I am a 25 year old currently residing in one of Mark's 1 bedroom apartments in the Dinkytown/ Marcy Holmes area. I just recently resigned my lease for the 2nd time and plan on staying in this apartment at least through my third year, if not longer. After dealing with a few hellish rental companies as a young student I can say this: if you are a responsible tenant/ human who pays rent on time every month and then goes on with their life - then Mark is the landlord for you! Here are the great things about renting from Mark: *Rent is affordable *Landlord is easy to get ahold of *Maintenance issues are handled in a reasonable amout of time *Allowed to have Pets *dishwasher/ laundry on site He has certain β€œrules” in his lease that are important to him that may be a little different than other landlord situations. But again, if you can handle normal tasks like paying rent by the 1st and taking your AC unit out by a certain date, you'll do great. If not, go rent from a big company like Matcom and see what an unforgiving landlord really looks like! I was referred by a friend, and would refer anyone I know to rent from Mark! PS. This is hilarious. Mark, stop writing reviews about yourself on here. It is pathetic and everyone that reads these knows what you're doing. As you can tell by the many descriptive reviews written by actual tenants of yours, you are not a good landlord and people don't like you. Maybe you should take some of these to heart and fix some of your BS policies of doing business like using low quality appliances in your buildings and harassing / being a creep to your tenants. I do get joy out of the fact that you read these and feel so badly about it that you write your own reviews to make up for all the bad ratings you get from real people who have had to deal with you. On second thought, keep writing reviews about yourself on here. I enjoy reading all the stuff you come up with to say about yourself that NOBODY who has ever known you in real life would ever dream of saying about you. I have had nothing but great experiences with Mark and his proprties. He is a very reasonable landlord who cares about his tenants. Every time I stop by to pay rent he remembers everything going on in my life. He fixes any issues in my apartment as quickly as they arise and he even tries to make the apartment look better when he has time in his busy schedule to do superficial fix ups. I have dealt with terrible landlords in the past past rip off students like CPM and now that I have found Mark I can say that I do not want to rent with anyone else. As a grad student, I can say that having a functional and clean apartment is a mandatory thing for me if I am expected to get any work done and I can say that Mark ensures that my apartment is always functional so that I can stress less. This is coming from someone who can be fussy. For example, one time Mark came to my house to fix a lightbulb and didn't complain about it. Sometimes he can definitely rub people the wrong way, but he genuinely cares a lot about his tenants and properties. I have rented in the cities for years and he is the best landlord that I have found. I actually have a list of friends hoping to get housing with him because the apartments are really reasonably priced for what you are getting. I read some of the things on this site and had to comment because these people are scaring other people away from actually really decent priced housing and towards rental companies that will rip you off and leave you without heat in the winter. Mark is a great landlord with rules. So if you don't totally destroy the property to the point of extreme devaluation, you're going to love your experience with Mark as much as you can love an experience with a landlord. This apartment is really great considering the other options you have on University Avenue, this close to the U. Very cute, and you have everything you need either in-unit or in the building (such as laundry, workout facilities, garbage disposal, and parking). There are some downsides, such as thin walls (hard to sleep if your roommates have friends over) and thin windows (poor insulation in the winter, making electricity bills high). However, these really don't compare to a lot of horrible things that other apartments put their tenants through. The things about Mark (the landlord) on this site are entirely false - he's been nothing but kind and helpful with everything that arises. It's also really convenient that his office is right here, because it takes 20 seconds to walk there and address a problem that he almost always fixed that same day. Overall, this apartment is much better than most others you'd find on or near campus, and the security and everything else makes it all worth it. I rented from fall 2017 through summer 2018. ...

I moved to one of Mark's properties after having a heating issue at the place I was living at before, and I just have to say I was really impressed on how fast Mark worked with me to get me into my new place. After having lived at other rooming houses, the one I'm living at right now ranks at the top. It is kept very clean, without any heating issues so I could finally sleep peacefully at night. The people at the house are pretty chill, parking is a little tricky, but works. Overall it isn't perfect, but it's way better than the other places I lived at before, which is why I signed up for another year. I recommend. I rented from winter 2017 through summer 2018. ...

