I love living at Sparks, I thought that is was very social and they were quick to solve any problems tenants might have with maintenance. The managers were also very kind and bros as well. Has cleaning checks but they don't go crazy about it. The most social place that I've lived here in Provo and the ward is truly amazing. Everyone is friends with everyone. The apartments are great. They give enough room that you don't feel too cramped and allow privacy since there are two floors. Management is super friendly and responds very quickly. Not only that, but the ward is incredible! The people are fun, friendly, and involved without being creepy or socially awkward like your stereotypical YSA ward. I'd definitely recommend it to anyone! Great location because the complex is next door to Vasa fitness and the Grifols Plasma Donor center and a free bus shuttle to campus that stops right in front. I have never struggled to find parking, EVER. It's great having the bedrooms a floor above the kitchen and living room to minimize sound when guests are over. Management is very responsive and fun. I lived here through the Spring and Summer on a whim, and discovered it was most pleasing. So much so that I had to come back and sign a year round contract, and just signed another. PROS - Two Stories, you don't know how much you need this till you have it. - Bathrooms are superb. - Gas Stoves/Ranges!! By far my favorite feature of the apartment. - Management: Unbeatable - Parking, Management only sells enough parking passes for the number of stalls available, so you can always find a spot. Unless someone is parking in Spark's stalls illegally. - Neighbors: there must be something in the bricks that build these apartments because Sparks consistently attracts awesome people. Super friendly atmosphere. - Bus Stop: Literally right in front of the complex, comes every 30 minutes and takes you directly to campus. - Location: have the late night munchies? Oh look, Taco Bell and Little Caesars are across the street, need to work off that Taco Bell belly? Oh look, Vasa Fitness is your neighbor. Vasa too expensive for your college student budget? Oh look there's a Wells Fargo Bank right there. Don't have any money in your poor bank account? Go sell your body at Grifols plasma center and fill that sucker up. Speaking of filling up, there's a gas station right here too. Seriously it's like a Great Barrier Reef ecosystem. I could go on for days... but CONS - Bedroom walls are thin, or maybe they just seem thin because my neighbor is a Trumpet Major. - Can't bring your oversized beanbag here, or the old comfy sofa from the 70's that you found at the DI that probably belonged to a distant relative you only saw at the family reunions. Great place to live, the management is always very helpful and often feeds the tenants! The only downside is that it's a bit of a walk from campus, but there is a bus that picks up right in front of the complex. Maintenance requests are always filled the next day, and the close quarters, clubhouse, hot tub, and pool ensure a strong social atmosphere. I rented from fall 2016 through winter 2017. ...

I love Sparks! The management is super friendly. The apartments are big and don't make you feel cramped. There is lots of storage space, and having the two floors gives you lots of privacy. The town home style makes it feel like you have your own little house, not just a college apartment. The ward is great!! Everyone is super social, and there's a nice age range. There's almost always something going on. The parking lot is a little small, but doable. Definitely would recommend to anyone looking for good quality Apartments for a good price! Sparks management is extremely friendly and accommodating (much more helpful than management I have seen at other apartments, such as Canyon Terrace). The apartments are clean and in good condition (no leaking ceilings ;) ), and the furnishings are modest but adequate. We have a dish washer, which is lovely. It is a twenty minute walk to campus, but the Ryde comes by and will take you to and from campus for free if you wait at an appropriate time, so that is not a big deal. All in all, quality housing, good people, and worth coming back to. I've purchased contracts here for the whole next year. I rented from fall 2016 through winter 2017. ...

I've loved living at Sparks II! They're quality apartments at a good price, but the real clincher is the people. The tenants at Sparks are genuine people who really care about their neighbors. Sometimes the WiFi is a little spotty and parking can be a bit tight, but all things considered, this has been my favorite complex while at BYU. I rented from summer 2016 through summer 2016. ...

There are tons of things that made Sparks great. The first was the management. They were easy going, easy to talk to, and very willing to work with any issues you had. The second was the tenants. They are great people who include you in everything, doesn't matter if its people you're rooming with or not, they include you. Another reason is the BYU campus is really close, within walking distance. I highly recommend coming here if you're looking for a good place while attending BYU. Sadly, there is also some issues, the biggest in my opinion is the parking lot. It's small and difficult to get in and out of at times, so don't bring a large car. Other than that, it's great! The thing I love the most about Sparks is the management! They are always helpful, understanding, and quick to act on our problems. I definitely feel they genuinely care for their tenants. Now, the buildings themselves are older but in the past two years they completely remodeled all the bathrooms and the hot tub! The pool is a good size and is conveniently located in the center of the complex. The only thing holding back a full "5 Stars" is the parking limitations as Sparks is located in a pretty densely packed area of real estate (pros: close to campus and businesses such as VASA Fitness, Taco Bell, Little Ceasars, Grifols Plasma center, etc; Cons: Tons of college students) As of May 2016, both the private Sparks lot and the Sparks-specific stalls across the street are now being patrolled nightly, so that has eliminated past problems that tenants have had in the past with unauthorized people parking in our spots. But finding open parking spots after 10 PM can definitely be a challenge. This definitely doesn't outweigh all the good things I've loved about this place, which is the reason I'll be living here until I graduate in April! I rented from spring 2015 through fall 2016. ...
