If you are super rich and like throwing your money at things that aren't that nice, then this is the place for you! Want to be harassed by a landlord to give him more money than what you thought was agreed on, then this is the place for you? Do you like sleeping on beds made of rocks, then this is definitely the place for you. This is a great apartment for someone who wants to lose all their money, have a terrible experience, and feel completely unvalued. Oh, and don't think you'll get that overpriced deposit back! The apartments are pretty big and the kitchen/living area is huge! Lots of storage space. I love the location. I can get to my classes at BYU in 15 minutes. The social life fluctuates, but it's usually pretty good. You have to buy a parking sticker. Overall it's a great place. I've loved living here. great roommates, ward, bishopric. love the spa & loft. Disclaimer: This is a long review, but I wanted to be very honest and thorough. Please read everything. First and foremost, these apartments are severely overpriced. You can find equally nice apartments with much better amenities for cheaper than the Cottages. Rent goes up every year. Last year, rent was 455. This fall it goes up to 475. Utilities are also expensive, they are between 50-60 PER GIRL. So in total, that's around 240 for utilities in the apartment. Houses in Provo with the same number of people living in it and more square footage have cheaper utilities than that. The parking stalls go up in price from 35 to 50 in the fall, as well. And let me tell you, those parking stalls are some of the worst I have ever seen. If you don't get the parking in the very middle away from any walls and pillars (and there are only a few of these), then you will have a very hard time parking. Absolutely not worth 50, not even worth 35. Oh, and there is no visitor parking. Any visitors parking in the garage will get towed, no exceptions. Street parking is not close or convenient, which makes it very difficult to have any visitors at all. So, in total you'll be spending about 590 per month on this place for 2018/2019, and it will most definitely continue going up every year. On to the amenities. There is a community hot tub, community yoga room, community clubhouse, and some fire pits and seating. The hot tub is broken or under maintenance for much of the year, and is only usable in the warmer months (and as you probably know, most months of the year in Provo are cold). You pay for a hot tub that you will very likely never use. The yoga room is not much of a fitness room. A few treadmills and an elliptical, and mirrors on the wall. That's about it. Not very impressive, and honestly rarely gets used by anyone. So that's another amenity you're paying for that isn't worth much and probably won't be used. The only thing does get used a lot is the clubhouse, but it is either too hot or too cold up there, and the thermostat can't be adjusted as far as I know. There are also holes/tears in the ceiling that haven't been fixed up there. Again, are these amenities really worth paying almost 600 a month for? The location is okay. Is it close? Sure, but there are many apartments that are this close to campus or even closer. There are also apartments that don't require you to walk up the dreaded BYU stairs or trek the hills to get to class every day. It's still going to be about a fifteen minute walk to even get to the BNSN or the Maeser (the closest class buildings to the Cottages). And if you are not a science or law major, I wouldn't suggest this location. The HFAC and other buildings around there are pretty far away from the Cottages. Also, it is located right after an intersection on University, making turning left into the garage almost impossible most hours of the day. I'll admit the apartments are spacious. I have never had trouble finding storage space for my stuff (and trust me, I have a lot of stuff, as do my roommates). The layout of the apartment, however, is weird and not very inviting or home-y. That's really not such a big deal, though. There's quite a bit of cabinet space in the kitchen, however, there is no pantry. There just wasn't enough space for four girls to store pots/pans/silverware/dishes/etc and food in the kitchen. The TV provided is small. The layout of the living room and kitchen is awkward and we could never figure out how to position the couches and dining table such that it wouldn't look awkward and uninviting. There is AC and heating, but it doesn't reach very well into the bedrooms, despite there being vents in them. The rooms were always freezing in the winter and hot in the summers, many nights this made it difficult to sleep or do work. The rooms themselves are pretty nice, but the carpets are so ugly and the walls are so plain. They're big, but I wouldn't say they're that big. Not worth how expensive the apartment is. Having washer/dryers in the apartments is nice but they aren't enclosed in a room with a door, just out in the open, so if someone is doing their laundry, it's extremely loud even with your bedroom door closed. This was awful, especially when my roommates would do laundry at night. I liked having my own sink/vanity, and having 2 bathrooms per apartment was nice. You can find that in most any apartment with 4+ people, though. The website says you get a nice view. My view was of the neighboring apartment complex's parking lot. So beautiful (note the sarcasm). The neighboring complexes are very noisy and often have parties, or just hang out outside and play loud music or talk loudly. This was super annoying. Many of the girls from our own apartment were also very loud, and the walls are paper thin. You can pretty much hear everything. The on-site managers of the Cottages have always been great. They are very responsive and nice. The landlord, however, is not so great. He is greedy and unreasonable, and will look for any reason to take more money from you. There are excessive, unreasonable fees. You will pay a $500 deposit, you will only see maybe 350 of this back, depending on whether you kept the room perfectly clean and undamaged. Chances are, you probably won't, as Terry has very high and unreasonable standards. He has security cameras everywhere, and he actually watches them. I think the cameras are completely inappropriate. These have never made me feel more safe than if they weren't there. I feel uncomfortable that he is watching us all the time. Though this never happened to me personally, I have been told that if he catches you having a guy over even a little past curfew through the cameras, or breaking any other kind of rule, then he will fine you. Terry has made it so hard to sell my contract, as I have been trying to sell May-August since February. I still have yet to sell. At this point, I have given up. The prices are ridiculously high, the deposit is expensive, and he demands first and last month's rent up front on top of it all. The contract transfer fee is $150. This may sound like the rantings of an angry girl, but I am not the only one who has stayed at the Cottages that feels this way. There is not a single girl I have talked to who says that she likes this place or likes the landlord. Any positive reviews for the Cottages are more than likely lies or exaggerations from girls who are desperately trying to sell their contracts. I thought about doing so, but I refuse to lie and benefit Terry. He is a crook. So, in conclusion, DO NOT RENT HERE. Do not rent from the Cottages until Terry changes his ways, it goes under new ownership, or until rent is reasonably priced. I would seriously give this place 0/10 stars if I could. This was an awful experience for me. Any good things about it were tainted by the bad. I rented from fall 2016 through summer 2018. ...

The Cottages is an amazing place to live!! The jacuzzi and courtyard area are so fun to hangout in in the Spring and Summer. It is close to BYU campus, less than a 2 minute walk! Inside the apartments are so nice too!! They are well kept, furnished and when something goes wrong maintenance will come fix it ASAP. The owner is a crook. He will add random charges to you apartment and if you don't ask for a specific detailed list of what you are paying for he will try to get more money out of you. He charged my roommates and I for the couch that he bought for the apartment. Parking is good, only if you get a parking pass, but if you park in the garage for a second the managers will have you towed immediately. There is no visitor parking.
