Carriage house is pretty decent priced, especially if you plan to live with roomates. If you have financial aid, they are really good about working with you. The apartment I lived in was really nice--new furniture, carpeting, and dressers. We had quite a
few parties and never got caught, so if you are smart you will be able to have decent gatherings. You're allowed to smoke inside, if you're a smoker, and they don't really keep tabs on who's under 21 and who's not.
The only downfalls are that they do a lot of maintainence work so they could be in your apt. at any time, even if you aren't there. No pets, and there have been quite a few times the police have been to the building. Also, you have to pay to have your carpets professionally cleaned at the end of the year. Overall, its a decent place to live for a good price & not too terribly far away from campus.
I rented from fall '06 through spring '07.