I am a current and first time renter of Lake City Properties, managed by landlord Mark Freund. As a young adult renter who has had experience working with Minnesota's grassroots tenant advocacy agency, Homeline, I can speak from both a personal and professional optic on the quality of his properties, price, location, neighborhood, management, and parking arrangements. Mark Freund's properties range in quality in order to accomodate all budgets. Personally, I prefer the charm of old buildings and I embrace the quirks of living in an updated, but well preserved, old home. Not to mention, I have been so impressed by the attentiveness and timliness of Mark (and his dedicated repair team!) when I have had to make repair requests. I PAY ONLY $375 plus utilities to live in my dream apartment, sharing a one-bedroom with my partner (where we have our own entrance from the outside and a porch!). His upper-priced properties increase in quality as they do for all housing markets. I've had the joy of appreciating his own work while on tour at the Freund House, a property he designed and had built himself. From my small, 1940s-style apartment in the heart of Minneapolis, to the luxurious and modern accommodations of the immaculate Freund House, Mark has a property for you! His locations are primarily in range of "South East" Minneapolis (aka Marcy-Holmes neighborhood) to the outskirts of the University of Minnesota Campus. I could not be more satisfied with the social life that surrounds me in my community, and in the neighbors within my immediate building. I have never felt more at home living in an apartment in the city. It would seem that Mark works diligently to match prospective renters with the property that would fit them best- and this organically facilitates the congregation of renters who enjoy the company of one another. In addition, I couldn't be more pleased with my parking situation. At my location, I have expansive off-street parking but I don't even have to consider it, because I have FREE OFF STREET PARKING thanks to Mark. I have never paid less than $60 for off-street parking in Minneapolis, yet Mark makes it possible for both myself, my partner, and and the guests of all tenants at our property to park off-street for free. As with any property management group, it is important to do your research, consider the quality of properties within your budget, and to know your rights as a renter. I can't attest to the Freund Haus per se, but I have been living in Mark's properties for going on six years now so it's safe to say I have experience dealing with his management style. The places I've lived in Marcy Holmes are very old, going on 100 years if not more. My first year living in one of his buildings was interesting, the kitchen was in rough shape with weird cabinets and not optimal storage. The bathroom was a mess, awkwardly having to shower while kind of squatting and the general feel being less than ideal, but hey it was college. That summer Mark and his guys remodeled both the bathroom and the kitchen, and while it was inconvenient not having anywhere to pee for two nights, it was beautiful after. He added a dishwasher in the kitchen and revealed the classy hardwood floors as well. He didn't raise our rent for the remodel at all during my four years in that unit. That's just one example of Mark truly caring about the state of his apartments; he wants them to look nice and operate correctly. He is not without his quirks, sometimes texting about an apartment showing an hour before they're supposed to show up (which doesn't particularly irk me, but I understand how it can bother people.) My key broke in a lock and he charged me $20, but it was due to my recklessness trying to pull out the key too hastily so it makes sense. His emails and texts are strongly worded and to the point, and I would be lying if I said they haven't sometimes rubbed me the wrong way, but I also understand the business he's in and that kind of bluntness is required to get answers. Mark has been very flexible with my fiancΓ©e and I as we've journeyed through college together, forgiving us for minor transgressions here and there without charges. I truly believe if you show him honesty and respect, it will be reciprocated. In our current era of luxury apartments taking over Stadium Village, Dinkytown, Marcy-Holmes, and even Prospect Park and Northeast to some extent, it is refreshing and necessary for me to deal directly with my landlord. I know if I contact him I will hear from him soon and if I need him to come out he'll be out within a day. And as a tenant that has resigned 5 out of 6 years, he is always there when you need him, and doesn't show up unannounced almost ever, and when he does, he's pleasant. The bottom line: Mark cares deeply about his properties, his tenants, and rents out places at extremely reasonable prices. I have saved thousands of dollars over living in expensive apartment complexes, and have had my own large room all these years. I couldn't recommend living with Mark highly enough, just follow the Golden Rule and you will be very satisfied. I rented from fall 2013 through spring 2018. ...

I have lived on Mark's properties going on my second year (two different buildings) while my fiance has lived in them for 5 years. Based on our surrounding in Marcy Holmes and competing prices, I could not be happier. The type of place I have is beautiful, historic, spacious, and very affordable for my fiance and I. I have little complaints in the 5 years we have known Mark. Most of the negative comments are from bitter folk who caused a lot of damage to the property on their own accord and knowledge of what is in the lease. It's appalling to read some of these vicious reviews because if you are a good tenant, you're not going to have to pay all these damage fees. Street parking is fine at my property but snow removals can make this a pain, but we can always find parking in Marcy Holmes. I've lived on Mark's properties for about 4/5 years and there have been ups and downs about living on his properties. I experienced theft that resulted in me not being able to keep personal coming items in the kitchen, and no real security. It is a problem more with the people living at the locations than with the actual rental manager. After constantly keeping in contact with Mark changes were made but unfortunately not in time for my things to ever be replaced or found. If the company had more people (personally assistant) to help with the hundreds of issues that come up with just one location, I do believe it would be addressed faster. But, he is human and with that comes lots of understanding. If things are late, if things happen that you didn't plan for, he has always worked through those things to allow the tenant (my friend and I) to not be on the street. As a first time renter I was allowed a bit more time to get my deposit down. I don't think it's the perfect place to live, but it is improving and honestly, open to discussion with him. I love living here! While Mark definitely has his quirks (don't we all), he is super attentive to all of our needs, and honestly a great guy. He brought us pumpkins in October, flowers on Valentine's Day and is overall super understanding and willing to work with us on payment things and subleasing. Freund is the best place I've lived on campus and everyone who lives here has a super great sense of community. We are all very social and no one complains when another apartment has people over. We take care of the building and each other and Mark takes care of it all! Highly recommend living here. My friends and I have 3 of the apartments, so if you're looking for a place where your whole friend group can live this is a great option! I rented from fall 2017 through summer 2018. ...

I have really enjoyed living in the Freund Haus. My friends and I live in one of the two story units upstairs and we love it! There is so much space, and its great when we have friends over. There have been a few problems this year within our unit that have required fixing and Marc is always so on top of things, he comes in personally as soon as he can to see if he can help. I have loved living in Freund Haus!! We rent one of the two-story apartments, so our unit is massive. Our friends are always so impressed when they come over and remind us how lucky we are to have so much space. The building isn't as new as some of the other luxury apartments on campus, so a few things have broken during our lease. Our landlord's office is located in the building, so he is super quick to fix or replace things. In the beginning of the year, our wifi was horrible upstairs, so Mark brought us a new router that same day and we haven't had any problems since! This is the perfect place to live, and I would again if I wasn't graduating! I rented from fall 2017 through spring 2018. ...
