Rent for the 1 bedroom home is $1349/month plus each tenant pays $40/month as a water/sewer/utility supplement. Tenants are responsible for their own electric bills (lighting and heating) and any phone or Internet desired. Landlord pays for trash/recycling and water/sewer. We will require good rental history, good credit and a $1349 security deposit ($150 of which is a non-refundable carpet cleaning fee). No last month's rent deposit is required. One or two neutered/spayed cats are acceptable with pet rent ($35 per cat per month). Some neutered/spayed smaller dogs MAY be allowed with $35 pet rent on a case by case basis. DO NOT RENT FROM CAPSCOTT! We lived at the 50th location for 2.5 years+, longer than most at the property, and they were rude, condescending, and stingy with our deposit. You can do everything right as a tenant and they still treat you like a delinquent. 2 of our maintenance requests went unfixed and if they did follow up on a request, they were immediately dismissive (our gutters were clogged and they said that was unlikely since there weren't trees on the property). The landscaping and outside property is embarrassing and I had to request that they start cleaning it up. Construction lingered for 2.5+ years and is still unfinished. Bad communication (maintenance said they'd come to fix a fan but never did) and just overall poor management. The move out instructions were 6 pages long, IN ALL CAPS, and differed from the lease. They literally told us to get on our hands and knees to clean the floors, as well as take down the exhaust fan from the kitchen ceiling to clean, requiring us to climb on the counter and risk injury. They also tried to convince us not to have a final walk through. Pet fees don't cover anything and they take money from your deposit for pet related issues (like messed up blinds and tears in a screen door), along with other minor damages (like holes in the walls from screws) that they don't classify as wear and tear. Plus they install fake cameras, even after the mail room was vandalized (which they blamed on an angry tenant???). They also didn't salt or shovel the steep, deteriorating steps after a winter storm. Save your money and rent elsewhere ...
