I lived at the Freund Haus for 2 years and I wasn't going to write a review on this site until I noticed that several people actually wrote positive reviews about this place and the atrocious landlord/owner. In fact, I am pretty confident that the landlord/owner himself was the one who wrote the only positive reviews on this site to try and stem some of this negative publicity. I don't blame him if he did because it's much easier to fake reviews than to actually change what people are complaining about... I did not meet one person who lived in the Freund Haus during my 2 years there that had anything good to say about the landlord/owner so the fact that someone would take time out of their day to write a positive review about him online seems highly unlikely. I have numerous personal examples of the poor quality of the building and the character of the landlord/owner (including the building being broken into and robbed, enormous heat and electric bills, an awkward and hostile landlord/owner) but I feel this example best exemplifies both the quality of the building and the landlord/owner: The HVAC unit that was conveniently placed in the middle of my bedroom started to make an infuriating noise and leak water halfway through my lease and water was pouring out of my closet and through the light fixture in the ceiling of my room. This was less than 2 years after the building opened so obviously the HVAC units the landlord/owner chose were cheap pieces of junk that he tried to pass off in a higher-priced apartment complex. The most appalling thing about this ordeal was the length of time it took him to fix it. It wasn't until well into the second week of my ceiling dripping that the problem was fixed. To compound my frustrations was the ever-helpful landlord/owner offering me pathos excuses on why it wasn't getting fixed and lobbing up several accusations at me along the way. I suspect it was a money issue and that he couldn't afford to fix it right away, even though I payed my rent on time every month for 2 years. Like I said, I wasn't even going to write a review on the Freund Haus until I checked back into this site today and saw that some people (the landlord/owner) actually wrote positive reviews about the Freund Haus and it's landlord/owner. I was elated to receive a check for $88 out of my initial $675 security deposit when I moved out of the Freund Haus as a symbol that my relationship with the landlord/owner had ended and I would never have to deal with him again. I would urge everyone on this site to disregard any positive reviews you read as I lived at the Freund Haus longer than any other tenant and I would not recommend this place to my worst enemy. As for any negative reviews, I can personally attest that each one of them seems accurate based on my 2 year experience at the Freund Haus. I rented from fall 10 through summer 11. ...

I can't say enough about how great a time I had at Freund Haus. Living in Freund was a nightmare. After reading the reviews on this site, it has become apparent to me that the only positive reviews were written by the psychotic Mark Freund himself. I don't need to get into specifics about issues with the interior of the apartment, as I see those have already been listed by others. What does however need to be addressed is the man you will be paying rent to. First and foremost, he is an asshole out to get you. He will charge for the most minute scratch, ding, chip, etc and repaint the entire wall(obviously charging you for all of it). I never felt secure in Fruend, and everyone who has rented here in the past (especially females) can attest to that. No one can put their finger on exactly what it is, but this man is clearly mentally unstable. Confrontational is an understatement, he comes off as mean, insensitive, and worst of all unstable. Do NOT rent from this man. I rented from winter 11 through fall 11. ...

This building looked so great online and I wasn’t disappointed when I toured it either. We signed our lease almost a year in advance because we’d heard how hard it is to get into this building because there are so few apartments and there’s only one of each of them. We lived there for the 2012-2013 school year. When we moved in, it was like brand new! Everything was perfect-the apartment, the appliances, the location. Mark was a great landlord. He responded quickly whenever we had a question or something to fix. He even surprised us when he came by one day to change any burnt-out light bulbs for free (like it couldn’t get any better). I highly recommend the Freund Haus! ...

