Here’s my experience with Branbury. I was a little hesitant to sign on with Branbury due to its reputation. But I really needed an apartment at last minute. A few weeks into my contract, one of my roommates was busted by Provo police for soliciting prostitutes in our apartment. He was arrested, and that’s when I first realized that Branbury’s status as BYU-approved housing, in my opinion, was really questionable. They initially sold me with their promise of releasing me from the contract when I get married (which is called their “marriage guarantee”) so long as I provide a 30-day notice, wedding announcement, and proof of marriage. When the time came that I was getting married, I promptly delivered my 30-day notice (on time) and wedding announcement to the receptionist, who told me all I needed now was proof of marriage. So I passed my final cleaning check with the RA and gave her my room key and checkout form before moving out. After my wedding, I brought my marriage license to the office, where they told me that I had never turned in my notice or announcement. Furthermore, Branbury told me I never did my final checkout or cleaning check, and that they would not release me from the contract. I was dumbfounded that the office staff did not bother to keep track of any of my documents. When I told the manager I didn’t think I should be punished for their mistake, she responded that I was “just lucky” Branbury was nice enough to even offer me a marriage guarantee in the first place. I had to visit the office in person about five times after I had moved out because it seemed to me as though they were avoiding my phone calls. Only because I was able to produce text message evidence that I had turned in my key and form to the RA did they agree to let me out of the contract. When I finally received my final statement in the mail, the manager had left the “manager signature” line blank, and I had to make a sixth trip to the Branbury office to request they sign it. I felt as though Branbury tried to swindle me and deliberately tried to sabotage my “marriage guarantee” clause that would get me out of their contract. I would not recommend Branbury. ...

I would give this place zero stars but I had to at least give them one to post this review. Do not ignore the negative reviews like we did. The apartment was disgustingly dirty so we spent the first day cleaning it just so it was inhabitable. They require nothing of those moving out so no cleaning had been done. At all. While Brice in the office is nice and does his best, Casey, the property manager, is not accommodating in the least. Even in the midst of COVID-19 and students being told to return home, Casey would not release our son from his lease or make any accommodations whatsoever. We were even charged for the key and parking pass that was mailed but supposedly never received by them. Luckily, our son sold his lease but they even charged $150 for that. Run. The place across the street actually has cleanliness standards and is 10 times better. I rented from fall 2019 through winter 2020. ...

DO NOT MOVE HERE. I have honestly never given negative rating in my life before, but I do not agree with this complex. It looks beautiful on the outside, but they do not keep the interior clean. I'm a very clean person and spent over 10 hours deep cleaning my apartment before I left, and I failed my final cleaning check. Normally, I could accept this, but the thing that really bothers me is that I know I left the apartment cleaner than it was when I moved in, which means that they charge you $65 to have professional cleaners come, and then they don't actually have anyone to that work, so the next tenant moves into a disgusting apartment. Everything is a scam to them, and you don't get your moneys worth out of this. The employees are super nice but otherwise everything is terrible. I also have multiple door dings because of how small the spots are. It's fine enough, but I did not leave feeling happy at all. I'm also relatively shy so I didn't make a single friend while living there; there's not a good enough vibe unless you're forcing friendships. I rented from fall 2017 through fall 2018. ...

Let's start with the good and end with the bad. Keep in mind that prices are going up everywhere else but I do not agree with the Branbury's prices, especially raising them for residents who have been here for two years or more. This review is primarily weighted on price (like it should be because we are college students). GOOD: The bus is nice because walking would not be fun and the apartments are good. I can't deny that. I didn't give this place a one star for that reason. Don't get me wrong, I like the student staff like Josh, Bridget, and Riker who just left, but at the end of the day I judge the upper management (Horizon) who makes the big money decisions that ruined my opinion of this place. Maintenance guys are nice and do a good job. BAD: The Price- Nice place to stay but not for $533 a month for private rooms (F/W Private Room- $459 + $74 [Internet, R.Ins, & Utilities]) not including the Utility set up fee ($49 one time fee). $533 is the amount they wanted to renew my Fall/Winter contract for because they raised my price for the third year in a row. They generally advertise the prices without including the additional $74 [Internet, R.Ins, & Utilities] so keep that in mind. I started at the Branbury at $433 (everything included) a month for F/W Private. Go to an apartment complex that cares about repeat residents and won't keep raising prices. Horizon (Branbury's management company) likes to raise prices. I've been living here for two years and they don't care that I have been a good resident and wanted to renew with my normal rate. The Branbury will be earning about $2,000 every apartment of four private rooms next year/per month. Monthly house payments are cheaper than that. Social- If you can find a nice house to rent or duplex, go for it. BYU housing is something I am extremely against because they create a monopoly and charge students too much. Best places south of campus are, the Village, The Colony, Liberty Square, and any other large complex (Best is stretching it for BYU student