If I could, I would give a negative rating for this place. I have been living at this complex for nearly a year, and they recently raised their rent from last semester; for a shared four-bedroom apartment, it went from $420 to $500+ a month, and for Efficiencies (studio apartments) from $818 to $950 a fucking month. (In fact, they still haven't changed it on their website). 1. They shut off their water for "maintenance" whenever they damn well please (in fact, this is why I'm writing this review - I was still in the damn shower when they decided to shut it off and I'm just fed up with this place), without giving anyone notice (Curious assessment: a week before this semester started, one of the pipes sprung a leak; we all got a notice on our doors that the water would be shut off from 5AM to 5PM. Explain to me how they managed to leave notices on everyone's door about something they didn't expect . . . but they can't leave notes on everyone's door for a SCHEDULED maintenance?). 2. Even though they're supposed to change out your A/C filters EVERY MONTH, you will be lucky if you get it changed out ONCE a semester (we still have a filter that's dated back to Novermber 2011). 3. The A/C will literally freeze over if you let it run too long (so god forbid if you want to NOT suffer a heat stroke during the summer semester), and they WILL spring leaks. (Friend of mine moved in this semester and the first week he already had a massive leak in his apartment.) 4. Outlets are a damn fire hazard because they're loose, so sockets will often not work, and you better back up your computer shit because you WILL take power surges. (Friend of mine had to replace a motherboard, and we've replaced so many bulbs.) 5. You're lucky if you'll have all four burners on your stove working. 6. Garbage disposals go out at the drop of a hat. (When our first one went out, we put in a work order for maintenance to fix it. No one came for about a month. The only reason they did finally come over was because we went up to the office to tell them that we had a bucket under the sink and there was black mold growing.) 7. You will NOT get a single electric bill, much less any other bill if it's directly affiliated with the bookkeeping, even when you ask, and you will be lucky if they happen to remind you that you owe them a thing as you renew your lease. (For a whole damn semester (FOUR months), friend of mine was never told that he owed $2,000 in back rent and late fees, even when he was signing over a $3,500 check for a new semester's rent. Instead, they just took his back rent and late fees out of the check without telling him, so by the middle of the semester, he got a bill telling him that he owed $600. Now he owes them over $4,000 because of the $160 late fee they issue every month. They're excuse when he asked why the hell they didn't tell him two months earlier about the debt? "Oh, well, we didn't know where you were living for four months."; they didn't know, except you have to go to the office every time you have to pick up a package or put money on your laundry card. And because he's in debt with them, he can't lease to another place until he pays them.) I DO NOT understand why the hell this place has not been audited, but I will make DAMN sure it does because they are purposely screwing over students who have NO CHOICE but to live here if they don't have a car and DON'T want to live in a dorm. I rented from spring 11 through spring 11. ...

Village Oaks is a mediocre apartment complex at best, with the cons outweighing the pros by more than a little. The rent is very high and often it goes up almost every semester. Don't be fooled by the outward appearance of the apartments, they are a letdown on the inside. Village Oaks charge fees for basic necessities like furniture, which is ridiculous when the base rent is already so high. When I first moved to Village Oaks the Resident Assistants were friendly and helpful, but after my first semester and the RA's graduated the service went steadily down and has been going down ever since. Catherine - The RA, is especially unhelpful and yelled at me for pulling up the blinds on a window. The office or Clubhouse hours are very inconvenient and make it a hassle to move out or put money on your laundry card. Depending on what room type you get - single bedroom, double bedroom, quadruple bedroom etc... you may have up to 3 different roommates. If you have a problem with your roommates and you can't resolve between yourselves, VOA is VERY hesitant to do anything at all. RA's have a tendency to treat residents with a lot of disrespect. I strongly recommend that you do NOT live here.If you need to live on campus then I urge you to look at other living facilities first. I rented from spring 10 through summer 11. ...
