Not only should you avoid this particular building, but you should avoid ANY properties by Trends Capital/Elrod/JLB Investments or the latest slumlord LLC operation ran by Mr. Jason Cohen. This guy is a slimeball and one of the finest slumlords in a neighorhood that has no shortage of them, South Oakland. If you do not believe me, simply check out articles written on the guy at the Post-Gazette: http://www.post-gazette.com/pg/08160/888360-85.stm, http://www.post-gazette.com/pg/08149/885416-100.stm, http://www.ocssral.colostate.edu/towngown/article_read.asp?id=70. As for particular problems with this building and unit, there are numerous ones. The building is old and poorly maintained; most of the ceiling tiles are molded from water damage and several appear as if ready to fall from the roof. The unit had not even been vacuumed when I moved in, the toilet was covered in filth, and yet they expect you to meticulously clean the unit (i.e., professionally clean the carpets!) upon moving out to obtain a security deposit refund! For an entire building in which at least 2 dozen people live, there is routinely only one functioning washing machine; Mr. Cohen hasn't removed the malfunctioning washing machine from the basement, however, so tenants frequently lose quarters in it. I have had consistent problems with my toilet but have given up on trying to get maintenance performed; it has widely been reported that Trends Capital is EXTREMELY slow in responding to maintenance requests (over one month to get a broken toilet seat repaired), if they bother to respond at all. There are mice in this building, and I have seen them on several occasion in the basement and other tenants have reported seeing them inside their apartment. With Trends Capital as your landlord, you quickly learn to not assume good faith with payments; they will lie about having received your rent payment and invent late fees, complete with eviction threats, to bilk you out of extra money, so you learn to maintain meticulous records in order to challenge anything that these clowns invent. Parking is nonexistent, but that is a general problem in the South Oakland area, not one that is particular to this building. As I said, not only should you stay far away from 430 Atwood Street, but avoid ANY and ALL properties maintained by Jason Cohen's slumlord enterprises, currently known as "Trends Capital" but in the past has been known as Elrod Investments and JLB Properties. Mr. Cohen, an established slumlord, has been known to change the names of his company periodically to fool unsuspecting potential tenants - don't be fooled! Take your hard-earned money elsewhere if you desire a scrupulous landlord and well-maintained apartments. I rented from winter '08 through spring '08. ...
