and some that arenโ€™t the greatest. I knew of some drug busts that didnโ€™t happen in the community and know of one confirmed shooting, so be smart and be safe at ALL times. ...
