Amberley at Blue Bell treats their check-out procedure as a "profit center". Other reviews citing aggressive charges for "damage" upon check-out are spot-on. It's a chance for them to make more money, at your expense. If you are looking for aggressive, Gestapo-like tactics upon check-out, this apartment complex is perfect for you. Some requirements, taken from the lease agreement, are: 1. If the carpet is damaged, Tenant will pay Landlord the cost to REPLACE the carpet. 2. All carpets must be professionally shampooed. Tenant must supply evidence. All flooring must be in the same condition as move-in. No matter how long you were a tenant; e.g., 5-year old carpet must be in NEW condition when you move out, or YOU WILL BE CHARGED. 3. If Tenant vacates before end of Lease Term, Tenant will pay Landlord the cost to advertise the unit for rent, prepare the unit for rent, and any applicable administration fees. This is in addition to a Lease Termination fee of $3000 and FORFEITURE of security deposit (1 month's rent). Note that this could be more than $5000! 4. Sample cleaning deductions charged against your Security Deposit: 1. Window Cleaning: $7/window 2. Mini Blinds: $10 each 3. Baseboards: $25 per room 4. Ozone machine (air purifier): $165/day 5. Shower door tracks: $60/bathroom 5. Sample repair deductions charged against your Security Deposit: 1. Painting: $200/room 2. Nail holes: $100/room 3. Individual nail holes: $2/hole + $45 service charge 6. During residency, you must maintain property insurance of $25,000 and liability insurance of $100,000. Proof must be provided upon every lease anniversary date. The cleaning & repair charges are only a small sampling. There is a WHOLE PAGE of charges in your lease which, rest assured, will be rigorously enforced. Lease says these are "minimum amounts", subject to change at any time. There are other nicer, more friendly apartment complexes in the Lansdale area. Rent elsewhere. ...
