I have lived in Diamond Loch for awhile now. Due to many circumstances, I am ready to move on to a new community for many reasons. I will list a few. Because I cannot list first and last names per writing guidelines I will say that Kim Hoang Investments LLC purchased the property during the spring of last year. The two people listed under the LLC are the 2 people that own the property and report to work each day as display themselves as 'employees' of the complex. Mr Kim heads over the maintainence crew and Ms Kim sits in the office. Tonya is the apartment manager that works under the LLC. I enjoyed the complex during my stay up until the new acquisition. Upon renewal I was asked to renew and give the new management a try along with verbal dress up of all the improvements they had in store for the community. I decided to do so and this what has happened since signing my renewal (which is finally at a close) Repairs cost you out of pocket 35.00 to begin with as long as they do not exceed beyond the scope of normal wear and tear. This category is very thin for complex! Then you have to pay labor and material cost as well. You are immediately required to pay this balance. I have witnessed where they make you pay before repair. I have not witnessed in the many 'make readys' that this apt complex does replace ANY carpet regardless of how many pets, people or stains, (water damage)has occured. The carpet cleaning company enters the apartment and no later than 10 mins they exit the apt pour the waste on the parking lot and leave. They enlist the help of a local resident that has electrical background to help maintain minor repairs and even ask a young teenager of the apt complex help with the maintaining the chemicals of the pool. I witnessed and took pictures of teenagers and young adults smoking pot in the parking lot OPENLY. The pool this summer and last summer has been closed by the city several times because they cannot maintain code. I called code enforcement myself a couple of times to enlist in maintaining safety of the complex. The playground is a stomping ground for reckless teens and adults. The playground alone does not meet any safety standards. I have witnessed myself and took pictures of Mr Kim entering an apartment of a resident that gave move out notice and he went in to take pictures of the place. He had no legal reason to be in the apartment (such as repair request, etc) They are charging new residents outrageous deposits. One couple was 350 the day before move in they changed it to 700. One resident in a 1 bdrm apt was charged 1000 dollars! The water bills are outrageous and DESPITE what the office may tell you they are billing you for the watering of the grass, laundry rooms and to fill and refill the pool. Last summer they refilled the pool more than 2 times and a 3 bedroom apartment with 4 residents was billed almost 100.00 dollars. The pest control involves a company coming out only on Tuesdays and enters your apt with an aerosol can under your sinks and behind you stove and thats it! I have many more details but I cant type all day! I rented from fall '08 through fall '08. ...