I lived at the Freund Haus for the 12-13 school year and had an absolutely wonderful year! I don't usually write reviews but a friend of mine told me about this rating site and told me I should take a look at it. I was appalled at some of the things I read here. Everyone who lived at the Freund Haus in 12-13 knew about what happened the year before. The landlord told all of us about more than $10,000 of damage caused by 2 apts of SAE guys and that he worked through their fraternity to get paid for the repairs rather than through the courts because he didn't want to leave a permanent record on each of their names with that amount of money which would have harmed them for years. Look what they're doing in return on these pages! He even showed us pictures of broken granite counters, holes driven into the cement floors, holes in walls, holes in the showers, doors and handles broken off of appliances. It was unbelievable! Besides those guys, there were 2 girls who had a huge party and put like 20 people in the elevator. They refused to pay for the broken elevator and that didn't end pretty either. I see some really horrible personal attacks that are so baseless after what I experienced in the same building with the same landlord. No wonder he had to spend so much time looking at the cameras with everything they were doing. I can’t recall a single β€œcamera” event in this whole year. So now that I've informed you about the unreasonable reviews you might see further down, I'll give you mine. And I'm going to tell the others I lived with to come here and write the truth. The whole place was wonderful. The quality of the building throughout was superior to anything else around. I lived my senior year here and had been in other β€œnew” places that literally fell apart their first year. For the 2012-2013 school year, I had the pleasure of living in Freund Haus. I had a truly great experience with both the apartment and the landlord. Upon moving in, everything was in perfect condition- it seemed like I was the first tenant to live in the apartment. All of the appliances worked perfectly and were top quality. The building is located right by Dinkytown and close to 35W making it the perfect place to live by the University of Minnesota. The underground parking is high quality and was great for the winter months. Mark (landlord) handled any minor issue in a timely and quality manner. He was very professional, friendly, and understanding. Overall, my experience with Freund Haus was phenomenal! ...

This apartment appears to be everything you would want on a college campus. It has a location near FloCo and easy access to a bus route. It also comes with a large LG Plasma TV, which was really great for movies, sports, etc. It also has good amenities including a washer/dryer in each unit, and dual refrigerators in the larger units. The quality of the building looks good from an appearance standpoint. The appliances are all matching, and there are granite counter tops in the units. However, this quality appeal is somewhat deceiving. The appliances are very cheap, and break easily (even in only their second year of use). You will have to pay for anything that breaks, and there is no room for "normal wear and tear". This applies to many other parts in the apartment, from closet doors to windows to cabinets. The main issue I had at the Freund Haus was with the landlord. I have never before dealt with such an obnoxious, childish, and rude person in a professional relationship. He WILL send weekly emails ranting to all tenants about any issues that he may have with a single tenant. He rambles on about an issue for pages of text, and will ostracize tenants personally through email blasts to the whole building. He definitely acts as if he is "better" than the tenants in his building and treats them that way as well. The landlord will also tow unauthorized cars without warning from the garage (even if a friend parks in your spot, which you have to pay $100 per month for). There are signs all over to make people aware of this, however if you ever plan on driving a different car, he may tow it without warning just because its not the car that is registered. The fines for everything are very high, and the landlord will consistently check up on each unit for damage and try to fix and collect any damages as soon as possible. This way, if paint is damaged on a wall and he fixes it, then if the same wall gets scuffed again he has the ability to charge you twice...which he WILL do. Security is also a main concern. While I lived there, I did not have anything stolen. However, there were multiple break-ins to the building while I lived there, and many articles were stolen from the cars in the garage (including a laptop). For anyone planning on living here, I would advise to read the lease VERY well, mark any significant dates on calendars, and understand EVERY fine that can possibly be levied on you, because the landlord will take as much money from you as he legally can. Never met a landlord who is so blatantly rude. All he does is threaten you with lawyers, and make you pay ridiculous "fines" for mundane infractions. The list of infractions can range from having your girl/boyfriend sleeping over to leaving the building through the garage. The quality of the complex is atrocious. Fake granite counters to a heat/cooling system that is worthless, yet when you get your bills you'll be astounded at how much these horrible systems cost to run. None of the windows in the place are sealed properly, so in the winter your apartment is freezing, in the summer humid and uncomfortable. And like I said the heating and cooling system is worthless. The landlord is oddly creepy to all women who live there, and rude to any male he rents to. He hides behind a computer, and is a pathetic loser. Live here at your own peril. ...

Don't judge a book by it's cover... this place is horribly overpriced, management is TERRIBLE, internet is always going in and out. Walls are so thin that you can hear absolutely everything within your apt and even things from the hallway and other apts. Average electric/gas bill for 3 people who were very conscious about use was around $50 each - disgusting for a new building. Always out of hot water, landlord complains about every little thing and WILL take off the majority of your deposit. DO NOT LIVE HERE! ...