housing). I do not endorse any complex but the proximity to campus is worth it alone. The Branbury is too far. College is more fun in those areas anyways, even if you have to downgrade. Go to south of campus because it is more social and the wards are better. South of campus is younger as well, a lot of older young adults live at the Branbury. South of Campus is better for BYU students anyway. Let UVU officially claim the Branbury like it already has. Safety- South campus is safer. The Provo river doesn't have a positive reputation for safety. If you don't believe me, contact the Provo Police department for any negative reports in the area within the past 5-10 years. The Branbury is also located next to a lot of government housing which statistically speaking 'could' include more crime (yes, crime can happen in Provo). Props to the Branbury for making all the mens apartment's located next to Provo River, there is a reason for them doing that. Some women's apartments used to be next to the river but that didn't work out too well. Amenities- Don't fall into the Branbury's amenities trap. They think that since they have a salon that we should care. Cool they have a hot tub, not original nor is it rare. They should include TVs and Cable for the price that we are paying. All other apartments that charge what the Branbury charges include a TV. Anywhere that charges near the Branbury's price includes a personal washing machine, the Branbury does not. The kitchen appliances are old. You should hear my fridge at 1 o'clock in the morning and the broken motor on our microwave rotator. Their price should include granite counter tops. I am not saying I need all of the things mentioned about, but for $533 a month, you bet I expect that sort of treatment. My strong opinion is to help inform those who are looking into staying at the Branbury. I am graduating soon and I have no reason for writing this review to try and get the same rate that I was paying, that ship has sailed. I'll be at a house next year. I hope this helps you. The management is straight from hell. Weekend manager Riker Call is the worst out of all of them. He has absolutely no customer service or professionalism. My apartment in the area was robbed and I had to get to a safe place at 2 am. I went to the Branbury for 2 hours during the night for a "safe zone" until I could get help. The next day my friend was served eviction papers for having people having guests after curfew. When we went in to talk to management to explain the night, Riker "Little Man" Call insisted on eviction without any farther explanation. Riker also admitted laughingly he was the one spying on the apartment at 2 am. I then asked him if he makes commission on evictions and he promptly had the police called to remove me and ban me from the property. He tried to say we couldn't receive a copy of the contract or paperwork. He refused to get me in contact with his manager. Not only will Riker Call ruin your life, he will also laugh and tell you how expensive eviction will be. The Branbury is by far the worst place to live. The apartments are falling apart and total trash. Don't let them take your money and ruin your life. I rented from summer 2016 through spring 2017. ...

It seems like a lot has changed for the Branbury, I haven't had many of the problems that others have. Whenever we have a problem in our apartment we put in a maintenance request and it gets fixed right up. When my roommate got married and moved out he didn't have any problems either. The shared apartment I stay in is definitely a little bit older than most, but for only 300 a month and 2 bathrooms for 4 people it is a great deal as far as Provo housing goes. Location is great except for the distance from school. There is a free shuttle but it runs according to its own schedule so you have to live with what you get there. It's FREE. Social life depends on how much you want to get into Branbury's activities and your own ward. There are definitely opportunities to do so if you wish to. Parking is about 70 bucks for a year pass, which comes out to less than 6 bucks a month, which is a steal. 30 days of walking to your apartment from the street, in whatever weather conditions, or 19 cents a day to get a lot closer -- really just depends on your opinion. If I could give a whopping huge "Zero" rating I would. Branbury is by far the worst place to live. The management doesn't care about their tenants at all. They selectively discriminate and persecute against person's with disabilities and those who have service animals and or emotional support animals. They discriminate on age. They discriminate against Black tenants. They discriminate against women. And if you stand up to them, and the sub-standard management that runs the place, they threaten you with an eviction notice. The only reason I am giving 1 star is because there is no option to give no stars. I read a review awhile ago (before living at The Branbury) that said "I wouldn't recommend this place to even my worst enemy." I pondered the harshness of this review many times while living at the Branbury and have came to the realize the truthfulness of this fellow's statement. I feel like it is my moral obligation to warn people, DO NOT LIVE HERE. Take your money and run. Find a troll under a bridge near provo river to live with, because I guarantee his service and hospitality will be better than what I received at the Branbury; and living conditions would be comparable. Hopefully you will not make the same mistake I made; reading reviews, not listening to them, pondering their truthfulness, and then hating every day I had to live at the Branbury while kicking myself because I knew I should have lived somewhere else. If you don't want to get your wallet molested, and have your mood dampened daily by the dreary apartments (not what they show on the tour), I'd recommend you live somewhere else. I rented from December 2012-July 2014. Quality: These apartments need to be all torn down and rebuilt from scratch. Our water would get shut off (without warning) about once a month because someone in the stairwell experienced a pipe bursting. The drains for those with patios on the ground floor