I wasn't surprised that there some posts about Cathy. She's nice when talking with parents but she is really rough on the students that are renting. Beware that you will not get all of your deposit back. There were four deductions, only one of which was legitimate. Two were from things she said were in the contract and the third was a bogus cleaning charge from 6 months ago and was the first time I had heard of it. ...

I lived at Spyglas Court for 6 years. I loved having my own room. Yes, each person shares a bathroom with one other person, but you also get your own private sink (the only other place south of campus where you get your own sink is Old Academy, unless you are fortunate enough to have a private bathroom). The ward had very social periods and very unsocial periods - sociality varied with the population. The location is real nice. The rooms are all carpeted, so sound doesn't travel that well, which is nice. I was incredibly impressed with the storage space too. I had a hard time fitting everything in my new apartment given all the space Spyglas allotted, but I managed. Now, for the pièce de résistance - my rating of Cathy, the land lady: I know that Cathy reads these comments and I hope that she reads mine. Cathy, you know who I am. Therefore, I will rank you for each year out of 5 stars, and also give you a total ranking (out of 5 stars) for my whole experience. For 2010-2011: 5/5 stars. I am a neat freak, so you and I have always gotten along. I did not damage property and paid my rent on time. You were, for the vast majority of the time, quick to have anything fixed that got broken. You were always professional and sweet, and I was thankful to have you as a land lady. For 2011-2012: 5/5 stars (see comment for 2010-2011). For 2012-2013: 5/5 stars (see comment for 2010-2011). For 2013-2014: 5/5 stars (see comment for 2010-2011). For 2014-2015: 5/5 stars (see comment for 2010-2011). For 2015-2016: 1/5 stars. I do not know what happened, but this year, Cathy really lost MUCH of my respect. It all began when I had the absolute, biggest liar and drama-producing punk of a roommate that has ever lived, move in. He moved in fall 2015. A series of events escalated with him telling lies and trying to get me evicted. Although Cathy did not dare attempt that (hence, her one star for this year), she did call me up twice to harass me about it (once on my 25th birthday). I highly doubt Cathy knew it was my birthday, but c'est la vie. I told her the truth about that punk roommate, that he was breaking the honor code by having females back in the bedrooms and violating curfew, to which she responded by contacting him and then by coming to my apartment and attempting to force all four of us to go to conflict resolution (which was because this punk roommate requested it when she confronted him). All ended up working out, though, due to my persuasive and diplomatic skills, when I emailed the BYU social worker. Consequently, none of us attended that meeting. In January 2016, I began keeping a record of said roommate's honor code violations and lack of church attendance, and notified my bishop who happens to be the head of the Honor Code Office at BYU. At that point, the bishop placed him on watch, and we had to build up a case against him for further disciplinary action. Long story short, he ended up getting evicted and suspended from BYU (and his job) in July 2016 for two weeks, as a result of his continuous lack of church attendance and other honor code violations listed above. Furthermore, Cathy once basically told me (in February 2016) "too bad, I would have to wake up early" when the plow people came banging around so loudly it sounded like an earthquake at like 4am. Moreover, during that summer, Cathy failed to tell anyone about the $40 convenience fee for management moving tenants from unit to unit (for ANY reason), and tried to fight me on it, but I showed her the BYU housing agreement and told her she will never see that $40 from my rent (and that BYU Housing was on our side), so she was forced to comply. I also went to the ward page and scanned and uploaded the page from the BYU housing agreement so that everyone in the ward would soak them for their $40 each. I am glad I did so, as many, many people swarmed her for their $40 each, as most people were unaware of this provision. I do not know how much blame the owners have in this - there are several owners who own different units - one of them is Kent Nelson. Again, the owners may or may not have some degree of blame in this matter. Total ranking for Cathy: 4.3333/5 stars (86.67%, B). I ranked you fairly and squarely, Cathy, giving you credit where it was due. I truly wish I could have given you 5/5 stars total and ended Spyglas on good terms, but that would be dishonest. Honestly, compared to what some people say about you on here, I may have given you the best ranking. Well then, cheerio. I rented from fall 2010 through summer 2016. ...

Cathy is the worst landlord in Provo. She is a very dishonest person that will take every penny she can from you. She will not give your deposit back and she is very hard to deal with. She made one of my roommates pay rent twice because she has no means to keep an accurate record of rent being paid. She also sold a new contract to a girl my other roommate found to buy the remainder of her contract so my roommate had to find someone new to sell her contract to. She is a deceitful person. DO NOT LIVE HERE UNTIL THE LIFE SCIENCE BUILDING IS COMPLETE!!!!!! The construction wakes me up every morning sometimes as early as 445. I can hear the people talking, trucks beeping, metal clanging, very very frustrating. The apartments are okay nothing special. I like having my own room and I love how close they are to campus. Yes, the apartments are nice, and yes, the apartments are close to campus, but by and large, I don't think it was worth it. It came as a nasty shock when I realized that rates don't change during the summer. I also had some bad experiences with the management (although the landlady is nice to you if you're nice to her, roommates often make things tough), so I wouldn't say that it's worth it. The ward is fun if you make it fun, but I would definitely rather live somewhere else. I rented from fall 10 through summer 11. ...

I loved this apartment complex and ward. There were definitely pros and cons: Pros- I bought my contract off someone else. Usually it's 350 year round. You have your own room, sink, and pantry. You have a huge closet and desk. You share a bathroom with one person the apt only has four people. The location is unbeatable-such a quick walk. The ward is fantastic-count on making an effort though. Most of your social life will probably be with the other apt in the ward called Park Place. Cons-Not terribly social-once again, you have to make an effort. You also have to deal with the worst land-lady that I have EVER had. She is VERY nit-picky about cleaning checks (my roommated cleaned her area moving out for several days ans still didn't pass. I thought it was the cleanest job I had ever done and she still found something wrong with it-just count on paying a cleaning fee). I know this isn't huge, but another con is that you pay for utilities separately. I like the flat rate paid with the apartment. Oh, and the carpets are dirty and ugly. But everything else about them is really nice. I rented from summer 11 through summer 11. ...

The apartments are all private rooms and very spacious. There is ample parking in the large underground lot and the smaller lot in front of the complex. The chastity wall separating the men's apartments from the women's apartments are very annoying, and this set up kind of inhibits your social life. Without a doubt, the worst managed property in Provo. The manager is rude and unresponsive to problems. We had gang graffiti in the stairwells, multiple car break-ins, even a few girls who had guys break into their apartments and the property management refused to do anything about safety. The underground garage is too dark and scary. NOT WORTH IT!!! I rented from fall '05 through fall '06. ...