The landlord is a complete asshole and does not respect any of the tennants. i lived there the first year and we had to live in a hotel for a month because the apartment wasnt complete. Unfortunately, there is very little positive feedback to say about this building. Don't let the beauty of the building (modern look) and the location fool you... 1. The screens are falling out of the windows and had asked for them to be fixed more than once. 2. The internet is very random and sketchy. Definitely not up to standards for the requirements students have of online homework/quizzes/papers/etc. If I had to pick one issue that bothered me the most about this place (trust me there are plenty), I would have to say this one was the most frustrating. 3. Our windows were opened a few centemeters at the top and we could hear conversations being held on the sidewalk on the other side of University Ave. All presumably because of the quality of window in place. 4. The electricity bill is out of control because EVERYTHING is electric in the apt and the windows are poor quality. In the lease it lays out that tenants only pay the electricity on top of rent, but don't be fooled...that means you're paying everything. 5. Don't let the place fool you, the counters ARE NOT granite. If you aren't convinced at this point to steer clear of this place, then let me continue. 6. The landlord has cameras everywhere throughout the building. Management insists that this is for your safety and while I don't disagree that it is reassuring to have your every move monitored, this management takes it a step further and TEXTS you (yes you read that correctly) when they see you misbehaving in any way. Warning you to halt your activities unless you want to have some ridiculous charge against you. Along with that, they are unfriendly and definitely believe they are "above" you. This just was not their "calling" to be landlord of a college apartment building. 7. The "workout" room is no more than the size of a walk in closet. Seriously, I laughed when I first stepped foot in it. 8. Poor quality in construction of walls and floors/ceilings. You can hear neighbor's conversations to the left/right/up/down. 9. The floors are some sort of cement. Ya, right? What benefits are reaped from cement floors in a place of residence? Boggles my mind too. This adds to the high electricity bills being that the floor is ALWAYS cold. Well, if I haven't convinced you to run as far away from this management and building as possible, then if I were you I would strongly consider keeping in touch with a legal professional for advice and to inquire about the way things work around here. This place is in a great location, only a few minutes to campus and close to a number of bus lines. However, despite the great location right by dinky town there were a number of set backs experienced while living there. As a new building one would expect that things would not be falling apart and breaking. On a college campus it usually goes that you "get what you pay for" however, everything on this campus is very expensive. Even sharing a room with a room mate, the rent here was roughly 500 a month. Not to mention, we had received a heat bill of $240, during a month when the outside temp never fell below 40 degrees outside and no one was ever home during the day. The floors are extremely cold, making it necessary to have the heat on....costing more money. Screens were falling out of windows, blinds were breaking, window handles had frost on them (on the inside)...ice chunks! That's not normal! He has cameras EVERYWHERE throughout the building, while yes this is reassuring for safety...It also felt like an invasion of privacy. He can see your every move. He does not only use them for security but also uses them to monitor everything going on, inside. Don't be surprised if you receive emails for letting "strangers" into the building behind you. Typically its polite to hold the door for someone entering your apartment complex. But apparently here it's not acceptable. You will definiteyl hear about it in a long, detailed, and rude email. All I can say is how are you supposed to know each and every tenant who lives in this building. Also upon moving in, there was never a form available to comment on anything that was damaged or broken. I will never rent from this guy again. This place is a great location, but it is his pride and joy. He micromonitors everything that goes on here. If you wanted to develop a modern looking apartment complex catering to a nontypical college student (one who never invites friends over or has guests) this place never should have been constructed in the heart of a Big Ten College campus. Things are bound to be damaged, walls are going to need to be repainted (which keep in mind this is something that was done automatically prior to moving into other Apartment Complexes on campus). I wish I would have known these things before signing a lease at this place. ...

Pros: Excellent location - right in dinkytown but not across 35W and close to both east and west bank. Only about 15 minute walk to either campus. Lots of busses near. Super pretty apartment, everything looks nice and new. Beds are comfortable. Full size washer and dryer. Tons of space in the kitchen. TV is unnecessarily big but it has a good picture; the ipod/speaker dock is really nice too. Underground parking is expensive ($100 a month) but nice. Cons: Electricity/heat bills are absolutely ridiculous - close to 200 bucks a month in the winter for a 2 bedroom at 65 degrees (and that's ONLY for electricity and heat). Water is included, but heating the water is not - costs a lot and we rarely have enough hot water for the 3 of us even with ...

If you'd like to get your landlord really well due to constant emails, texts, and drop-byes for no reason other than to talk about issues with the tenants or building even if it does not pertain to you, then this is your place. Thanks to the cameras everywhere throughout the building, the landlord always has something to say to the entire buildings tenants. Very rude and "stand-offish" when dealing with issues or just in regular exchanges between tenants. Not worth the trouble to live there. ...