are barely the size of a silver dollar and are plugged up. If it rains you will have a little swimming pool and the water has only one place to go… into your bedrooms and kitchen. My patio on the 3rd floor was experiencing months (maybe years) of water damage because the rain gutter leaked like a waterfall. It was crumbling away and when I stepped out on it my foot fell through. And the office said “that is not an emergency”. I think chunks of cement falling from the top floor onto people's belongings out on the patios or I don't know… maybe their HEADS would be somewhat of a concern. Our hallway leaked for 8 months straight whenever it rained. Of course the maintenance did nothing (painting over the hole does NOT count as fixed) so the ceiling started to bulge with collected water. Then it began to fall away with fiber glass swinging down just waiting for one of us to walk into and slice our faces open. Oh and the people in the office still did not fix the problem. I think that's enough to tell you how poor kept these apartments are. Price: Over the top prices and fees despite the place being a rat-hole. The rent should be $50-$100 a month for the quality of the apartments. It stinks that you have to pay $60 for a parking pass when you can just park on the street for free. Utilities are not included with the rent and you must pay an extra $50 or so for cable. If you want to switch apartments or EVEN rooms there is a $75 fee. Google Fiber is suppose to be free but there's a monthly $12 fee for Internet anyway. My rent wasn't consistent because these hidden fees would creep in and change without sound reason. This is NOT the place to live if you are on a budget because you will lose money slowly and surely. Location: I have mixed feelings about this. Yes it's great that it is near Macey's grocery store, DI and other shops in Bulldog are close by. There is even a trail. But because of the location (State street and Bulldog) there are A LOT of what I like to call “stray people”. Girls get attacked on the trail and the neighborhood is down-right sketchy. I did not feel safe. The Branbury will take anyone, even people who are not mentally sound or safe. Which leads into the next category. Social Life: Yeah, if you like creeps who will make out with you in the laundry room before asking your name, who will invite themselves over in the evening and lock your roommates out of the apartment, or stalker notes on your door saying that they have been watching you… then you will feel right at home! The Branbury is for people who are evicted from everywhere else because the Branbury does not do background checks of any kind and all are welcome to steal, rape, smoke and do other shady behavior (even though it says BYU approved). I did NOT feel safe here. Landlord: Oh gosh, the landlord and the staff. Not organized. Not professional. Not respectful. Not honest. Not consistent. Not punctual. Not up to date. Just… NOT everything a person you pay money for should be. One quick example: My friend had paid her deposit and moved in. She paid her rent and other bills on time yet the office didn't have her down correctly in their system. So for weeks people came moving into her apartment upset that she was there because the office told them the bedroom was empty. She kept telling them she signed a contract to live in this apartment. Then they threatened to KICK HER OUT who already paid all her money up front to live there. Parking: The stalls were super small and cramped until the spring/summer 2014 when they changed the size of park stalls to a more reasonable size. But that doesn't matter because you can park on the street for free anyways. $60 for a 8-month parking pass is not worth it. It doesn't matter what it is, your rent, your car for parking, the fees, your contract, your account, your place in the apartment, your deposit, the Branbury will find a way to mess it up and make YOU pay for their mistake. Marriage guarantee, more like screw you over guarantee. Ha! Oh and those ratings that are high for this place? Those people did it for the $50 bonus drawing the Branbury does if you write a good review. I'm already out and the Branbury can't touch me now so I'm writing this review. WORST PLACE EVER. management is so bad. they are rude and dont give a crap about you or your needs. they only care about taking money from poor college students to do who knows what with it! maybe try remodeling. there is no way on this earth these apartments arent paid off. REMODEL. then maybe it would be justifiable to make us pay 400+ dollars a month. its dirty and they dont care! i moved in with nasty carpet there was trash in my room from the previous renter. SO BAD. i wear shoes at all time afraid that im going to get some nasty disease from this place. ward wasnt very good. people drink and have sex here all of the time. not a good place to be. i came here happy to be here in provo and im here to say that couldnt get out of here fast enough. awful awful place to be. Worst apartment ever. They pay their tenants to write good reports on here but let me tell you they're all lying. I've been charged 2 extra months, been towed three times when I had a parking pass, and was told my heater was fixed 5 separated times when it wasn't and lived without heat all winter. Completely unhelpful with everything. Nobody seems to care about your personal life and whats going on, they will do anything they can to trick you. My room was FREEZING for 5 months out of the year because of something with the window and no proper air running. then in the summer it was burning. ridiculous, and every month it was supposed to be a "fixed rate" but my rent was different every month. So i don't get that... it would randomly be much more than the month before and seemed to go higher every time. Never was what they "guaranteed." It took them 3 months to fix out heating--basically all winter without heat. The parking is ridiculous, super small stalls! They say the wards are fun, but they're really not. The amenities are far from awesome, don't let that trick you. They always have a deal going on so if you do consider this, wait until it's at least $150 off--because they do offer that!
