The ABSOLUTE WORST place I have ever lived! Based on many recent positive reviews offered to this complex, as well as the supposed positive reputation of the management company, Bozutto, I chose to live here. Sure, it was a bit more expensive and the building was older, but they had renovated my apartment and were sweet as pie before I moved in. Oh, how wrong I was! And I will be paying dearly for this mistake for the next 13 months! After I signed the lease, the good graces of the on-site management suddenly disappeared. On my move-in date, I inspected the apartment. Remember, I moved into an apartment that had supposedly been completely renovated just prior to me moving in. Let me first address these renovations. I have never seen such shoddy, rushed work in my life. Do not be awed by the nice countertops and new appliances. Look a little closer. Look at the molding, the interface with the tubs/showers, the carpet, the baseboards, the paint jobs, the caulking, and you will notice that not a single person cared how this renovation went over. Who tears out every single thing in an apartment for a total rehab, but leaves the toilet, old shower stall, and closet shelves? Who puts in new doors, but forgets to paint them? Who leaves gaping holes in the floorboards that allow for all sorts of insects to get in? Iโ€™ll tell you who! Rolling Hills by Bozutto Management. My towel rack has fallen down seven times in the past two months. Why? Simple answer is because there is not even drywall for an anchor to attach to. Over the years, with all the leaks and such, the drywall has deteriorated. The management simply superficially applies spackle overtop and then paints. Then, the poor sucker who moves in next (me) has to deal with the walls literally crumbling around him. So, besides all the little poor craftsmanship issues, I noticed some major problems when I first entered my apartment, each of which I reported within a couple hours of moving in. Some of these included a poor connection at the showerhead, which allowed water to spray all over my bathroom. Another issue, of course, was all the bathroom hardwar (in both bathrooms) falling off the walls because the spackle that was substituted for drywall was crumbling. There was a plethora of mold in both the shower stall and the bath tub. A window would not close all the way, thus not allow for locking, an obvious security concern. There were ants coming from several different holes in the floor. I do not mean an ant here or there. I mean from each of about six holes, there were about one hundred ants. Nothing I did made them go away. The definitive solution, that of sealing the apartment, had apparently been overlooked by the management. Nonetheless, I am optimistic. The lease clearly states that I will be reimbursed for every day that goes by that maintenance does not report to fix the problem. Plus, I am paying top dollar, so I expect the maintenance people to be quick and attentive. Again, how wrong I was! Nine days went by before the management team actually even addressed my complaints. They had repeatedly told me they would send someone right over and get it taken care of. However, I would come home from work and everything was untouched. Finally, nine days of bothering the mansgement finally led to a response from them. They could not enter my apartment because they did not have a key to it! How ridiculous is that? They asked if I could make them a copy of my key and drop it by so maintenance could deal with my issues. Me make a copy for your property? Simple answer, no. Plus, why could no one have told me this in the last nine days? It took nine days of trying key after key to determine that they did not have mine. I am not buying it. So, I demand some compensation. Of course, that request is ignored as well. When I finally make them answer me, they say it was out of their control because they did not have a key. Sounds like their problem, not mine. Well, the maintenance people are nice and do work hard. Unfortunately, the inept and careless management under who they serve gives them a bad reputation, as well. Fitness center- may be nice if you could ever get in. They were supposed to be working on a means of accessing it, but that has never come to fruition in the last three months. So, if you want to get in, it better be during normal business hours when the staff can open the door for you. Pool- what a joke. When I went to get my pool pass, there was someone in front of me who said they had six people living in their apartment. So, they were given six pool passes. When I approached the desk, I told them I had one person living there, but if I wanted guests to come, I did not see why one apartment could bring up to six people, but I would have to pay $2 for each additional guest I wanted to bring in. That went nowhere. I walked away with one pool pass and have to pay to bring one extra person, though the list shows some apartment that have eight passes issued to them. Ridiculous. Security- what security? Since I have lived here (about three months), in my small parking lot, there have been 6 separate larcenies from vehicles during the overnight hours. When the management was approached about this trend, they simply stated, โ€œThat is not out problem.โ€ Then whose problem is it? They have absolutely refused to fix the lighting that has been broken, which makes our parking lot particularly appealing. They have outsight refused to close the giant hole in the fence that is obviously where the thieves are entering and exiting. They refuse to hire security to at least deter some thieves. Finally, I guess it was my turn. I come out for work one day and my window is shattered, my GPS, laptop, books, and iPod are all gone. I immediately telephone the rental office with no answer. I leave a message with no retrun call. I send them an email (to every single staff member and their main collective address) and they do not even have the decency to respond with a simple, โ€œSorry to hear that happened to you.โ€ Instead, they simply ignored me, as they do with all residents. The police report that it is an ongoing problem with this complex, but it is the responsibility of the management company to hire security or off-duty police officers to patrol the lots. But, if you ask them, โ€œitโ€™s not their problem.โ€ Unacceptable. The bugs in the apartments are just gross. I shouldnโ€™t have to deal with ants, centipedes, and al the other creatures that get in through the various holes that were never repaired in the floors and walls. If you live on the first floor, beware of the retched odor that will always emanate from the crawl space. You will never get rid of that sewer, sulfur, dirt smell and the bugs will never leave you be. How about if you have outgoing mail? Yeah, this entire complex does not have an outgoing mailbox. You have to walk or drive your mail to the post office in Germantown if you want to send a letter. How ridiculous! Now, it takes them over a week to fix major problems, they do not respond to phone calls or emails, they refuse to fix security problems, they claim cars being vandalized and broken into is not their problem, and their apartments are falling apart. But, try to pay that expensive rent an hour late. Oh yes, you will hear from the otherwise unreachable parties then! And, though you pay over $1400/month for this dump that offers no amenities and no support from management, they have no desire to fix street lights, make your apartment liveable, reimburse you for the time your apartment was in disrepair, fix the fence where vandals enter/exit, or even give you the courtesy of replying to emails or phone calls. But, they do have the time, people, and money to spend taping a message on each and every door offering a $500 referral fee to anyone who refers a new resident. Imagine that! They are having a hard time renting these places. Perhaps if they directed that $500 towards preventing crime, employing people who actually care about the residents, keeping the apartments in some sort of livable condition, and fixing the obvious security problems throughout the complex, they may not have to so aggressively recruit new residents. Maybe people may actually want to come. Maybe the old people would not be so eager to get out. Please, do yourself a favor and heed this advice. Stay away from this property and, for that matter, all of Bozuttoโ€™s properties, as this may be indicative of all their practices. You are not safe here, you pay too much for services that they do not deliver, they do not fulfill their promises (fitness center, reimbursing you for days without repairs), and your seemingly nice apartment isnโ€™t so nice after all. Please, take this review to heart and stay away from here. If you have your doubts, come by any day and talk to any of the residents. They will be quick to reaffirm these same complaints, as well as many others. BEWARE! STEER CLEAR OF ROLLING HILLS AND BOZZUTO! I rented from summer '08 through fall '08. ...
