I moved out of "The Woods At Polaris Pkwy" after a 5 year stay on Dec-31-2010 and here's a summary of how I would rate the community :
- Over Priced($1200 for a 15-1700 sq ft town home). It was good for the premium they charged 3-4 years ago, but now
it is under-maintained on the insides - garage doors across the townhomes cease up 2-3 times a month ; insulation is horrible - we got electric bills of 180-200/month for a 1700 sq foot home ; earth worms make way into your homes thru the main door jamb crevices; mildew problems across homes ; wafer thin blinds on the bathrooms facing the road is bad.
- The external appearance is still god. Landscaping is decent
- Maintenance guys are great. Always prompt and courteous. Management on the other hand is the crappiest I have seen. If Pat was bad, the ones now are 10x worse.
- Beautiful location and close proximity to a lot of shopping strips(the intersection has Meijer,Kroger,Giant Eagle and a whole bunch of walkable shops-restaurants). This is probably the ONLY reason why people still pay the premiums they charge. I did it for that.
On the management, I will let my move-out process tell you how the management has been. I wanted a move-out walk-thru that the management said they could not accommodate. They promised it would be scheduled the week after I turned in the keys and I would get a call. No call in a week and I called and left a voicemail. Repeated the same for 2 more weeks thereafter as they would not call. Then I get a call, 3.5 weeks post move, that they had sent the bill. I had told the management that I WANTED to be there for the walk thru and had NOT given my forwarding address(just gave my contact numbers). So where did they 'send' the bill to ' They 'supposedly' sent it to my old address assuming that I had a mail forwarding.
It has been a month and I do not have a bill yet. Worse, they took pictures, came up with the bill, failed to call me per what they had promised and now want a 700 payment. There are stains on the carpets that I do not recognize in the photos they have but I have to agree to what they say ; no other go as the house has been cleaned up and worked on.
They want to replace the first floor carpet but the real reason is that the carpet there was a different color than upstairs (they just replaced downstairs carpets 1.5 years ago post a mildew episode and the 'color match' they did was laughable - mocha downstairs vs beige upstairs) and they know that the new tenants will not want 2 carpet colors - upstairs is 6 years old(has to be replaced), downstairs is 1.5 but 10 shades darker and even a legally blind can make the difference.
So, they are charging me for the entire downstairs with photos they took and stains that I do not recognize. I am getting legal advice. The amount on the carpet has been revised once as there was an 'error' by Canal carpets. They backed down on a 'trash fee' after I argued that they was no trash.
In short, lousy management that will fleece you. Try KS on Orion or Central Park on Rt-23 instead. They are real luxury apartments. This was 5 years ago. Now it is mediocre with a lousy management..
