These apartments are pretty nice. Our unit was one of the best due it it being on the top floor, so it had vaulted ceilings and two bedrooms. The best part of this complex is definitely the location, it is difficult to beat how close it is to campus and for us, the location was absolutely essential for us to be able to start a family while going to school and living off of smaller means. It allowed us to only have one car which ultimately saved us the money we needed to have two children while we lived there. The ward is also great and the other tenants are nice. (BYU/Provo is indeed a good place to be.) For these reasons we stayed here for three and a half years. The landlords are generally speaking good, kind people, though I definitely wouldn't say they choose to go above and beyond in their chosen field of work. (Unless you are talking about going above and beyond to nickel and dime their tenants.) No surprise, they are in this for the money so no matter how many smiles they flash, or how much they pretend to care, it is rather comical how quick their switch will flip once there is any reason to say you are in the wrong. We heard so many stories from other tenants and part of us wanted to believe that they all must be exaggerating and that they are probably all just really high maintenance tenants , but no, unfortunately the landlords eventually seem do it to everyone, no matter how good of tenants you are. It is sad how many of my friends who have had and will have to deal with it. I know of so many tears that have been shed once the landlord's switch flipped. Though they will make sure there is little to no leniency for you in their well worded contract, know that they will do plenty of bending and close to breaking themselves, but be aware, there is absolutely no point of bringing this up with them. In a conversation we had with them, we were literally ignored as if we hadn't spoken many times when we brought up infractions they had made. Just be aware they are well practiced in dealing with college students who have little to no resources to fight back. A brief list of some of their negligence with us includes, entering the apartment twice without cause or consent, caulking over mold instead of cleaning it, completely iced over cement stairs in the winter, poor heating and when asked about fixing it we were told he just didn't want to fix it, fire hazards that he also just didn't want to address (including base heaters that would never turn off and laundry exhausts that clearly have never been properly cleaned), the hot water going out enough times that I couldn't even tell you how many times it went out (and it would go out for days at a time), increasing rent every year no matter if any improvements were made, etc. To give just a little bit of additional information that may be helpful to you, they entered our locked apartment twice when my wife was indecent. She managed to run out of view both times, but when we confronted the landlord, he just said that he didn't remember those occasions because he surely would have remembered seeing a beautiful woman like my wife in that state. That was not the only questionable comment that he made to my wife over the years. Sorry this was a bit long, but we really wanted to be fair in our review and give you as much information as possible as you go forward trying to make a decision as to where to live. Unfortunately our good times there were soured greatly by the bad, which is the reasoning for the 2 stars. Fortunately for us we did not get it nearly as bad as others that I know, but we can really only speak on our own experiences, so we hope this was helpful to you.
