I lived at CV for a year and a half, and initially, my experience was positive. The community has security personnel who are friendly to residents, giving an impression of safety. However, the security personnel rarely conduct thorough checks on incoming vehicles or register unfamiliar individuals, making it relatively easy for someone with ill intentions to enter the community. There were several thefts of items from vehicles in the community while I lived there and all CV did was email everyone to keep themselves safe, it was none of their business! Due to family circumstances, both of my parents underwent three surgeries within six months, leading to a financial crisis. My job couldn't cover the upcoming rent, so I provided the management with proof of my parents' surgeries, hoping for a compassionate early termination of my lease. Unfortunately, they showed no empathy, insisting that I either pay the remaining rent in full or find a subtenant meeting their stringent criteria. During my attempt to sublease, I noticed that CV's website listed 2B2B units at $915/month, indicating a rent decrease. This made it impossible for me to sublease at my current rate. THEY ARE ASKING FOR A ONE-YEAR LEASE FOR THE GUY WHO TAKE OVER THE LEASE. !ONE-YEAR! !SAME CONDITIONS AS YOU! ****What they're saying is that even if you want to sublet, which isn't possible, you still need to pay the whole thing, even if you don't live here, which presumably means we're outright robbing you, but legally.**** Additionally, the discounts offered to new tenants were more substantial than those for lease renewals, suggesting a decline in occupancy. So why? You need to think about it. During this process, I met several others who were also attempting to sublease their CV apartments. We all faced difficulties due to the rigid contract terms and unanimously agreed that we wouldn't recommend living at CV. ...

This is my first year living at Collegiate Village (CV). I appreciate the diverse group of people that live in CV. This group includes (but not limited to) students from Villa Maria College, University at Buffalo, Daemen College and Canisius College. In addition to students, there are quite a few families living in the apartments. It is great to see different types of faces, old and young. One of the main reasons I chose to live in CV is the cheap monthly rent. Residents who decide to live with roommates are given additional discounts from their monthly rent. I was also drawn to the large bed rooms and attached private bathroom. I was disappointed with the lack of renovations that were promised on the CV website. The "newly renovated fitness center" is old and dusty. Due to COVID restrictions, residents are not able to enjoy access to the pool and the food options at the Solar Cafe is strictly pre-packaged foods. All in all, CV is a 3.5 stars out of 5. Perhaps if COVID restrictions were not employed, my rating would be a 4 out of 5. ...
